What separates Kings Point from the rest of the peninsula?
Three things that do not appear on any pest control price list: no sewer, a tree code with teeth, and a housing stock that has been quietly replacing itself for fifty years.
The village incorporated on 16 November 1924, pulled together out of four separate associations — Elm Point, Grenwolde, East Shore and Gracefield — under its first mayor, the engineer William S. Barstow. It was known before that as Hewlett Point, and the northern tip still carries the name. Four street layouts drawn up independently is the reason the road geometry changes character several times inside three and a third square miles of land, and it is also the reason the lots are not uniform in the way a single subdivision would be.
The village runs to 4.0 square miles, 3.3 of it land and 16.08 per cent water. Little Neck Bay is west, Long Island Sound north, Manhasset Bay east. Very few lots are more than a few hundred yards from tidal water, and none is more than one exposure away from it.
Zoning holds the density down hard. The A2 Residence District wants 40,000 square feet of lot, 150 feet of frontage on an interior parcel, a 60-foot front yard, 28-foot side yards totalling 65, and 40 feet at the rear. The village has two districts in total, and outside single-family houses the permitted list runs to private garages, greenhouses and — by special exception — non-profit schools and houses of worship.
Set a house 60 feet back on 40,000 square feet and you have not built a suburban property. You have built a small compound: a residence, a detached garage, frequently a pool and pool house, a boundary of mature planting, and a long run of buried services between the street and the building. Everything in the paragraphs below follows from that.
What does an unsewered village do to rodent work?
It moves the whole problem onto private land, which is better news than it sounds.
Kings Point is primarily unsewered. Most properties dispose of waste through cesspools and septic systems, and Nassau County’s Soil and Water Conservation District puts roughly 40,000 residential properties across the county’s North Shore in the same position. The state’s own position, quoted by the district, is that conventional Long Island cesspools and septics are failing systems because they were never designed or capable of removing significant amounts of nitrogen. The county’s replacement grants run to $35,000 a property, and by mid-2025 the program had funded around 400 upgrades with 186 installed.
That is written as an environmental program rather than a pest program, but the admission inside it is the useful part: a great many private waste systems are in the ground under this village, and the state has put its name to the view that they no longer do the job they were built for.
A cesspool or septic system is a void. It has a lid, a riser, a distribution box, a leach field and a run of buried pipe connecting them, and every one of those components is a joint that can open. A failed lid, a cracked riser or a collapsed lateral gives a burrowing rodent a warm, wet, food-bearing chamber that is invisible from the surface and entirely inside the property line. When a Norway rat problem on an acre lot has no obvious surface source, the private waste system is where we look before the house.
The contrast on the same peninsula is exact. The Merchant Marine Academy campus operates its own sanitary sewer network — the network itself is part of what was listed on the National Register — so within a mile you have an institutional property with engineered, maintained, mapped drainage and residential properties with unmapped private systems of unknown age. The rodent work on those two is not the same work at all.
The practical consequence for a homeowner is that a proposal which never mentions the cesspool is a proposal that has not looked at the property. On 40,000 square feet you cannot dig speculatively, so when the evidence points below a drive, a terrace or a pool surround and the tank location is unrecorded, canine rodent detection is what turns a whole garden into a two-meter square.
Why does the tree ordinance change how wildlife work is done?
Because the standard advice — cut the branch off the roof — is a permit application here, and quite an involved one.
Chapter 147 of the village code protects any tree of six inches diameter or more, measured 4.5 feet above ground. It is not a removal ordinance. It covers cutting, pruning, topping, elevating and burying roots, which means the routine arboricultural work that a wildlife contractor would normally recommend in passing is regulated. An application requires the owner’s and applicant’s details, the purpose and location, site plans showing tree positions and improvements, and photographs with the trees physically marked with ribbon or tape. The inspector can require further survey.
Replacement runs at 110 per cent of the removed diameter and must be maintained for five years, and the penalties escalate from $1,500–$20,000 on a first violation to as much as $60,000 on a third within five years. The village’s findings say plainly why it bothers: indiscriminate removal raises drainage costs and harms property values.
So the canopy stays. And a village that keeps its canopy keeps the bridge that delivers animals to its rooflines.
Cornell’s wildlife guidance supplies the reading method for what arrives at the top of the building. An opening’s dimensions indicate what could have used it, and chew marks around it are evidence the animal has already made it bigger than it found it. Cornell is equally blunt about the standard remedy: a one-way device has at times worked on squirrels, and often the animal simply reopens the building somewhere else.
Set the tree code beside that guidance and the method follows. If the approach route is legally protected, the only variable left is the destination, and closing part of a destination achieves nothing. So wildlife management on a Kings Point roof is priced as an entire roof: every closed-in return, every louvre, the ridge line, the drip edge, the flues, and the many places a 1920s or a 2021 roof changes pitch. Eastern gray squirrels, raccoons and big brown bats all use it.
Two credentials govern that job and they do not sit with the same firm. Getting the animal out is licensed nuisance wildlife control, so it is coordinated with partner firms holding the DEC license for it. Closing the roof is ours, and on a peninsula where the canopy is protected by ordinance it is the only lever anybody actually has. Bat work adds a seasonal restriction — the state health department’s own batproofing guidance runs the block from late May to mid-August — and that is confirmed before a date is offered rather than after.
What is actually standing on these lots?
Four building types, and only one of them is what visitors expect.
There are 1,511 units here and the census puts the middle of them at 1961. Some 199 — 13.2 per cent — predate 1940. The 1950s put up 470, the 1960s another 304, and then the 1970s effectively stop at 27 units. After that it turns around: 185 in the 1980s, 77 in the 1990s, 93 in the 2000s and 95 recorded as 2020 or later. Detached houses account for 1,485 units, 98.3 per cent; owner-occupancy is 95.5 per cent against 63 rented units, with 7.2 per cent vacant. The village’s own centennial account gives the same shape in round numbers — roughly 200 structures from before 1939, more than 750 between 1950 and 1970, and about 400 built or rebuilt from 1974 to 2024.
The surviving estate-era fabric is the smallest group and the most demanding. Wiley Hall went up in 1917 for Henri Bendel to a Henry Otis Chapman design — a Beaux-Arts reading of French Renaissance, landscaped by Charles Leavitt, on twelve acres with 450 feet of waterfront, formal and sunken gardens and two swimming pools, one of them indoors. Walter P. Chrysler took it as a summer house in 1923, the government bought it for $100,000 in 1942, and Roosevelt dedicated the Academy there on 30 September 1943. The Barstow House followed in 1929, twenty rooms by Greville Rickard in a sixteenth-century Lombard and Tuscan manner, sold to the Kings Point Fund for $500,000 in 1975 and opened as a museum four years later. Both joined the National Register on 3 October 2014. Buildings of that generation carry thick walls, slate and tile over complicated roof geometry, and a century of penetrations cut by trades who never met each other.
The converted outbuildings are the type people miss. Martin Hall, by Little & O’Connor for the Standard Oil executive James E. Martin Sr., burned in 1932; its stable survives as a private house of more than 15,000 square feet. Stables, gate lodges, carriage houses and greenhouses across this peninsula have become dwellings, and they were built with drainage channels, cart-width openings, ventilation slots and floor-level gaps no house would ever have had. A domestic template does not seal them.
The 1950s and 1960s houses are half the stock by volume and most of the ordinary work. Poured foundations with the rim never sealed, service holes cut on site and left as cut, low soffits, an attached garage whose door seal has stopped meeting the jamb at the corner, and sixty years of window replacement, insulation upgrades, basement finishing and rear extensions stacked on top of the original build.
The rebuilds are the group that produces the most surprises. A new large house on an old lot is new above grade and old below it. The driveway drains, the irrigation sleeves, the service trench, the old foundation footprint and very often an abandoned cesspool are all still there, backfilled and forgotten. We have found more entry routes at the junction between new construction and inherited below-grade work than anywhere else in this village.
Which pests set the year here?
Six, and the calendar is compressed because a peninsula this narrow is moderated by water on both flanks.
House mice and Norway rats, late August through November. The rats follow the private waste systems and the outbuildings; the mice follow the warmth. Cornell’s figures for daily droppings — forty to fifty for a rat, fifty to sixty for a mouse — explain why a homeowner who has noticed nothing for two years finds a great deal in one weekend. Cornell also describes rats as neophobic, recommending that traps be left unset and baited until the animals have fed at them around three times before anything is set. That is a fortnight of patience on a property where the burrow is under a terrace, and it is the difference between catching the population and educating it.
Carpenter ants, April through September. Two details from the Northeastern IPM Center matter more here than anywhere else on this peninsula. The first is the foraging radius: three hundred feet from the nest, which on a village of acre lots takes in your neighbors’ trees as well as your own. The second is that the trails run along electrical lines and water pipes, so an ant walking a basement ceiling is following a service, not wandering. Add a tree code that keeps stumps and standing deadwood in the ground and the parent colony is very often not on the building the ants are being seen in.
Eastern subterranean termites, swarming March through June. Cornell Cooperative Extension wants three inches of air below siding or baseboard and eight inches of clean concrete beneath it before the soil starts. Nobody removes that clearance on purpose. It goes an inch at a time, under seventy years of top-dressing across a sixty-foot front yard — or all at once, when a rebuild regrades the site around new construction and leaves the offcuts in the backfill.
Wildlife at the roofline, late winter and late summer. Covered above, and driven by the tree code as much as by the biology.
Mosquitoes, late May through September. The county’s effort is aimed at public infrastructure. Nassau maintains 44 surveillance trap sites, Public Works larvicides the drainage network and the freshwater it can reach, and the aerial work is confined to marsh with no population on it. None of that reaches inside a gate on an acre lot. Mosquito management on a property like this is a survey of held water — covers, planters, features, blocked leader shoes — and the removal of it. Removal rather than treatment is the operative word: the minimum-risk materials this work uses under category 8 cannot be applied to water in New York, so a still ornamental feature behind the gate is answered with a pump. We are not licensed for ornamental or turf work and do not quote for it.
Bald-faced hornets and eastern yellowjackets, July through October. A 28-foot side yard and a 60-foot setback mean the pool house, the gate lodge and the far corner of the garage are not on anybody’s daily route, so the colony is discovered at the point where it is largest and least tolerant. Carpenter bees run through the same months on any timber that has lost its paint film, and the galleries they leave are how water gets into the member.
There is one interior pressure worth naming separately. Average household size here is four people against a median age of 26.8 — large, young, multi-generational households in very large houses, frequently with a second or catering kitchen. That means kitchens running at close to commercial intensity inside a private house, often more than one of them. German cockroaches need only millimeters, and in a kitchen the millimeters are at the escutcheon plates, under the cabinet plinths and around the waste and supply runs behind the units. The work is joinery and sealing rather than cleaning, and it is the one job here that happens indoors.
What work does this village actually generate?
Envelope work, weighted toward the roof and the buried services rather than the middle of the wall.
Structural exclusion is the core of it, and here it divides sharply by building age. A 1958 house gets a rim seal, properly finished service holes, rigid returns at the soffits, screened rather than blocked vents, and a garage jamb that meets its seal again. An estate-era or converted building gets none of those as a template: it gets repointing, it gets a hundred years of trade-cut penetrations closed one at a time, and it gets metal cut and bent on site for openings that no manufacturer makes a part for. What that takes is a narrow kit: galvanised sheet at 26 gauge, bent on site to the hole it is closing; mortar and cement wherever the substrate is masonry; Xcluder sweeps at thresholds, fill fabric around services and GEO where the line has to run below grade; copper or stainless in any annulus that gets packed; hardware cloth reserved for openings that must keep breathing; and everything held by fixings rather than by adhesive. Where an owner wants that written down as a specification before they commission anything, exclusion consulting is the route.
Rodent control starts at the private waste system and the outbuildings and works inward, which is the reverse of the usual order.
Wildlife management is a standing feature for the reasons the tree code creates.
Ant control here is carpenter ants nine times in ten, and the insecticide is the cheap half of the job. The expensive half is the leader that has discharged against the same corner since the Kalnick administration began.
Termite work is not in our scope. The grade line, the planting beds and the construction timber that went into the ground with the backfill on the rebuilt lots are all real, and all three do what the Cornell guidance warns they do — the answer is still that Ryan does not take that work. What he does take on this peninsula is the carpenter ant problem that salt water on three sides and wind-driven rain on exposed elevations create in sixty-year-old framing: moisture-damaged wood chosen because it is easier to excavate, foragers ranging three hundred feet, and trails run along electrical lines and water pipes inside the wall. Two things are worth reading before anyone signs for work of this size: choosing a pest control contractor, and — because 28-foot side yards put an outdoor application very close to a boundary — the New York neighbor notification law.
What does salt on three sides do to a closure?
It ages the same house at three different rates, which is why a single specification for the whole perimeter is wrong here.
A house with one water exposure has a weather side and a lee side, and the lee side buys time. This village has salt water off the north, the east and the west, so on most parcels at least two elevations are weather elevations and the lee side is a much smaller share of the building than the owner assumes. The result is a house whose closures reach end of life on one face while the identical closures twenty feet around the corner still look like the week they went in.
The failures are predictable enough to name. Galvanised cloth goes at the cut edge, because that is where the coating stops, and a vent screen that has gone at the edge is an open hole at precisely mouse height. Steel wool loses its body, drops out of the annulus and leaves a rust track down the render to advertise itself. Fixings work loose. Light-gauge sheet oil-cans and pulls away from its fixings.
Inspecting more often does not solve that; specifying past it does. Sheet at 26 gauge, cut and bent to the opening, keeps its shape where thinner stock does not. Copper and stainless are unbothered by salt. Cement and mortar are unbothered by anything. Hardware cloth is used only where an opening has to keep passing air, and on a weather elevation it goes in stainless. Foam deserves a sentence of its own, because it is the failure this trade repeats most often and it photographs beautifully. Cured foam is chewed through by rodents and by most of the wildlife on this page. It is not in our specification in any position — not as the barrier, not tucked behind one, not skimmed over one — and the test underneath that decision is one a homeowner can apply without us: if teeth get through it, it was never a barrier.
There is a specific trap on the newest houses. A rebuild finished five years ago carries an envelope nobody has revisited, because everyone assumes new construction is sound. On an exposed elevation five years is enough for a cut-edge failure in a vent screen or a corroded fastener at a soffit closure, and the first sign is usually an animal in the attic of a house that is younger than the family car.
Which parts of Kings Point do we cover?
All of it, and the association names still describe real differences on the ground.
The Point and Hewlett Point. The tip of the peninsula, taking weather off the Sound on the elevation that faces it and off Manhasset Bay on the one that does not.
Elm Point, Grenwolde, East Shore and Gracefield. The four original associations that combined into the village in 1924. Each was laid out separately, and lot orientation, street width and the relationship between house and shoreline still change as you cross between them.
Steamboat Road and the Academy. The institutional end: campus buildings on the National Register, a private sanitary sewer network, waterfront frontage, and the only concentrated non-residential building stock in the village.
The Kings Point Park boundary. More than 175 acres leased to the Great Neck Park District in 1938 and converted from marshland, running between Steamboat Road and Redbrook Road. A long wooded edge against residential rear boundaries, made ground beneath it, and the village’s principal wildlife reservoir.
The Manhasset Bay shore. Eastern exposure, boat storage, docks, and the streets nearest Steppingstone Park — bought from Walter Chrysler Jr in 1942 and enlarged after 2000 with land off the George M. Cohan estate.
The Little Neck Bay shore. Western exposure and the lower, shallower water, with the damper profile that goes with it.
Kings Point sits at the head of a peninsula we cover village by village. What does a survey on a compound lot look at first?
The buried services, then the outbuildings, then the roofline, then the house. In that order, and the house is genuinely last.
The private waste system and the service run. Where the tank is, where the field is, how the lateral runs between them, and whether the ground above any of it has dropped. On a rebuilt lot there is a second question: where the previous system was, and whether it was decommissioned or simply covered. Very few pest proposals in this village mention any of that, and it is the single likeliest explanation for a rat.
The detached structures. Garage, pool house, boathouse, gate lodge, greenhouse, workshop. These are unheated, lightly used, rarely entered in winter and full of stored material, which is the whole specification for a rodent harborage. The residence is usually the last building on the property to be occupied, not the first, and a survey that starts at the front door has the sequence backwards.
The roofline, read from the ground with binoculars. Valleys, dormer cheeks, closed returns, louvres, ridge closure and chimney flashing. On a house with three or four roof pitches meeting each other, the count of hand-finished junctions runs into the dozens, and none of them can be assessed from an attic hatch.
The grade line behind the planting. On a 60-foot setback the point where masonry stops and timber starts is behind a bed and below eye level, which is why it is the last thing anyone checks and the first thing that fails. Ten minutes with a hand trowel along that line tells you more than an hour indoors.
Where the water actually goes. Sea Grant’s account of bluff erosion is written for a shoreline but it describes any Kings Point lot accurately: water entering the ground, whether from rainfall or from irrigation, loosens material and erodes where it flows out. On a property with a large irrigated lawn above a bay-facing slope, the sprinkler schedule is a structural variable.
Photographs do not price a property like this, and neither does a description over the phone, because on 40,000 square feet the thing causing the problem is frequently not the building anyone is worried about. Talking it through costs nothing, and a phone call is usually enough to work out what is happening. The written proposal and plan is where a fee applies, for a straightforward reason: the specification is the product, and specifications from this office have gone out to be bid against by other contractors. Commission the work and the fee comes off what the project costs.

This firm has been working Nassau and Suffolk since 1983. Which trees were kept, and which could not legally be cut. How far back the house sits. Whether the rebuild dealt with what was buried or built over it. None of those are pest questions and all of them decide the outcome, which is why a proposal that names no location on your own property is a proposal about the trade rather than about your building.

Does Kings Point have sewers?

Why does that matter for a rodent problem?

Can I just cut back the branch touching my roof?

What is different about the newly rebuilt houses?
The house is new and the site is not. A replacement house on a 1950s lot inherits the old driveway drains, the old irrigation sleeves, the old service trench and frequently an abandoned cesspool. New construction above ground says nothing at all about what is buried below it.
How much of the housing here is actually pre-war?
Less than people assume. Around 199 units, 13.2 per cent, date from 1939 or earlier, against 470 from the 1950s and 304 from the 1960s. The estate era left landmarks and outbuildings rather than a large body of surviving houses, and the village median construction year is 1961.
Do the estate outbuildings need different work?
Yes. A converted stable, gate lodge, greenhouse or carriage house was designed with openings for horses, coal and drainage that no dwelling would ever have. Martin Hall burned in 1932 and only its stable survives, now a private house of more than 15,000 square feet. Buildings like that are sealed on their own terms.
Does having water on three sides change the materials?
It changes them elevation by elevation. Long Island Sound is north, Manhasset Bay east and Little Neck Bay west, so a single house has two or three weather-exposed faces rather than one. Fixings and screening on the exposed sides reach end of life while the sheltered side still looks new.
When should exclusion be scheduled on an acre lot?
Late summer into early autumn, and earlier than a smaller property because there is more of it. Perimeter, garage, pool house, gate lodge and boathouse all have to be closed in the same season, or the population simply moves from the building you sealed to the one you did not.
