Why does a pest control company write anything at all?
Because the useful part of this trade is knowledge about buildings, and almost none of it is written down anywhere a homeowner or a board member can find it.
Search for any pest by name and you will get a thousand pages that describe the animal. Length in millimeters, number of legs, color of the thorax, a line about how they are attracted to food and moisture, and a telephone number. All of it is true and none of it helps, because the animal was never the variable. The variable was the building: which opening, which wet timber, which chase, which drain, which season. That is the material that competitors do not publish, mostly because a firm selling a recurring treatment has no commercial reason to explain how you would stop needing one.
So this section of the site exists to publish it. Every post starts from a fault in a structure and works outward to the animal that found it, rather than starting from the animal and working back to a product. The test a draft has to pass before it goes up is simple: does a reader finish it understanding their own building better than they did? If the answer is no, it does not matter how many times the phrase appears in the headline.
There is a second reason, less lofty. Writing forces the reasoning to be consistent. Forty-odd years of fieldwork accumulates a great many rules of thumb, and some of them turn out on inspection to be habits. Setting them down in public, next to the source that supports them, is a discipline. Where a rule rests on a code provision or a license condition, the post links to the provision and you can go and check it. Where it rests on what happens in the field, the post says so plainly and does not dress it up as research.
How is this blog organized, and why does every post belong to one cluster?
Every post here belongs to exactly one cluster, and every cluster feeds exactly one service page. There are eight of each. Nothing is written outside them.
That constraint is unusual enough to be worth defending, because the obvious alternative — write about whatever seems interesting, tag it liberally, let the reader browse — produces a much larger library that is much less useful. Two things go wrong with it. The first is that pieces on adjacent subjects start competing with each other: a post about sealing a soffit and a post about squirrels in an attic are the same post written twice, and a reader searching for either gets an arbitrary one of the two. The second is that a piece with no destination is a dead end. The reader finishes it, agrees with it, and has nowhere to go. A cluster with a service page underneath it always has somewhere to go.
So the taxonomy is a hard rule rather than a preference, and it is enforced by the site itself: a post whose cluster is not one of the eight below does not build. That sounds heavy-handed for a blog. It is the same discipline applied to the pest library, where every profile hangs off the service the work is actually done under, and to the commercial section, where every industry page hangs off the exposure it answers to. A page that is not attached to anything is a page nobody maintains.
The eight clusters below are not pest categories. They are classes of building fault. Ants and carpenter bees sit in the same cluster because both are reading the same water; squirrels and bats sit together because both are decided at the roofline and both carry a legal constraint on removal. Where a cluster has nothing published yet, the cluster is still described, because the boundary is the argument and the boundary is true whether or not a post has been written against it.
What is the building envelope, and why does everything start there?
The envelope is the continuous physical boundary between inside and outside, and the building envelope cluster is about the places it is not continuous.
Almost every structure has fewer than a dozen real openings, and they are the same openings across thousands of properties. Where the timber frame lands on the foundation. Where a service — water, gas, electric, refrigerant, irrigation — passes through the wall in a sleeve that nobody ever packed. Where a garage door seal lifts away from the jamb and leaves a triangle at each bottom corner. Where a dryer vent flapper snapped off. Where brick veneer has weep holes that must stay open for drainage and therefore need mesh rather than mortar. Where a soffit return was boxed in by a roofer who had no reason to think about the void behind it.
The reason this is a building question rather than a pest question is arithmetic. A house mouse passes a gap of about a quarter of an inch; a rat needs roughly half. Cornell’s exclusion guidance recommends quarter-inch hardware cloth for smaller vertebrates for exactly that reason, and galvanised sheet metal where an animal with hands and leverage is involved. New York City wrote a number into law: under Local Law 55 of 2018, an owner correcting a pest violation has to fit door sweeps that close the gap to no more than a quarter of an inch, and has to seal holes and cracks in walls, floors, molding and around pipes and conduits. When a legislature specifies a fraction of an inch, it has stopped being an opinion.
Once you accept the arithmetic, the trade’s most popular material stops making sense. Expanding foam fills an opening, cures overnight, and photographs beautifully. It also has effectively no resistance to a rodent’s incisors, so it buys a season. We do not use it in any role — not as a barrier, not as backing behind one, not as a seal over one — and the posts in this cluster explain the reasoning at length rather than asserting it. What goes in instead is custom-fabricated 26-gauge galvanised sheet metal, cement and mortar, Xcluder fill fabric, door sweeps and the GEO below-grade barrier, copper and stainless mesh, hardware cloth, and mechanical fasteners rather than adhesive.
This cluster feeds structural exclusion, which is not one service among several here. It is what the firm is.
Why does one building on a street get the rodents?
Because rodents are not distributed evenly across a block, they are distributed across a gradient of opportunity, and the rodent pressure cluster is about reading where a given building sits on it.
Three factors decide it, and none of them is luck. Access, which is the envelope question above. Harborage, meaning somewhere undisturbed to nest within a short run of food — a cluttered cellar, a void under a deck, an ivy bank, a neglected side yard. And food and water, which in a city almost always means refuse handling and in a suburb often means a bird feeder, a dog run or a fruit tree. Change any one of the three and the gradient tilts. That is why a rodent problem so often begins the month a neighboring property starts construction, or the month a restaurant two doors down changes how it stages bags on the sidewalk.
The evidence is where these posts spend their time, because it is genuinely diagnostic and almost nobody is taught to read it. Droppings tell you species and age: mouse droppings are rice-grain sized and scattered widely because mice defecate as they travel, while rat droppings are larger, blunter and concentrated at latrines. Fresh material is dark and pliable, old material is gray and crumbles. Rub marks — dark greasy smears along a joist, a pipe or a wall base — mark a route used repeatedly, which tells you where a barrier will actually do something. Gnaw damage on a soft substrate at the edge of an opening tells you the opening is being worked on rather than merely visited. Burrow entrances in soil with a clean, worn apron are active; ones with cobweb across them are not.
Cornell’s rodent guidance is explicit that reducing numbers is not the goal — long-term prevention through sanitation and exclusion is, and trapping is one tactic inside that rather than the whole of it. This is the part of the argument that a schedule-based program quietly inverts. Bait and traps act on the animals present. If the pathway is untouched, the building refills at the rate it filled the first time, and the interval between visits is measuring the refill rate rather than the effectiveness of anything.
There is an order-of-operations point that the posts here repeat because getting it wrong is expensive: the population comes down before the building is closed. Seal a structure with animals inside and you have not removed them, you have removed their exit and concentrated them in the wall voids. The cluster feeds rodent control, and where a burrow system is suspected but not visible, canine rodent detection answers the question a visual survey cannot.
What is a carpenter ant actually telling you?
That something in the structure is wet. The moisture and wood cluster is about reading the water, and the insects in it are mostly the messenger.
Carpenter ants do not eat wood. They excavate galleries in it to nest, and they overwhelmingly excavate wood that decay has already softened. A colony in a band joist is a report on that band joist. Treat the colony, leave the water, and the site stays attractive to the next colony that finds it — which on a wet north elevation is usually the following spring. So the first visit on an ant call is generally spent looking at gutters, leader discharge, grading, roof-wall flashing, deck ledgers, crawlspace ventilation and the cold-water lines that sweat all summer behind a finished wall.
Long Island makes this cluster busy. There is a great deal of older frame housing here, a lot of it with fieldstone or rubble foundations whose mortar joints open with freeze-thaw cycling, and a shoreline that keeps crawlspace humidity high for months at a time. Add ice damming on a north roof, a porch built with its framing in contact with soil, and forty years of a downspout discharging at the corner of the foundation, and the moisture map of the property predicts the ant map with unnerving accuracy.
One boundary is stated in this cluster more often than anywhere else on the site, because the question arrives constantly and the honest answer costs us the job. Graduate does not do termite work. The service was retired, and a homeowner who has found mud tubes or discarded wings needs a firm that treats termites, not this one. What we will do is answer the identification question, which is the one most people actually have: the difference between a termite and a carpenter ant is visible on the wings, the waist and the antennae, and it decides which trade you are calling. That comparison lives on the eastern subterranean termite profile in the pest library, kept there deliberately as identification material with no service behind it.
Everything else in this cluster — carpenter ants, carpenter bees, moisture ants, the nuisance trails that appear on a kitchen counter every May — feeds ant control.
Why does treating one apartment never fix a bed bug problem?
Because the unit is not the boundary of the problem, and in a multi-unit building it never was. That is the whole of the shared walls cluster.
An apartment reads as a sealed box from inside it. It is not one. Party walls have voids at the joist pockets. Plumbing chases run floor to floor and are effectively open shafts unless somebody firestopped and sealed them at every level. Electrical conduit, cable runs, baseboard voids and the gaps around every escutcheon connect one unit to its neighbors horizontally and vertically. Bed bugs use all of it, which is why treating 4C reduces the population in 4C and pushes the remainder into 3C and 5C, where it is somebody else’s complaint in six weeks and yours again in twelve.
What resolves it is a building-wide response, and that is an organizational problem before it is a technical one. Someone has to define the inspection scope rather than treating only the units that complained — the standard is the unit reported plus everything adjacent, including above and below. Someone has to get residents to prepare, which is the step that most often fails and most often decides the outcome. Someone has to commission the sealing work, which is common-element work and therefore a board or managing agent decision, not a resident’s. And someone has to keep the record, because in the city a documented, prompt, building-wide response is also how an owner meets the duties that sit on them rather than on the tenant.
The posts here spend real time on that coordination, because the technical part is comparatively settled and the coordination part is where money is lost. Why do cockroaches track plumbing rather than housekeeping?
Because German cockroaches need warmth, water and a tight void within a short run of food, and a building’s service core supplies all three regardless of how clean the kitchen is. The service cores cluster is about that geography.
This is the cluster with the largest gap between what people believe and what is true, and the belief does real harm. A resident told that roaches mean poor hygiene will clean harder, find no improvement, and conclude that nothing works. Meanwhile the population is living in the escutcheon gap where the supply line enters the wall, in the void behind the dishwasher, in the motor housing of the refrigerator, and in the riser that connects sixteen kitchens stacked above one another. Sanitation matters — it decides how fast a population grows — but it is not what decides whether the building has one.
So the fieldwork is structural and diagnostic. Monitors go in first, in numbers, because they tell you which units are sources and which are receiving, and that distinction determines where the work goes. Harborage reduction means closing the voids: sealing around penetrations, at cabinet backs and toe-kicks, at escutcheons, at the chase openings on each floor. In a commercial kitchen it extends to equipment lines, floor drains, condensate trays and the seams of cooking equipment that has not moved since it was installed. A program that stays inside the apartment door is treating the receiving end of a pipe.
The documentation matters here more than in most clusters, because these are the buildings where somebody else audits the result — a health inspector, a food-safety scheme, a managing agent under a complaint clock. The cluster feeds cockroach control.
What decides whether wildlife gets into the attic?
The roofline, almost always, and the roofline and attic cluster covers everything above the gutter.
The failure points are consistent enough to list from memory: the soffit return, which is the small boxed section where a roof edge dies into a wall and which is open at the corner on an enormous proportion of houses; gable louvers whose screening has rusted through; ridge vents where the mesh has torn or the closure strip has compressed; fascia and drip-edge gaps; the valley where a dormer meets the main roof; and a chimney with no cap, which is a vertical shaft with a warm building at the bottom of it. A gray squirrel needs a very modest opening and will enlarge one. A raccoon does not need to find an opening at all, because it has hands and can make one out of a soffit panel. A bat needs less than an inch and works at junctions rather than at holes.
What makes this cluster different from the rest of the envelope work is that a removal step comes first, and it is legally constrained. In New York, taking, transporting and releasing or euthanising nuisance wildlife requires a Nuisance Wildlife Control Operator license from the state; the license is examined, annual, and does not extend to endangered or threatened species or to migratory birds, which need separate federal authority. The permanent closure afterwards — the part that decides whether the animal comes back — is our own work.
Timing is the other constraint, and the posts here labor it. Squirrels and raccoons have dependent young at predictable times of year, and sealing an adult out of a structure that contains a litter produces both an animal problem and a welfare problem in the same afternoon. Bats bring an additional layer, because several species are protected and there are seasonal windows in which exclusion may not be carried out at all. This cluster feeds wildlife management.
When is the right time to deal with a wasp nest?
Earlier than the point at which most people notice one, and the nesting season cluster is largely about that calendar.
A yellowjacket or bald-faced hornet colony starts in spring with a single overwintered queen and a nest the size of a walnut. It grows through the summer on a curve that is close to flat for weeks and then very steep, so the nest that appears overnight in August has in fact been there since May and has simply crossed the threshold of visibility. The consequence is practical: the same colony is a ten-minute job in June and a hazardous one in September, and the difference is entirely a matter of when it was found.
Where nests go is decided by the same envelope faults as everything else on this page, which is why this cluster belongs on a building-focused site at all. Colonies concentrate at soffit returns, ridge vents, gable louvers, behind shutters, inside wall voids reached through a gap in siding, and in ground cavities in disturbed soil. A nest inside a wall void is a different job from one hanging off a branch, and the reason is worth internalising: sealing the entrance of an active wall colony does not end it, it redirects a few hundred insects to look for another way out, and the other way out is frequently into the room.
Identification changes the answer more here than anywhere else. Carpenter bees are a timber question and belong in the moisture cluster. Honey bees are not a pest control matter at all and the correct call is a beekeeper. Paper wasps, yellowjackets and bald-faced hornets each behave differently enough on approach that the plan is not interchangeable between them. Why is a mosquito problem a drainage survey?
Because container-breeding mosquitoes do not come from the marsh down the road, they come from your own property, and the standing water cluster is a survey of where the water is sitting.
The volumes involved are what surprise people. A bottle cap of water is enough. The productive sites on a suburban lot are almost always the same short list: a corrugated leader extension holding water along its ribs, a gutter with a low section, a catch basin, a tarp or a boat cover with a dish in it, planter saucers, a wheelbarrow, a tire swing, a bird bath nobody empties, a tree hole, a French drain that stopped draining, and the low corner of a lawn that stays soft for three days after rain. Because the species that matter here have a very short flight range, the water producing the biting is usually within a few dozen yards of where you are being bitten — which is exactly why a property-level survey works and why fogging a yard on a schedule does not.
So the program is source reduction, and that is a statement about method rather than a preamble to a spray. It is also, unavoidably, a statement about scope, and this cluster carries the site’s clearest boundary. Ryan Katz holds category 8, public health, and the materials used are minimum-risk products exempt under section 25(b) of FIFRA. Those exemptions come with conditions: the active ingredients must appear on the federal list, everything must be disclosed on the label, and the EPA’s own guidance is explicit that a minimum-risk product may not carry public health or aquatic claims. New York State does not permit aquatic use of minimum-risk products, so nothing in this program goes into standing water as a treatment — the water is removed, drained, screened or corrected instead.
The second boundary is a category. Ornamental plantings, turf and commercial grounds programs fall under category 3A. That is work this firm does not do and does not take on, and a reader looking for it is better served knowing that on this page than after a call. Residential mosquito work on the structure and the property is entirely within scope, and the cluster feeds mosquito management.

Why is the blog organized by cluster instead of by pest or by date?
Because a date tells you nothing and a pest name tells you only half. The cluster names the class of building fault the post is about, and it points at the one service page where that fault gets corrected. Reading a cluster end to end gives you the argument; reading the newest post gives you a fragment of it.
Can I get a problem diagnosed from a post rather than calling?
Often, yes, and that is the intention. Do the posts cover both houses and apartment buildings?
Both, and the split is usually the point.
