Norway Rat Control

A Norway rat forages within a few hundred feet of its burrow, so the source of a rat problem is almost always on the property or the one beside it. That makes the ground the first survey: burrows, harborage, refuse and drainage, before anyone looks at a wall.

Why is a rat problem a site problem before it is a building problem?

Because the animal does not come from far away, and the published range figures make that concrete.

UC IPM puts nightly foraging distances for Norway rats at 100 to 500 feet from the nest, and notes that they stay closer than that where food and shelter are near each other. The wildlife damage literature is tighter still: a daily activity area roughly 100 to 150 feet in diameter, with rats seldom traveling more than 400 feet from their burrows. A rat is not roaming the neighborhood. It is working a small, well-known circuit between somewhere to sleep, something to eat and something to drink, and it wants all three inside a couple of hundred feet.

That has an immediate diagnostic consequence. If rats are appearing at your building, the shelter and the food supporting them are almost certainly on your property or on the one touching it. Not “in the area.” Not “because of the neighborhood.” Within a short walk of the sighting, in a place you can stand and look at.

So the survey runs outside first and inside second, which is the reverse of what most people expect when they call a pest control company. We walk the ground: the foundation line, the bed edges, under the deck, behind the shed, along the retaining wall, the refuse enclosure, the compost, the base of the ivy, the soft soil beside the steps. What we are building is a map of where the population lives and eats, because that map determines every decision that follows.

It also reframes the conversation about cost and scope. A building can be sealed to a very high standard and still be under constant pressure if the site next to it is a burrow system with a food supply on top of it. Sealing is necessary. On a rat job it is rarely sufficient on its own, and a proposal that only addresses the envelope is describing half the problem.

Graduate has been doing this work across Nassau and Suffolk and in Manhattan, Brooklyn and Queens since 1983, and the commercial side of the practice is built on it. The methodology is the same on a detached house as on a food plant. The scale and the documentation differ.

How do you find and count the burrows?

By walking a defined pattern, marking every opening, and then testing which ones are live.

An active burrow reads a particular way. The mouth is smooth and roughly circular, there is loose spoil fanned out in front of it, and a hard-packed polished run leads away into cover. Nothing has grown across it and no leaf litter is sitting undisturbed in the throat. An abandoned one silts in, collects debris and softens at the edges within a few weeks.

The walk itself follows the hard edges, because that is where the animal digs. Rats want something solid to work against and cover overhead. So the productive line is the junction between soil and anything rigid: the base of the foundation, the perimeter of a slab or patio, the footing under concrete steps, the frost wall below a deck, the base of a shed, the back of a retaining wall, the edge of a driveway apron, the soil behind an areaway wall in the city. Ground cover matters enormously. English ivy, pachysandra and dense low planting against a wall hide a burrow field completely, and on more than one property the first honest count has only been possible after the planting was cut back.

Then the measurement. Every marked opening is filled and tamped, and the property is re-walked after a set interval. Openings that have been reopened are current; openings that stayed closed are not. Do that twice and you have a trend rather than an anecdote, and you can tell a client whether the population is falling without either of you relying on how many animals somebody happened to see.

This is where the canine work earns its place on the harder sites. A burrow system under a mat of groundcover, beneath decking or behind a stacked yard is invisible from above and a dog finds it in minutes. That program is described under canine rodent detection and abatement.

The count also sets the pace of everything else. A property with three active openings behind a shed is a different job from a property with twenty-two along a two-hundred-foot foundation line, and pretending otherwise at the proposal stage helps nobody.

What does half an inch mean at the bottom of a building?

It means the sealing standard has to be set for the smaller animal, not the larger one.

The published ladder is consistent. University of Kentucky’s pest-proofing guidance gives gaps of a sixteenth of an inch or less for insects and spiders, a quarter of an inch — the diameter of a pencil — for mice, and half an inch for rats. UC IPM makes the same point from the other direction, noting rats squeezing beneath a door with only a half-inch gap while recommending that all holes larger than a quarter of an inch be sealed to exclude both species.

That last recommendation is the operative one, and it is why a rat scope from us does not stop at half-inch openings. A building with rats almost always has mice as well, or will have. Specifying to half an inch produces a structure that excludes one animal and admits the other, and the second one is harder to find once it is in.

Where the half-inch figure does change the work is in what the material has to survive. A rat is a much stronger animal and gnaws harder, so the substrate matters as much as the dimension. Openings at grade in soft mortar, weathered cedar, plastic trim or a composite threshold are candidate openings rather than safe ones, because they will be enlarged. The gnawing is not opportunistic; incisors grow continuously and have to be worn down.

The bottom two feet of a building is where the yield is on this job. Utility penetrations for water, gas, electrical service, irrigation and communications, nearly all sleeved and very few sealed. The joint at the top of the foundation. Bulkhead doors that no longer meet their frame. Crawlspace hatches. Corroded foundation vent screening. Garage door corners where the seal has lifted. Siding terminations near grade. In the city: areaway doors, cellar hatches, the surround of a sidewalk vault, and joist pockets in a party wall below grade.

Vents are the detail most often got wrong. Blocking a foundation vent to keep an animal out trades a rodent problem for a moisture problem in the framing, and on a damp crawlspace that is a slower and more expensive failure. University of Kentucky’s guidance is to install quarter-inch wire mesh over attic, roof and crawlspace vents. They stay open and get screened, not filled. Weep holes in brick veneer are the same case.

How does a rat get in below grade, and what stops it?

By digging down the outside of something solid until the soil runs out, and it is stopped by making the soil run out into metal instead of air.

This is the part of the specification that a mouse-oriented exclusion scope does not contain, and it is the reason a rat proposal reads differently. A mouse finds an existing opening. A rat will make one under a structure that has no opening at all, by excavating alongside a footing, a slab edge or a shed skid until it reaches the void beneath.

The countermeasure is a barrier that turns. A skirt of galvanised material is set into a trench against the structure and returned outward below the surface, so that an animal digging down the wall meets material and, when it follows the material outward, meets more of it. Digging around the return is a great deal more work than digging next to a footing, and rats do what everything else does when a route becomes expensive: they use a different one. On a shed base, a deck perimeter, a slab edge or an outbuilding, that detail is the difference between a season and a decade.

The material specification climbs across the board here. Custom-fabricated 26-gauge galvanised sheet metal, cut and bent to the opening rather than trimmed to look close enough. Cement and mortar at masonry, with genuine repointing where joints have opened rather than a smear across the face. Xcluder fill fabric and door sweeps at thresholds and around services, and Xcluder GEO where a barrier has to sit below grade against burrowing. Copper and stainless mesh where an annulus has to be packed and where a corroding fill would stain the elevation beneath it. Galvanised hardware cloth on any opening that has to go on venting. Everything mechanically fastened, since a glued edge is only ever as sound as a surface nobody cleaned.

Nothing on that list is expanding foam, and none of it is packed out with any behind the visible face. A rat opens cured foam without effort, and UC IPM lists insulating foam among the gnawable materials that do not exclude rodents at all. It is the most common failure in the trade and we do not carry it.

Voids under concrete are their own category. Where burrowing has removed soil from beneath a step, a walkway or a stoop, the void has to be filled and compacted, both because it is harborage and because a void under concrete eventually becomes a crack and then a settlement. Undermined patio slabs and slumped garden steps on Long Island properties are more often a rodent finding than people expect.

When is the route the drain rather than the wall?

When the evidence starts below the lowest floor and the ground outside cannot explain it.

That is a decision, and it is worth setting out how it gets made, because getting it wrong costs a building years. The test is essentially a subtraction. If the burrow census outside is substantial and the interior evidence is concentrated at grade near a door, a vent or a service penetration, the animals are coming in from the site and the work is exterior. If the burrow census outside is thin or empty, and the interior evidence is heaviest in the cellar, around floor drains, in a boiler room or in a ground-floor commercial space, and the rub marks originate at a fixture rather than at a wall, the pathway is very probably the drainage.

The confirming work is unglamorous and it is not chemical. Camera inspection or smoke testing of the cellar lines. Checking whether the house trap is intact and capped. Confirming that every floor drain still holds a water seal, including the ones in rooms nobody enters. Looking for spoil in a dirt-floored cellar. Finding out what happened to the line from a fixture that was removed in a renovation ten years ago and closed with something temporary.

When the answer is a fractured lateral or a missing trap cap, the resolution is a plumbing repair. We will say so, and we will say so knowing it moves the work to another trade, because the alternative is selling a monitoring schedule against a problem that monitoring cannot touch. Buildings run that cycle for years: exterior stations along the curb, a genuine reduction in the street population, and no change at all in the sightings inside, because nothing outside the building was ever the source.

The other city-specific pathways sit alongside it and are worth checking in the same visit. Compactor rooms with unsealed floor penetrations and a chute that no longer closes. Sidewalk hatches with a gap at the hinge. Cellar doors in an areaway that have dropped on their hinges. Scaffolding and sidewalk sheds, which create a sheltered protected run along a building line for as long as they stand.

What exterior harborage is actually doing the work?

Cover, and it is usually the cheapest thing on the property to change.

A rat crosses open ground reluctantly. It moves along edges, under things, and through vegetation, and it will not readily use a route that leaves it exposed. That single behavioral fact turns harborage removal from tidying into a control measure, and it is why the exterior audit is ranked rather than a list.

The clear band. A hard-surfaced or gravelled strip against the building where nothing is stored and nothing is planted is the highest-value single change on most properties. It removes cover from the exact line where burrowing is most productive and it makes the foundation inspectable, which means the next problem gets found early rather than late.

Dead space under structures. Decks, porches, sheds and outbuildings sitting above grade with an open skirt. Enclosing them properly, or excluding beneath them, removes the best harborage on most suburban lots.

Dense low planting. Ivy, pachysandra and heavy ground cover against a wall. NYC Health’s own guidance is to keep areas free of tall weeds and to trim shrubs that sit close to the ground, and the reason is exactly this.

Stored material. Woodpiles on soil against the house. Stacked timber, pallets, tires, building materials left after a job. Cardboard and stored goods on a cellar or garage floor rather than on shelving with a visible gap beneath.

The refuse line, which is the largest lever of all in the city. NYC Health’s recommendation is hard plastic rat-resistant containers with tight-fitting lids, and the practical version of that is containers that actually close, kept off the ground where possible, with set-out timing that minimises the hours bags spend at the curb. Grease containers on a hard surface, closed, and cleaned around. A restaurant that gets refuse handling right sees a bigger change than one that doubles its station count.

Incidental food. Bird feeders against a wall, pet food left down, fallen fruit, an open compost bin, spilled seed in a garage.

The exterior audit is what makes everything else work faster. It does not replace sealing and it does not replace reduction. It lowers the number of animals the site can support while both of those are happening.

Why does the first week look like nothing is happening?

Because the animal is suspicious of new things, and the method accounts for that deliberately.

UC IPM records it plainly: rats quickly detect and tend to avoid new objects and new foods. A device set into an established run on Monday may be walked around until Thursday. This is the single largest difference between rat work and mouse work in practice, and it is the reason most rat jobs are abandoned prematurely by whoever is paying for them.

So devices go into the runs and are given time to become part of the scenery before they are expected to perform. Placement follows the evidence rather than convenience: hard against the vertical surface, on the identified runs, in the concealed edge-following positions the animal already uses, and not out in open floor where nothing will go.

Interior work is trapping-led wherever the space is occupied, for a practical reason. An animal you can remove is better than an animal that dies under a slab or inside a chase where you cannot reach it, and the second outcome becomes its own longer service call. Where rodenticide is appropriate it goes into secured, tamper-resistant stations, sited with regard to children, pets and non-target animals. Long Island supports red-tailed hawks, owls and other predators that feed on rodents, and secondary exposure is a real constraint on how and where material is used rather than a footnote in a document.

Burrow work outside runs alongside it, and burrows are collapsed and backfilled after treatment specifically so that reopening becomes visible evidence. That is the census doing double duty: it reduces harborage and it measures progress at the same time.

And nothing gets closed while there is traffic. Sealing a structure over an active interior population removes the route out, not the presence.

How does the block change the answer?

Substantially, and in the city there is public information that tells you whether it should.

The NYC Health Department runs a Rat Information Portal that shows inspection results and history by address, borough and neighborhood; it carries out rat indexing, inspecting properties across targeted areas and mapping local hot spots; and it designates rat mitigation zones where activity is high enough to warrant coordinated resources. Those are worth checking before a board spends anything, because they answer a question a single building cannot answer for itself: is this our problem, or is it the block’s problem arriving at our door?

The distinction changes the scope. A building in a mitigation zone with a documented history along the whole street is going to face continuing pressure whatever it does, and the honest recommendation is a hardened envelope, disciplined refuse handling and monitoring that produces a record, rather than an expectation of zero. A building with a clean street and a private problem usually has a specific fault — a broken lateral, an open vault, a rear yard nobody looks at — and that is findable.

NYC Health also states the obligation directly: property owners are legally required to keep rats out of homes. For a co-op or condo board, a managing agent or a portfolio owner, that turns a nuisance into a documented duty, and building-wide work that changes the physical condition is generally the most durable way to discharge it. The board-level version of this work sits under co-op and condo pest control and property management pest control, and in food premises under restaurant pest control.

On Long Island the block dimension is different but real. Excavation for a pool or an addition, a demolition, a sewer or water main replacement, or the removal of a long-standing shed or overgrowth will destroy an established burrow system in an afternoon and relocate the animals to the nearest shelter with food. If a machine has arrived on the lot next door, that is the week to walk your own foundation line.

How do you know when it is finished?

By the measurements, not by the absence of sightings.

Sightings are a poor signal in both directions. An early reduction stops the sightings while the population is still substantial, because the bold animals go first. And a single animal seen in daylight after months of quiet may be a straggler rather than a resurgence. So the close-out runs on things that can be counted.

The burrow count. Filled openings that stay filled across two re-walks, at least one of them after rain, which is when a marginal burrow reopens if it is going to.

Untouched monitoring. Devices in the identified runs that record nothing over a defined period. A device that has not been visited is evidence; a device nobody checked is paperwork.

The seal, tested by weather. A verification visit after the first freeze-thaw cycle on exterior masonry and after a heavy rain, because both find the joints that were closed optimistically.

The exterior conditions, re-checked. Refuse handling holding up after a month, the clear band still clear, the deck skirt still intact, the woodpile still where it was moved to.

For a commercial account that record is the deliverable as much as the result, because an auditor, an inspector or a board is asking what was found, what was done and what has happened since. For a homeowner it is simpler: the holes stay shut, the stations stay quiet, and next autumn is uneventful.

Can a rat dig under the barrier you install?

It will certainly try, which is why below-grade work is specified differently from work at eye level. A barrier at a shed base, deck perimeter or slab edge is turned outward below the surface so the animal meets material rather than soil when it digs down against the wall.

Why did the first week of trapping produce nothing?

Because rats detect and avoid new objects in established routes. UC IPM records that avoidance directly. Devices are introduced into the runs and left to become ordinary before they are expected to perform, and a quiet first week is usually the method working rather than failing.

My neighbor is being treated and now I have rats. Is that related?

Very likely. Rats displaced from a burrow system relocate to the nearest shelter with food, and on a suburban street or a city block that is the property next door. The same applies to excavation, demolition and sewer work. It is the moment to check your own foundation line rather than to wait.

Does the City keep records of rat activity on a block?

Yes. The NYC Health Department runs a Rat Information Portal showing inspection results by address and neighborhood, carries out rat indexing across targeted areas, and designates rat mitigation zones. It is a useful check on whether a building's problem is its own or the block's.

When is the answer a plumber rather than a pest control company?
