Cockroach Control

The first question in cockroach control is which species you have. German cockroaches live indoors permanently and spread along plumbing chases and shared risers, so the job is building-wide. American and oriental cockroaches usually come from drains, cellars and sewer connections, which makes the work structural rather than residential.

Which cockroach do you have, and why does the answer change the whole job?

Before anything else happens, we establish the species. It is not a taxonomic nicety. The species determines where the insects live, where they came from, whether the problem is your apartment’s or the building’s, and what the work consists of. Getting it wrong produces months of effort in the wrong place.

Three species account for nearly everything we see across New York City and Long Island.

German cockroach, Blattella germanica. Small — roughly half an inch as an adult — light tan to brown, with two dark parallel stripes running lengthwise on the pronotum, the shield-shaped plate covering the head. It has wings but does not meaningfully fly. It lives indoors permanently and does not survive outdoors in this climate. It is the species behind the overwhelming majority of serious residential and food-service cockroach problems, and it is the one that reproduces fastest. Females carry the egg case attached to the abdomen until it is nearly ready to hatch, which protects the eggs from almost everything applied to a surface and is a large part of why these infestations rebound.

American cockroach, Periplaneta americana. Much larger, often an inch and a half or more, reddish-brown, with a pale or yellowish margin around the edge of the pronotum. It flies, or at least glides, and it does so more readily in warm weather, which produces a memorable first encounter. It lives in warm, damp, dark places: sewers, steam tunnels, boiler and mechanical rooms, cellars, sub-slab voids, floor drains, grease interceptors and utility vaults. In a New York building the American cockroach in the ground-floor apartment is typically a visitor from that infrastructure rather than a resident of the apartment.

Oriental cockroach, Blatta orientalis. Dark brown to nearly black, glossy, an inch or so, slower and clumsier than the others. Females have short, non-functional wing stubs; males have wings that do not cover the abdomen. It prefers cool and damp rather than warm and damp: cellars, crawlspaces, drains, foundation voids, window wells, the space under a porch. It is the species most often behind an outdoor-to-indoor problem on a Long Island property with a wet cellar.

Two others appear occasionally. Brown-banded cockroaches turn up in warm, dry, elevated locations — the interior of electronics, behind picture frames, in upper cabinetry — which is a different search pattern entirely. Wood cockroaches wander in from outdoors and do not establish.

The practical divide is simple. German cockroach means an established indoor breeding population and, in a multi-unit building, a building problem. American and oriental cockroach usually means a structural and drainage problem — a route from below, from a sewer connection or a wet void — and the fix is largely about closing that route and drying the space.

Why does German cockroach pressure track plumbing rather than housekeeping?

Because what the insect needs is warmth, moisture, a tight place to hide and a route between them, and a building’s plumbing supplies all four at once.

Consider what a plumbing chase actually is. It is a vertical void running the height of the building, carrying supply lines, waste stacks and vent stacks, warmed by hot water and heating lines, humidified by condensation and the occasional slow leak, dark, undisturbed, and full of the pipe-to-surface junctions that a thigmotactic insect prefers. It also connects the kitchen and bathroom of every apartment stacked above and below one another. If you were designing habitat for Blattella germanica and a distribution network to go with it, you would design that.

Which is why the pattern of complaints in an apartment building so often runs vertically. Activity appears in the 3 line, then the 4 line, then the 2 line — the same stack, floor after floor — while apartments on the same floor in a different stack stay clear. Housekeeping does not distribute itself vertically through a building. Plumbing does.

The corollary is the part that matters to residents, and it is worth saying plainly: an immaculate apartment adjoining an untreated one will get cockroaches. A German cockroach needs very little to sustain itself — grease film behind a range, residue in a drain, the film on the underside of a dish rack, soap, glue on cardboard, crumbs in a floor joint — and a clean kitchen reduces the carrying capacity without removing it. Blaming the resident is both unfair and operationally counterproductive, because residents who feel blamed stop reporting, and unreported units are how a building’s problem becomes permanent.

The same logic extends to the other shared infrastructure: refuse rooms and compactor chutes, shared laundry, boiler and mechanical rooms, commercial tenants at ground level, and the electrical and low-voltage conduit that penetrates walls between units. In a mixed-use building with a restaurant on the ground floor, the restaurant’s kitchen and the residential stack above it are, from a cockroach’s point of view, one connected space unless the penetrations between them have been sealed.

Where do German cockroaches actually harbor?

Within a short distance of warmth, water and food, wedged into a crack, almost always in a kitchen or a bathroom.

Working through a kitchen in the order we actually inspect it:

Under and behind the sink. The single most productive location in most apartments. The cabinet floor, the joint where the cabinet meets the wall, around the trap and the tailpiece, the escutcheons where supply lines pass through the wall, and the annulus around the waste line where it enters the wall. That penetration is very often the connection to the chase.

The range and its surroundings. Behind and beneath it, inside the burner assembly and control panel, the insulation of the oven, and the gap between the range and the counter or adjacent cabinet.

The refrigerator. The motor compartment and condenser coils at the back and underneath — warm, sheltered and rarely disturbed. The door gasket and the underside of the housing.

Cabinetry. Upper corners of cabinet interiors, the underside of shelves, hinge and shelf-pin holes, the toe kick beneath base cabinets, and the void behind the cabinet carcass.

Small appliances. The interior of microwaves, toasters, coffee machines and anything with a warm cavity.

Structural detail. The joint between counter and backsplash, loose or damaged tile, gaps at trim, the void behind a dropped soffit above the cabinets, and any hole cut for plumbing or electrical.

In a bathroom, the same principles apply to the vanity, the pipe penetrations behind it, the toilet supply and its escutcheon, the gap behind a loose tile, and the access panel behind a tub.

Evidence is what we read rather than the insects themselves, because in a moderate infestation you will not see many during the day. Fecal spotting is the key sign: fine dark specks like ground pepper on horizontal surfaces near harborage, or dark smearing in corners and along the tops of doors and cabinets in heavier situations. Egg cases, empty and full, accumulate in harborage. Cast skins from moulting nymphs are pale and papery. In a heavy infestation there is a distinct oily, musty odor, and its presence in a hallway or a stairwell usually means the population in the adjoining unit is substantial.

Seeing cockroaches in the open during daylight is itself a finding. It generally means harborage is saturated and the population has outgrown the available cracks, which places the infestation considerably further along than most residents assume.

What about American and oriental cockroaches specifically?

These are drainage and structure problems, and treating them as a kitchen problem is why they persist.

American cockroaches in a New York building are usually living in warm, wet infrastructure — the sewer connection, a sub-slab void, a steam or utility tunnel, a floor drain, a grease trap, a boiler room, an elevator pit — and appearing in occupied space because they have a route. Common routes: a floor drain whose trap has dried out, a broken or open cleanout, a cracked cellar drain line, an unsealed sleeve where a stack passes through a slab, an abandoned pipe capped with nothing durable, and sidewalk hatches and vaults. Those are the same failure points that let rats up from below in city buildings, and it is entirely routine to find one broken line explaining both problems at once. Oriental cockroaches on Long Island properties tend to come from the perimeter: a wet cellar, a crawlspace with no vapor barrier, window wells that collect water and leaves, the void beneath a porch or stoop, a French drain, a sump area, and heavy mulch and ground cover against the foundation. Migration indoors increases sharply in hot dry spells and again when it turns cold.

The work follows from that. Restore water seals in floor drains and keep them primed. Repair broken and disconnected lines. Cap abandoned pipework properly. Seal sleeve annuli where stacks pass through slabs and walls. Screen or seal vault and hatch gaps. Clean and maintain grease interceptors. Outside, fix the drainage, dry the crawlspace, cut back the ground cover from the foundation, and seal the openings at grade. Where treatment is appropriate it is targeted at those harborages and routes rather than sprayed around a kitchen, and the durable half of it is the sealing work set out under structural exclusion.

What are the health implications?

Real, well documented, and the main reason cockroaches in housing are treated as a condition of the dwelling rather than a nuisance.

The strongest evidence concerns allergens. Proteins from cockroach fecal material, cast skins and body fragments become part of household dust and are a recognized trigger for asthma, with the association strongest for children in dense urban housing. This is not a marginal effect; it is one of the better-established links between an indoor pest and a health outcome. It also has a specific operational consequence: killing the population does not remove the allergen. The residue remains in dust, in cabinets and in harborage until it is physically cleaned out, which is why thorough cleaning of affected voids and surfaces is part of finishing the job rather than an optional extra.

Cockroaches also mechanically transport organisms from the places they travel. An insect moving between a sewer connection, a refuse room and a kitchen counter carries what it walked through on its body and passes it in its feces. This is a contamination pathway rather than a disease-vector relationship of the kind mosquitoes have, but it is why a cockroach finding in a food premises is treated as seriously as it is by health inspectors.

For New York City buildings there is a regulatory dimension. Owners of multiple dwellings have obligations to keep premises free from pests and to address indoor allergen hazards, with pests and their allergens named among the conditions covered. A building with recurring cockroach activity across multiple units is carrying a compliance exposure alongside the pest problem, and a documented, building-wide program is the practical way to address both. That is the framing we work in with boards and managing agents, and the commercial side of the practice is organized around it.

How is a cockroach inspection carried out?

By taking the kitchen and bathroom apart, not by walking through the apartment.

A real inspection pulls the range forward, looks behind and beneath the refrigerator, empties and inspects the cabinet under the sink, checks pipe penetrations and escutcheons, removes the toe kick where necessary, and looks inside appliance housings. It uses a bright flashlight at a low angle to pick out fecal spotting against surfaces, and a crevice tool to check joints. Where the finding points into a void or a chase, that is where the attention goes.

Monitors are placed rather than skipped. Sticky monitors in harborage areas — under the sink, behind the range, in the cabinet corners, near pipe penetrations — do three jobs. They confirm species. They establish where the population actually is, rather than where it was seen. And, checked over time, they measure whether the work is succeeding, which is the only honest basis for saying a unit is clear.

In a multi-unit building the inspection unit is the line, not the apartment. If activity is confirmed in one unit, the apartments above, below and adjoining are inspected regardless of whether anyone has complained, because low-level activity in a neighboring unit is common and is exactly what reseeds the treated one. Mechanical rooms, refuse and compactor areas, laundry rooms, the cellar and any commercial space get the same attention.

The written output should be specific: which units, which harborage sites, which structural findings, which plumbing defects, and what monitoring showed. That is what allows a board to act on the building rather than react to the complaints.

What does treatment actually involve?

Baiting, placed into harborage, supported by growth regulators, void work and physical correction — and deliberately not by spraying surfaces.

Bait, correctly placed. Gel and containerised baits placed in and immediately adjacent to harborage: inside cabinet corners, at hinge and shelf-pin holes, behind and inside appliance housings, at pipe penetrations, along the underside of counters. Many small placements outperform a few large ones, because a German cockroach forages over a short distance and a placement it never encounters does nothing. Bait works with the insect’s behavior instead of against it, and it reaches insects in voids we cannot access, which is the decisive advantage.

Rotation. Populations can become less responsive to a bait that has been used continuously, whether through physiological resistance or behavioral aversion. Rotating the material and the active ingredient class, and adjusting placements, is standard practice and is one reason a program run over months by the same firm generally outperforms a series of one-off visits.

Insect growth regulators. These interfere with development, so nymphs do not reach reproductive adulthood. They do not kill quickly and they are not meant to. What they do is suppress the population’s ability to rebuild, which addresses the egg cases that are otherwise the reason an infestation returns.

Void and crack-and-crevice application. Targeted work into the specific voids and chases where the population is, using materials appropriate to that placement and applied strictly in line with the label and applicable regulation.

What we avoid. Broadcast surface spraying in a German cockroach job, because it contributes little, contaminates the surfaces where bait needs to go, and can be repellent enough to scatter the population into adjoining voids and units. Total-release foggers are worse: they drive insects deep into wall voids and along chases while leaving harborage largely untreated, and they routinely turn a one-apartment problem into a three-apartment problem.

Mechanical and structural work. Vacuuming heavy harborage removes insects, cast skins and allergen residue at once. Sealing the pipe penetrations, escutcheons, cabinet gaps, tile defects and chase openings both removes harborage and cuts the routes between units. Repairing the leaks removes the water.

We do not name products or discuss dosing on a public page. That is governed by the label and by the situation, and it is properly decided in the building rather than on a website.

Why does a multi-unit building need building-wide work?

Because the population is not distributed by apartment and cannot be resolved by apartment.

An apartment building with German cockroaches typically has a reservoir in the shared voids — the chases behind stacked kitchens and bathrooms, the risers, the horizontal runs above dropped ceilings, the refuse infrastructure — plus populations in individual units at varying densities, some of them unreported. Treating the units that complain reduces the visible activity in those units, leaves the reservoir intact, and sometimes displaces insects into neighboring apartments. Activity reappears in the same line weeks later, and the building concludes that treatment does not work.

Building-wide work looks different in four respects. It inspects and monitors every unit in an affected line rather than the ones that call. It treats what is found and monitors what is not, so that low-level activity is caught before it rebuilds. It seals the structural connections — pipe penetrations at every floor, chase openings, gaps at conduit and outlet boxes, escutcheons — so the reservoir stops redistributing. And it addresses the shared spaces, particularly refuse handling, mechanical rooms and any commercial tenancy.

Access is the binding constraint in practice, not technique. A program that reaches ninety per cent of units in a line and misses two will keep the line active indefinitely. That makes resident notice, scheduling and follow-up on missed units a genuine part of the job, and it is why boards and agents who plan the access carefully get results that boards handling it complaint-by-complaint never do. What does sanitation actually do, and where does it stop?

It lowers the carrying capacity and improves everything else. It does not, on its own, end an infestation, and pretending otherwise puts the burden in the wrong place.

What genuinely helps: getting food into sealed rigid containers; cleaning grease film from behind and beneath the range and the sides of adjacent cabinets, since grease is a substantial food source; not leaving standing water in sinks or pet bowls overnight; maintaining drains, because drain films sustain populations by themselves; removing stored cardboard, which is simultaneously food, harborage and the most common way cockroaches are carried into a home from a shop or a delivery; taking refuse out in sealed bags on a schedule; and reducing clutter so harborage is not multiplied and inspection is possible.

Two things sanitation cannot do. It cannot remove the water and warmth in a plumbing chase, which sustains a population regardless of what happens in the kitchen. And it cannot stop reinvasion from an adjoining unit. A resident who does everything right and lives next to an untreated apartment will still have cockroaches, and telling them to clean harder is both wrong and corrosive to the cooperation the program depends on.

There is one sanitation point that acts directly against the treatment, and it is worth flagging separately: an abundant competing food supply reduces bait uptake. Where a kitchen has grease and residue available everywhere, bait is one option among many. Where the surfaces are genuinely clean, it is the best thing on offer. This is the mechanism by which cleaning improves results, and it is a specific effect rather than a general exhortation.

How do you know when it is finished?

By monitors reading zero over a defined period, not by the resident no longer seeing anything.

Absence of sightings is weak evidence, because a substantially reduced population is also a population you rarely see. Monitors placed in the harborage sites identified at inspection and checked at each visit give a trend: catch numbers falling visit over visit, then reaching zero, then staying at zero across at least a couple of service intervals. In a building, the same standard is applied line by line, and a unit is not called clear because nobody called back.

The follow-up interval matters because of the life cycle. Egg cases carried at the time of treatment hatch afterwards, and the emerging nymphs need time to encounter bait. This is why a single visit is rarely enough regardless of how well it was executed, and why we schedule around the biology instead of around a service calendar.

The final component is the physical one. Where the structural work has been done — penetrations sealed, chases closed, leaks repaired, drains restored — the building is measurably harder to reinfest, and the monitoring interval can lengthen. Where it has not, monitoring is permanent, because the conditions that produced the first infestation are still there. That is the choice a building is really making, and it is the same choice described across the rest of this practice.

Common questions

How do I tell which cockroach I have?

Size and markings do most of it. A German cockroach is small, tan, and carries two dark lengthwise stripes on the shield behind its head. An American cockroach is much larger and reddish-brown with a pale margin on that shield. An oriental cockroach is dark, glossy and slower-moving, and the female's wings are stubs rather than full length.

Does having cockroaches mean my apartment is dirty?

Not in a multi-unit building. German cockroach pressure follows warmth, moisture and the plumbing chases that connect apartments, so a meticulously kept unit next to an untreated one gets them. Housekeeping affects how fast a population grows and how well control works, but it is rarely what started it.

Why do I only see them at night?

Cockroaches are strongly negatively phototactic and spend the day pressed into cracks near warmth and water. Seeing them in daylight, out in the open, usually indicates a population large enough that harborage is overcrowded. That is a useful diagnostic and generally means the problem is further along than the resident thinks.

Can cockroaches make asthma worse?

Yes. Cockroach allergens from cast skins, fecal material and body fragments are a well-documented indoor asthma trigger, particularly for children in dense housing. This is why New York City treats indoor pest allergens as a housing condition and why cleaning up the residue matters as much as killing the insects.

Do over-the-counter sprays work on German cockroaches?

They tend to make the problem worse. Consumer aerosols are largely repellent, so spraying a harborage scatters the population deeper into voids and along chases into adjoining rooms and units, which spreads the infestation and undermines any bait placed afterwards. Total-release foggers are the worst version of this.

Why did the treatment work at first and then stop?

Two common reasons. The population may be reinvading from an untreated neighboring unit or from a shared chase, so the unit is being refilled rather than failing. Or a single bait has been used long enough for the population to stop taking it readily, in which case the material and placement need rotating.

How long does it take to clear a German cockroach infestation?

In a single unit with cooperation, a substantial reduction usually shows within the first two weeks and resolution takes several service visits over one to two months. In a building with multiple affected lines it is a program rather than a job, and the timeline depends mostly on how much access is obtained.

What should I do before a cockroach service visit?

Clear under the sink and out of the lower cabinets near the plumbing, get food into sealed containers, deal with standing water and leaks, and remove stored cardboard. Do not spray anything yourself beforehand, because a repellent residue on the surfaces we need to bait can cost weeks of progress.
