Graduate Pest Control treats every job as a building problem rather than a pest problem. We diagnose the structural and moisture conditions that let pests in, correct them, and treat only what remains. What does it actually mean to treat a pest problem as a building problem?

It means the animal you saw is the last event in a chain, and the chain is where the work is.

Every established pest population in a structure depends on four things being available at once: a way in, somewhere to shelter, something to eat or drink, and conditions that let it survive the season. Remove any one of those and the population cannot persist. Conventional pest control acts on the population itself, which is the only one of the five variables that regenerates on its own. That is why a treated building refills, and why the interval between visits is really a measurement of how fast the building refills rather than of how well the product worked.

The building-science version of the question is different. Instead of asking what is here, we ask why here — what specific feature of this structure made it the address a colony chose over the ten around it. That question has physical answers. A soffit return that was boxed in but never closed. A line-set penetration sleeved and left unsealed. A downspout discharging two feet from a fieldstone foundation, keeping the sill plate at moisture content that a carpenter ant colony can excavate. A cellar drain line with a broken house trap, which is an open connection to the sewer whatever else you do at street level.

Those are the things we look at, and they are the reason our proposals routinely include items that do not look like pest control at all. Extending a leader, correcting a grade, re-screening a foundation vent, repointing a mortar joint, replacing a garage door seal that no longer meets the jamb — each of those is a pest measure, because each removes a condition the pest is responding to. A company selling a treatment schedule has no commercial reason to tell you that. Arnold Katz built this business in 1983 on the opposite premise, and his son Ryan still runs it that way.

None of this means chemicals are avoided. They are how you bring an existing population down, and there are jobs where nothing else will. It means they are used deliberately, in the smallest quantity that does the work, and never as a substitute for repairing the thing that caused the problem.

How is the service range organized, and how do you know which one you need?

There are two families of work here, and understanding the split tells you which page you want.

The first family is envelope work — physical alteration of the building so that pests cannot get in or cannot get to what they want. Structural exclusion is the whole of that family, and it is the service the practice is built around. It is also the durable half of several of the others: the sealing you do after a rodent job is what makes the rodent job hold, and the sealing you do after a squirrel is removed from an attic is what stops the next one using the same hole.

The second family is population work — bringing down or removing the animals that are already present, and each pest in that family behaves differently enough to need its own approach.

Rodent control is the highest-volume work across both metros. Mice and rats need remarkably little space to get in, and rodent work that does not close the envelope is a standing appointment rather than a fix. Cockroach control is overwhelmingly a New York City problem in multi-unit buildings, and German cockroach pressure tracks plumbing chases and shared risers far more reliably than it tracks how clean anyone’s kitchen is. Bed bug treatment has the same architecture: in a building with shared walls and conduit, treating one apartment while the neighbors go unassessed produces a bill and not a result.

Ant control is where the moisture story is most visible, because carpenter ants do not eat wood — they hollow out wood that water has already softened, which makes a colony in a band joist a plumbing or gutter diagnosis wearing an insect costume. That ant is also the wood-destroying insect this firm actually treats. Termites are not: Graduate does no termite work of any kind, and the eastern subterranean termite profile exists so a homeowner can settle which of the two is in the wood before calling anybody.

Wildlife management covers squirrels, raccoons and bats, and it is the one service on this list that runs across two firms: the removal itself is licensed nuisance wildlife control, so it is coordinated with partner firms that hold the DEC credential, while the sealing behind it — which is the half that decides whether the attic stays empty — is ours. Bats add a seasonal timing constraint that is not negotiable. Wasp and hornet removal concentrates at exactly the roofline gaps that admit everything else — soffit returns, ridge vents, gable louvers. Mosquito management is the outlier, because it is not an envelope problem at all: it is a standing-water and drainage problem on the property, and a fogging schedule that ignores the breeding sites is theater. It runs under category 8, the state’s public health certification, on minimum-risk 25(b) exempt materials — short-lived by design, which is precisely why the survey has to carry the program rather than sit in front of a spray.

If you are not sure which of these you are looking at, do not force a choice. The next section is the triage.

What should you do if you do not know what you are looking at?

Describe the evidence rather than naming the pest, because the evidence is diagnostic and a guessed name is not.

Droppings are the most common first sighting and they separate species cleanly. Mouse droppings are small, dark and pointed at both ends. Rat droppings are considerably larger and blunter. Cockroach droppings look like ground pepper or coffee grounds and cluster in corners, in cabinet hinges and behind appliances. Bat guano is similar in size to a mouse dropping but crumbles to a glittery powder because it is largely insect fragments, and it accumulates in a pile beneath a single point rather than scattering along a route. Where the material is found matters as much as what it is: a scatter along a joist is a travel corridor, while a concentration in one spot is a nesting or feeding site.

Sawdust-like debris is not sawdust. Carpenter ants push out a coarse frass that usually contains fragments of insects, and finding it below a trim board or a joint means the gallery is above it. That is a far more reliable indicator than seeing a few foraging ants in a kitchen, which may have come from a colony outdoors.

Mud tubes on a foundation wall, a pier or the interior of a cellar are subterranean termites and effectively nothing else. A tube is a covered highway from soil to timber, and it maps the route for you. It is also the one item on this list we will not be treating, because termite work is not something this firm takes on — the eastern subterranean termite profile covers how to read the tube and what to do about it.

Sound is the most underrated evidence in an attic or ceiling. Scratching and running in the early morning and late afternoon usually points to squirrels, which are diurnal. Heavier, slower movement after dark suggests raccoons. A rapid skittering at night with no daytime activity is more consistent with mice or rats. A soft rustling or chittering at dusk near a gable end is worth having looked at properly, because bat work has legal timing constraints and a mistake there is both cruel and expensive.

Bites and skin reactions are the least reliable evidence of all and the one people are most certain about. Reactions vary enormously between individuals, and plenty of confirmed bed bug cases produce no visible marks on one occupant while another in the same bed reacts strongly. Bites alone do not confirm anything. Physical evidence — cast skins, dark spotting on seams and platform edges, live insects — does.

Call it in the way you would describe it to a neighbor. That is enough for us to know what to bring.

How does residential work differ from commercial work?

The pests overlap almost entirely. The problem being solved does not.

In a house, the client is the occupant and the objective is that the problem stops. The decision-maker is standing in front of you, the building is a single envelope under one owner’s control, and if the correct fix is to regrade the side yard and re-screen four foundation vents, that is a conversation with one person who can say yes.

In a commercial setting the pest is rarely the actual problem. A restaurant operator’s problem is an inspection score. A co-op board’s problem is a statutory obligation to the shareholders and a paper trail that has to hold up when someone asks for it two years later. A managing agent’s problem is a complaint chain that has already gone through three parties and is now in writing. A hotel’s problem is a single confirmed report and what happens to it online. In each of those cases the work has to produce a defensible record as well as a result, and a record that was assembled afterwards is worth very little.

There are three practical consequences. First, scheduling and access become a large part of the job — you cannot inspect forty units by asking nicely once. Second, the reporting is a deliverable in its own right rather than an invoice attachment, because someone other than the client will read it. Third, the corrective items get assigned to a named party with a date, since in a commercial building the thing that needs fixing frequently belongs to a different trade or a different budget line than the pest contract.

What makes New York City work different from Long Island work?

The principle is identical in both places. The surfaces are not, and neither is the ownership of the problem.

A Long Island property is usually a detached structure with its own perimeter, its own foundation and its own roofline, which means the work is perimeter work and it is bounded. The recurring cast of failure points is short and consistent: the sill plate junction where frame meets foundation, foundation vents with corroded screening, crawlspace hatches that no longer seat, bulkhead doors, utility penetrations that were sleeved but never sealed, garage door corners, dryer vent flappers, and the roofline gaps at soffit returns and gable louvers. Older North Shore housing stock adds fieldstone and rubble foundations whose mortar joints open with freeze-thaw cycling, and waterfront exposure adds crawlspace moisture that softens framing and accelerates everything else. Carpenter ants, roofline wildlife and mosquitoes are meaningfully Long Island problems for exactly these reasons: wet wood, an accessible eave and standing water on a property with grounds.

A New York City building inverts it. The exterior envelope may belong to the building rather than to you, and the important pathways are internal and vertical. Plumbing chases running floor to floor act as open shafts unless they were firestopped and sealed at each level. Shared risers, electrical conduit and low-voltage cable runs behave the same way. Party walls between adjoining brownstones commonly have voids at the joist pockets, which is why a problem that begins in one house appears next door within weeks. Add compactor rooms and chutes, sidewalk hatches, cellar doors, sidewalk vaults and the connection to the sewer, and you have a set of pathways no individual resident can close.

That is the real difference: in the city, the person experiencing the problem usually cannot authorise the fix. A resident in apartment 4C can have 4C treated, and the effect is to reduce the count in 4C while displacing the remainder along the chase into the units above and below. What resolves it is work commissioned at the building level. It is worth knowing that before spending a year treating one apartment.

What actually happens on a first inspection?

More looking than treating, and it takes longer than people expect.

We start with the history, because it narrows the search dramatically. When did you first notice it, what exactly did you see, where in the building, has it changed with the weather, has anything been treated before and by whom, and has any construction or renovation work happened in the last few years. That last question earns its place: new penetrations cut by other trades and left unsealed are one of the most reliable causes of a problem that appeared out of nowhere in an otherwise stable building.

Then the exterior, at grade and above. The full perimeter, the foundation and its condition, every utility penetration, the drainage — gutters, leaders, discharge points and the way the ground falls away from or toward the structure — and the roofline. Then the interior: the cellar or crawlspace, the mechanical spaces, under sinks and behind appliances where supply lines enter walls, and the specific rooms where activity was reported.

Throughout, we are reading evidence rather than counting insects. Rub marks along travel routes and their intensity. Droppings, their species, their age and whether the ages are mixed. Gnawing, which dates itself because fresh work on wood is pale against the weathered surface around it. Frass and where it has fallen from. Mud tubes. Damaged or matted insulation. Moisture readings where framing looks suspect. Each of those answers a different question — what, where it travels, how long, and roughly how many.

What you get at the end is a diagnosis, not a quote for a product. That includes what is present, how it is getting in, what is sustaining it, what has to be done first, and what can wait. Where the correct sequence is population reduction, then sealing, then verification, we say so, because sealing a building that still has an active population inside it removes their route out and concentrates them in the wall voids — which is materially worse than what you started with.

If exclusion is not the right answer for your building, we will tell you that too. It is significant work and selling it into a situation it cannot fix produces an unhappy client and a problem that carries on regardless.

Why does a pest problem become a recurring one?

Because something in the building keeps making it available, and nothing in a standard treatment cycle changes that something.

There are three distinct mechanisms and they call for different responses.

A pathway that was never closed. This is the simplest case and the most common. The treatment worked, the population went to zero, and the opening that admitted them is still open, so the building refills from the same source at the same rate as before. The clue is the rhythm: a problem that returns on a predictable interval, often seasonally, is a pathway problem. The fix is physical and it is permanent in a way a residue never is.

A condition that keeps the site attractive. Some pests are not opportunists passing an open door; they are responding to a specific condition. Wet wood is the dominant example. A band joist held at high moisture content by a failed gutter is attractive to carpenter ants as a nesting substrate whether or not the last colony survived. Kill the colony, leave the water, and the site remains equally suitable for the next one that finds it. Fungal decay compounds it by softening framing that was sound, which then admits everything else. The same logic applies to standing water and mosquitoes, and to condensation on uninsulated lines feeding a cockroach population that has water even in a spotless kitchen.

A source you do not control. In an attached or multi-unit building the population may not be yours. A neighboring unit, an adjoining brownstone through the joist pockets, a shared chase, a commercial tenant on the ground floor, or a cellar drain line serving the whole building can each sustain a problem in your space indefinitely. Nothing done inside your four walls will end it. What ends it is either building-level work or, at minimum, sealing your unit’s boundary properly so that the shared pathways stop terminating in your kitchen.

Working out which of the three you have is most of the diagnosis, and it is why we ask when a problem returns rather than only what returned. The interval is data.

When in the year does each of these problems appear?

The calendar is more predictable than most people assume, and using it changes both cost and outcome.

Late winter into early spring is swarm season, and it produces more misidentification than any other few weeks in the year. Carpenter ant activity resumes as the ground warms, and satellite colonies inside a structure typically become visible before the outdoor foraging population does — winged ants indoors in March are not a coincidence. Winged termites emerge in the same weeks and gather at the same windows, and the two get confused constantly. Late spring through summer is when stinging insects build. A wasp or hornet nest that is a golf ball in May is a serious proposition by August, and the nests concentrate at the roofline gaps described above. Mosquito pressure builds through the same period and is governed by whatever holds water on the property for a week at a time: clogged gutters, tarps, plant saucers, corrugated drain pipe, a low spot in the lawn, an unused pool cover.

Late summer into autumn is the highest-value window in the year for rodent work. Falling temperatures push mice and rats toward harborage, and a building sealed in September never acquires the autumn population at all. Sealing the same building in January means dealing with an established interior population first, which makes the job longer, costlier and more disruptive. This is the single piece of timing advice worth acting on.

Winter has a use that surprises people. On a genuinely cold day the building shows you where it leaks: warm air escaping at a rim joist, a soffit return or an unsealed penetration is detectable, and those thermal leaks correlate closely with pest entry points because both are the same thing — a gap in the envelope.

Wildlife runs on its own clock. Bat exclusion cannot proceed during the maternity season, because a one-way device installed then seals flightless pups inside the structure — New York’s health department puts that window from late May to mid-August. Squirrel and raccoon work carries similar considerations when young are present. Those constraints are checked before scheduling, not assumed away.

What will we not do?

A short list, stated plainly, because it saves everyone time.

We will not sell a recurring spray schedule as a fix for a structural problem. If the reason you have mice is a half-inch gap at a bulkhead door, a quarterly application does not address it and we are not going to pretend otherwise.

We will not quote structural work from a photograph or a phone description. Reading the evidence is what separates sealing the four openings that matter from sealing forty that do not, and that cannot be done remotely.

We will not seal a building with an active population inside it, in that order, whatever the schedule pressure.

We will not proceed with wildlife exclusion during a period when young may be sealed in.

We do not do termite work of any kind. A firm that will not take a job it is not set up to do properly has to say which jobs those are, and this is one: if what you have found is a mud tube on a foundation or a drift of shed wings on a sill, you need somebody whose practice is built around that insect. What we can do is help you establish whether that is what you have actually found, which is the point of the eastern subterranean termite profile, and take the job if the answer turns out to be carpenter ants instead.

We will not claim a credential we cannot document, publish a price for work that varies as much as this does, or promise an outcome in language we cannot stand behind. Ryan’s version of this is blunter: if you want someone to spray and leave, we are not the right fit. That is not a slight on anyone who wants that. It is just not what this company does.

Common questions

Which service do I need if I do not know what pest I have?

Start with what you have physically seen rather than with a pest name. Droppings, sawdust-like debris, mud tubes on a foundation, bites on skin, or noise in a ceiling each point in a different direction. Describe the evidence and where it was found when you call, and the triage happens on our end.

Do you work in apartment buildings as well as houses?

Yes. Detached houses on Long Island and multi-unit buildings in the five boroughs are both core work, but they are handled very differently. A house is a single envelope with its own perimeter. A building shares walls, chases, risers and refuse infrastructure with its neighbors, so the pathways are internal and the work has to be building-wide.

Is one visit ever enough to resolve a problem?

Sometimes, for a single nest or a contained event such as a wasp nest at a soffit return. More often the visible problem is the end of a chain that includes an opening, a moisture source and a harborage. Resolving it properly means addressing that chain, which usually takes an inspection, corrective work and a verification visit.

Why do you spend the first visit looking at gutters and grading?

Because water is upstream of most structural pest activity. Carpenter ants excavate wood that is already softened, decay at a sill plate turns a sound edge into an opening a rodent can widen, and a damp crawlspace keeps producing problems no matter how carefully the perimeter is sealed. Fixing the drainage is pest work even though it does not look like it.

Do you use chemicals at all?

Yes, where they are the right tool and in the smallest amount that does the job. Materials are how you bring an established population down, and there are situations — an active German cockroach infestation, a bed bug introduction, a carpenter ant colony already inside a band joist — where nothing else works. What we avoid is using them as a substitute for repairing the building.

Can you handle a problem that another company has already treated?

Frequently, and it is a large share of what we see. A recurring problem after competent treatment usually means the chemical work was fine and the structural cause was never touched. We start over from the inspection rather than assuming the previous diagnosis, because the pattern of failure often tells us where to look.

Property type matters more than most callers expect: a 1920s frame house with a fieldstone foundation and a post-war slab ranch are different jobs from the first minute.
