What does a terrier actually find that a person walking the property cannot?

Occupancy, and occupancy under cover.

A trained person surveying a property for rat activity is reading physical evidence: hole diameter, the shape and spread of the spoil at the entrance, smoothed runs through grass, rub marks where a run passes a hard edge, droppings, gnawing. That evidence is real and it is how the work has always been done. But it has two limits that no amount of experience removes.

The first is that a hole is ambiguous. A burrow entrance with soft, freshly turned spoil and a polished lip is obviously active. A burrow entrance with the spoil weathered flat, a few leaves across the mouth and no clear run leading to it might be abandoned, might be a secondary bolt hole in a system whose main entrance is thirty feet away, or might be in daily use by an animal that simply happens to be tidy. Deciding between those from the surface is a judgment call, and on a property with forty candidate holes it is forty judgment calls with a real error rate attached.

The second limit is that most of the evidence is not visible. It is under something.

A dog is not reading the hole. A dog is working scent, and scent is a live signal in a way that a physical sign is not. An occupied burrow system carries the smell of the animals in it, their runs, their urine and their bedding. An abandoned one fades. That difference is directly available to a working terrier and is not directly available to a person standing over it with a flashlight.

This is why the pairing matters more than the dog on its own. The dog resolves whether something is there. The handler and the technician resolve what it means, where the system probably runs, what is feeding it and what the building has to do with any of it. Neither half is much use alone.

Why do groundcover and landscaping defeat a visual burrow survey?

Because a visual survey requires a line of sight to the ground, and a great deal of the ground on a well-planted property has not been visible for years.

Consider what the standard planting palette on a North Shore estate or an institutional campus actually does at ground level. English ivy forms a continuous mat that a rat can move through with the entire run roofed over. Pachysandra does the same at a lower height. Vinca, myrtle and low junipers spread laterally and hold their shape through the winter. Yew and boxwood hedges have a bare, sheltered, dry interior at the base with the foliage closed above it — one of the most reliable burrow locations there is, and one that is invisible from a meter away. Mulch beds against a foundation are soft, warm, well drained and, on many properties, twice as deep as they should be.

Add the built landscape: retaining walls with voids behind them, stone steps and terraces with hollow bedding, raised planters, decking on sleepers, pool equipment enclosures, wood stacks, compost, sheds on skids with a gap underneath, and irrigation boxes. Every one of these is a concealed void adjoining soil.

To survey that visually you would have to physically lift, part or cut back the cover, section by section, over the whole property. Nobody does. What actually happens on a visual inspection is that the accessible ground gets read properly and the covered ground gets a general assumption, and the general assumption is where the burrow system is.

A dog works the cover directly. A Patterdale is small, low and built to push into a hedge bottom, under a deck edge or through a mat of ivy, and it does not need to see the entrance to know an occupied system is under it. That is the specific gap this service fills. It is not a novelty and it is not a demonstration. It is the only practical method of surveying ground that has been roofed over by planting.

The same logic extends to hard cover. Pallet stacks, stored equipment, containers and material laid down on a commercial exterior all produce the same problem: a void with soil access that nobody can see into without moving something heavy.

Which dogs work this program, and why Patterdale Terriers?

Hugo and Mia are Ryan’s own dogs, and they work with Graduate’s canine partner team.

The breed choice is functional rather than sentimental. The Patterdale is a working earth terrier developed in the fells of northern England for exactly this category of work: going to ground after quarry in rock and earth, in cover, without much help. What that produced is a dog that is physically small and narrow enough to follow scent into places larger dogs simply cannot enter, hard and weatherproof enough to work through a January morning in a wet hedge bottom, and mentally built to keep working a problem rather than checking back for instruction every thirty seconds.

That last quality cuts both ways and is worth being honest about. A terrier with that much drive is not a passive detection dog. It is not the right animal for a slow, methodical, room-by-room search of an interior, and it is not what a hotel corridor needs. It is the right animal for exterior ground, cover, burrows and the working removal that follows, which is what this program is.

Handler work is the other half. The dogs work to a handler, on a pattern, and the pattern is set by the wind and the ground rather than by the property boundary. A survey that walks a perimeter clockwise regardless of conditions is not a survey. Working scent means working the ground in a sequence that gives the dogs air off the areas being searched, adjusting when the wind turns, and covering the same ground from a second direction where the first pass was working into a dead angle.

Anyone offering canine work of any kind should be asked who the handler is, what the dogs are trained on, and how the team works a site. That is a fair question to ask us and a fair question to ask anybody else.

What is the difference between detection and abatement?

Detection establishes where the population is. Abatement removes it. They are two separate pieces of work and it is worth keeping them separate in your head, because they answer to different needs and either can be commissioned without the other.

Detection is the survey. The dogs and handler work the exterior ground, the cover, the structural margins and any accessible voids, and every alert is worked up: the location marked, the entrance or void examined, the surrounding evidence read, and a judgment recorded about whether this is a main entrance, a bolt hole, a run, a harborage void or something else. What comes out of it is a map of where the animals actually are, which is a different document from a map of where holes are visible.

Abatement is the working removal that follows. The terriers do the job they were bred for, on burrow systems that have already been located and confirmed. It is physical rather than chemical, which is the point of it on the sites where it earns its place: places where toxicant use is restricted by the setting, undesirable because of non-target risk, or has already been run for years without ending anything.

The two together do something a bait program structurally cannot. They reduce the resident population and, in the same visit, tell you exactly which parts of the ground and which parts of the building need to change so that it does not simply refill. A station line does neither — it holds a number down for as long as somebody keeps servicing it.

There is a sequencing point that matters. Abatement without the exclusion work that should follow is a reset, not a resolution. The systems come back because the conditions that made that hedge bottom or that retaining wall attractive have not changed and the route into the building is still open. We say this before the work rather than after it.

How does a detection survey actually run on the ground?

In a sequence, and slower than people expect, because the work-up after each alert is where the value is.

A briefing first. What has been seen, where, by whom and when. What has already been done and by whom. Whether there is a bait program running and how long it has been running, because a long-running station line changes what the ground will look like. Any restrictions: children, other animals, protected planting, secure areas, times when parts of the site cannot be worked.

A structural read before the dogs work. The technician walks the building line first: grade level, foundation condition, utility penetrations, door thresholds, dock or service areas, air-conditioning line sets, crawlspace vents and hatches, and anywhere the soil meets the structure. This is done first deliberately, so that the structural picture is formed independently and not simply built backwards from wherever the dogs alert.

The dogs work the ground. Perimeter, cover, planting beds, hedge lines, walls, structures and voids, in a pattern set by wind and terrain. Handler and dogs work as a unit; the technician follows and records.

Each alert is worked up. An alert is a starting point, not a conclusion. What is under it — entrance, run, void, a bolt hole, a dead space behind a wall? How active does the physical evidence say it is? Where does the run go in both directions? Does it head toward the building, toward a food source, toward a neighboring property?

The systems are pieced together. Individual burrow entrances are rarely individual. They belong to systems with a main entrance, several bolt holes and a chamber, and reading which entrances belong to which system is what turns a scatter of pins on a plan into an actionable map.

A joint interpretation at the end. The map, the structural findings, the priority order and an honest statement of what could not be surveyed and why. Ground under a slab, sealed voids, an area of an adjoining property, standing water, frozen ground — where there is a limit, it goes in the report.

How does what the dogs find turn into an exclusion plan?

By converting locations into a sequence of physical corrections with an order of operations attached — which is the only part of this that produces a permanent change.

The map is the input. What it usually shows is that activity is not evenly distributed and never was. It concentrates along a small number of corridors: a hedge line running the length of a boundary, a mulched bed against a warm foundation wall, the void behind a retaining wall, a run from a compost area to a service door, a stone terrace with hollow bedding adjoining a cellar entrance. Those corridors terminate somewhere, and one of the terminations is very often the building.

From there the plan splits into three kinds of work.

Habitat correction. Cutting groundcover back off the foundation and maintaining a clear, inspectable strip against the building. Thinning or lifting the base of hedges that adjoin the structure. Reducing mulch depth. Getting stored material, wood, pallets and unused equipment off the ground and away from the wall. Correcting drainage and standing water. None of this is landscaping work and we do not take it on as such — it is a set of findings the property’s own grounds staff or contractor executes, and it is written specifically enough to be actioned.

Structural exclusion. The permanent half. Sealing where the runs actually terminate at the building: the sill junction, utility and line-set penetrations, service and cellar doors, vents and hatches, gaps at grade and any below-grade route. Custom-fabricated 26-gauge galvanised sheet metal, copper and stainless mesh, hardware cloth where an opening has to keep passing air, mortar and hydraulic cement at masonry, and Xcluder sweeps, fill fabric and below-grade barrier where a burrowing route has to be blocked. We do not use expanding foam in any role, because rodents chew straight through it and a foamed penetration stops being closed within the first year. Verification. Re-survey after the work, under different conditions where possible. Ground that was frozen or saturated on the first visit reads differently later, and the point of a second pass is to check both the seal and the assumption.

The order matters and it is the same order that applies to every rodent job we run: reduce the population, close the building, then verify. Sealing a structure that still has animals inside it does not remove them — it removes their route out and relocates them into the wall voids, which is a worse problem than the one that prompted the call.

Where does this fit against a bait station program?

It sits in front of it, and on many sites it removes the reason for most of it.

A bait station line does one thing well: it suppresses a population and produces a record of activity over time. On a commercial exterior where documentation is required, that record has genuine value. What a station line does not do is tell you where the animals live, how many systems there are, which direction they travel, or what part of the structure they are using. It measures pressure at the points where somebody chose to put a box.

The consequence is a pattern anyone who manages property will recognize: consumption at the same three stations, quarter after quarter, year after year. The program is working exactly as designed. Nothing is ending. The population is being harvested at a sustainable rate from a system nobody has located.

Detection breaks that loop by supplying the missing information. Once the systems are mapped and the corridors are known, three things become possible that were not possible before. Abatement can be directed at the actual harborage rather than at the perimeter. Exclusion can be specified against real termination points instead of a general hardening of the whole envelope. And whatever monitoring remains afterwards can be placed where the survey says pressure genuinely arrives, in far smaller numbers, as a check rather than as the whole program.

There is also a category of site where toxicant use is constrained enough that this is not a preference. Institutional grounds with non-target wildlife and pets, properties with raptor populations, sites where a scheme or a client policy restricts what may be used outdoors, and food facilities where the interior is non-toxic by expectation. On those sites a physical method that reduces a population without introducing anything is not an alternative approach. It is most of what is available.

What does a client actually receive?

A document that somebody who was not present can act on.

A site plan with the findings on it. Every alert located, every burrow system identified rather than every hole listed, runs and corridors marked, and the harborage areas outlined. Not a list of coordinates — a plan a grounds manager, a superintendent or a board can look at and understand.

A structural findings schedule. Each condition described specifically: where it is, what it is, what it connects to, what the correction is, and how urgent it is relative to the others. Specific enough that a contractor could price it without a second visit.

A habitat and housekeeping schedule. The planting, storage, drainage and material conditions supporting the population, with the correction stated and the owner named where that is clear.

The abatement record, where abatement was carried out — what was worked and what the outcome was.

A statement of limits. What could not be surveyed, why, and what that means for confidence in the result. This is the section most inspection reports leave out and the one a careful client should read first.

What is deliberately not in it is a percentage. We do not publish detection-accuracy figures and we do not repeat the ones that circulate in this industry, because there is no verifiable basis for them. What a working dog does is well established. What it does expressed as a number to one decimal place is marketing.

Which properties get the most out of this work?

Sites with ground the eye cannot survey, or constraints that rule out the usual approach — usually both.

Estate grounds and large residential properties. Mature planting, extensive groundcover, hedging, terraces, retaining walls, outbuildings, pool structures, wood stores and compost. On the North Shore this describes a great many properties, and it is the classic case: a homeowner with a rodent problem, a landscape maintained to a high standard, and no visible explanation anywhere.

Institutional campuses. Schools, colleges, healthcare and religious campuses with dispersed buildings, long planted boundaries, courtyards, service yards and loading areas, and typically a strong preference for minimising what gets applied outdoors around people. The surveyable ground on that kind of site is much smaller than the total ground.

Commercial exteriors. Yards, service areas, refuse and compactor pads, storage, boundary vegetation and the strip against the building. Where a documented program already runs and keeps producing the same activity in the same places, the survey usually explains why in a morning.

Marine and port facilities. Docks, wharves, bulkheads, container and equipment storage, boundary planting and the void-rich structures typical of waterfront infrastructure — rip-rap, bulkhead backfill, decking and pilings all offer burrowing and harborage that nothing can be seen into. These sites also carry access control, and Ryan Katz holds TWIC, the Transportation Worker Identification Credential issued by the TSA and the Coast Guard, which is required for unescorted access to secure port and maritime facilities. Without it a contractor has to be escorted everywhere by facility staff, which in practice means the survey covers whatever the escort has time for.

Multi-building residential complexes and managed portfolios. Where the same problem recurs building to building and nobody can establish whether there is one population moving or several. The related program work sits under property management and, for boards, under co-op and condo pest control.

What can a dog not tell you?

Several things, and being clear about them is more useful than a claim.

A dog does not tell you how many animals are present. An alert on an occupied system is not a count. Population estimates come from the physical evidence, the extent of the systems, the runs and the history — and they remain estimates.

A dog does not tell you what to do about it. It resolves a question of fact. Everything downstream of that — whether this is one system or three, where it runs, why it is there, what the building has to do with it, what to correct and in what order — is interpretation and belongs to the people.

A dog does not survey what it cannot reach. Ground under slabs and hardstanding, sealed voids, interiors of structures that are not opened, and anything on an adjoining property outside the scope. Where a run leaves your boundary, the survey stops at the line and says so.

Conditions affect the result. Wind direction and strength, ground temperature, hard frost, heavy rain immediately before the survey, and how recently animals moved through an area all change what is available to work with. A survey is a picture of that site under those conditions.

Detection is not a treatment. Nothing about locating a population reduces it. That is what the abatement step and the structural work are for.

None of this makes the method weak. It makes it a specific instrument with a specific job, which is what you want in an inspection tool.

How is this inspection arranged and what does it cost?

The initial consultation is free and is usually a phone call. Most sites can be scoped that way: the size and type of the property, what is planted and where, what has been seen and over what period, what has already been tried, and whether there are access or timing constraints.

Canine inspections are billed per unit. This is a chargeable inspection service with a written deliverable, not a free walk-around performed in order to sell something afterwards, and no rate is published on this site because a hedge-lined estate boundary and a bare commercial yard are not the same day’s work. A written proposal and plan carries a service fee, and if you proceed with the project that fee comes off the cost of the work.

Timing is worth planning for. Late summer into autumn is the highest-value window, because that is when rodent pressure moves toward structures and a site corrected in September never acquires the autumn population indoors. Deep winter is workable but harder — frozen ground and hard surfaces change what scent is available and what the physical evidence shows. Immediately after heavy rain is the least useful day to survey.

Access requirements: the dogs need the ground itself, which means gates unlocked, other animals secured indoors, and somebody available who can open service areas, outbuildings and enclosures. Do not have the grounds cut back or tidied before the survey. The cover is the survey.

Where does this sit alongside the rest of the work?

It is a diagnostic front end to the rodent practice, not a separate business.

The conventional rodent work — the species differences, why autumn produces a sudden problem, the sequence of reduction, sealing and verification — is on rodent control. Which dogs work this program?

Hugo and Mia, both Patterdale Terriers, working alongside our canine partner team. Patterdales are a working earth terrier bred for the job — small enough to follow a scent into a hedge bottom or under a deck, hard-wired to work below ground, and physically built for cover that would stop a larger dog at the edge.

What can a dog find that a person cannot?

Occupancy. A person reads a hole and has to guess whether anything is using it. A dog is working live scent, so an active system smells different from an abandoned one, and a burrow concealed under ivy, pachysandra or a low hedge registers to the dog even though nothing is visible above it. That is the whole advantage.

Is canine detection more accurate than a human inspection?

It answers a different question rather than the same question better, and we will not put a percentage on it because the figures circulating in this industry are not supported by anything you could check. What a dog contributes is speed over ground and the ability to work concealed cover. What a person contributes is interpretation.

Does the dog find every burrow on a property?

No inspection method finds everything, and any firm saying otherwise is overselling. Scent is affected by wind, ground temperature, recent rain, hard frozen surfaces and how recently an animal used a run. A survey is a picture of that property under those conditions, which is one of the reasons a second visit after the work is part of the plan.

What is abatement, as distinct from detection?

Abatement is the working removal that follows detection — the terriers doing the job they were bred to do, on burrow systems that have been located and confirmed. It reduces a resident population physically rather than chemically, which matters most on sites where toxicant use is restricted, undesirable or has already been tried without ending anything.

Does this replace bait stations?

It replaces the assumption that a bait line is a plan. A station program measures and suppresses a population without ending it, because it does nothing about the burrow system or the structural gap feeding it. Detection tells you where the population actually lives, which is what makes exclusion possible rather than approximate.

How is a canine inspection charged?
