What tells you it is a raccoon rather than something lighter?
Weight, hour and voice — and all three are audible from a bedroom before anyone goes up a ladder.
Raccoon movement above a ceiling reads as footfalls. You hear an animal walking, pausing and walking again, with real mass behind it, sometimes with a dragging or rolling noise as it shifts material about. It is nocturnal, so the pattern is a departure around dusk, absence through the middle of the night, and a return before first light. It also vocalises, and a litter of kits in a cavity produces a distinctive churring and chittering that carries through plasterboard and unsettles people considerably.
Set that against the alternatives. A gray squirrel is lighter, faster and active in daylight, with its heaviest movement shortly after dawn. A house mouse is light, quick and mostly nocturnal, and comes with droppings at a completely different scale. A bat colony is a soft, high chittering that rises in hot weather rather than anything that walks.
The animal itself needs no introduction once seen: a stocky, grizzled gray-brown body, a black facial mask edged in white, a ringed tail, and forefeet that function as hands. The tracks are the giveaway on a flat roof, in mud at a downspout or in dust in an attic — small, long-fingered, hand-like prints that look unmistakably like something with thumbs walked past.
Against an opossum, which occupies a similar niche and is the usual misidentification. An opossum has a pointed white face, a naked prehensile tail, coarse pale gray fur and no mask. Behaviorally it is far less capable: a poor climber relative to a raccoon, rarely creating its own entry, and mostly exploiting openings at or near ground level — under decks and porches, in crawlspaces, through a failed foundation vent or a bulkhead that no longer closes. An opossum under a deck usually means something else opened the way or the structure was already open. A raccoon in an attic means the animal made its own arrangements.
The distinction matters because the material specification, the removal method and the risk profile all change. A raccoon exclusion is built to a standard that would be absurd for a squirrel and inadequate for nothing else.
How does a raccoon actually get into a house?
By levering, pulling and tearing at details that were never designed to resist a strong animal with hands — and, on many properties, by simply walking in at ground level.
At the roofline. The classic entry is a soffit panel pulled out of its channel. Vinyl or aluminum soffit installed over an older wooden assembly is held at its edges rather than fastened across its face, so an animal that gets a grip on the leading edge levers a run open and steps into the eave. Next most common is the roof edge itself: at a rake, at a valley, at a rotted fascia or where decking has softened at a drip edge, a raccoon works a lifted shingle course and levers the decking. Gable louvers are torn out wholesale rather than squeezed through. Roof-to-wall junctions over garages, porches, dormers and additions are frequently the weakest detail on the building, because the flashing is complicated, often done badly, and opens straight into a framing cavity. Attic fans, turbine vents and old whole-house fan housings all present a hatch that can be forced.
At the chimney. An uncapped flue is an open vertical shaft. A cap that sits on friction rather than fasteners is removed. On frame construction the chimney chase is a hollow column with a sheet-metal top pan that rusts through, and once that goes the chase connects directly into the roof structure.
At ground level and below. This is the half people forget, and in New York City it is the larger half. Brownstone areaways with a cellar door that no longer meets its frame. Rear-yard access to a crawlspace hatch that has warped. Deck and porch baseboard with a loose board, or with no baseboard at all. Bulkhead doors. A crawlspace vent whose frame has rotted out of the masonry. Garage doors with a lifted corner seal. Sheds, and the void beneath them.
How it gets there. Raccoons climb well. Downspouts, trellises, corner boards, ivy and mature vines, fences running to a wall, stacked material, and low garage roofs that give a step up to a main roof are all used. Overhanging limbs matter less than they do for squirrels because a raccoon does not need to jump — it climbs the wall. On city buildings, fire escapes, parapet returns, cornices and roof bulkheads produce a whole roof-level territory that nobody looks at, and a flat roof with a bulkhead door that no longer seats is an invitation.
The unifying observation is that a raccoon does not need a hole; it needs a weakness. That is why a raccoon exclusion has to look at the condition of the assembly rather than at the inventory of gaps.
What does the raccoon year look like, and when are kits in a structure?
One breeding season, a long dependent period, and cold-weather denning that keeps buildings occupied through the winter.
Late winter into spring. Females seek natal dens, and the specification they are looking for — elevated, dark, dry, defensible, undisturbed and above any ground predator — describes an attic, a chimney flue or a chase almost exactly. This is when the majority of attic complaints start, and it is also the period when the timing question is at its most consequential.
Spring into summer. Kits are in the cavity and dependent for a considerable period. They are helpless at first, and they remain unable to follow an adult out of a roof cavity for a long time after they begin moving around inside it. During that window, a one-way device on the entrance is not a removal — it is a separation. The adult goes out to feed and cannot return. The litter stays where it is, unfed, and dies in the ceiling. What follows is decomposition in an inaccessible cavity, weeks of odor through the finished ceiling below, a secondary insect problem feeding on the carcasses, and a mother who will spend nights tearing at the roofline trying to get back to them. That last part is not a welfare abstraction; it is very often a larger hole and a bigger repair than the original.
Late summer and autumn. Kits become mobile and travel with the female. Foraging intensifies as animals put on condition before the cold. This is generally the most workable window for exclusion, and it is also when refuse handling, fallen fruit and pet food outdoors have the strongest effect on how many animals are working a street.
Winter. Raccoons do not truly hibernate. They enter periods of inactivity in cold weather and hole up, sometimes for days at a stretch, in whatever den they have secured. A heated attic above an occupied house is a considerably better proposition than a hollow tree, so winter occupancy is normal rather than exceptional, and a household that hears nothing during a cold snap should not assume the animal has gone.
How the timing is handled. Before exclusion is scheduled we establish the species, whether a female is present and whether there is a litter, and the timing of the work is governed by current state wildlife guidance rather than by anyone’s convenience. If the answer is to wait, we say so. Waiting still has work in it: mapping and closing every secondary opening so the route is reduced to one known point, protecting the interior from traffic, containing damage, and preparing the repair scope so the exclusion goes ahead immediately once the window opens. Where there is genuine risk to occupants — an animal inside living space, or one in a flue with a working heating appliance — a more hands-on approach is judged case by case rather than by rule.
What does a raccoon do to an attic, a crawlspace or a chimney?
Considerably more damage than any other animal on this list, and most of it is building damage rather than pest damage.
Insulation. A raccoon does not tunnel through blown-in material the way a squirrel does; it flattens broad areas by simply living on them. Compressed insulation loses most of its thermal value because the value is in the trapped air. Where a latrine has developed, the material is saturated, holds the odor indefinitely, and the only sound remedy is removal and replacement.
Ceilings. This is the failure that ends up costing the most. Raccoons concentrate waste in latrine sites rather than distributing it, so one area of the attic floor takes repeated loading. A ceiling assembly under a latrine eventually stains through and then fails, and in a two-story house the water and weight come down into a finished room.
Structure. Levered decking, lifted shingle courses, torn fascia, split soffit runs, ripped-out louvers, damaged flashing at a roof-to-wall junction, and an entry hole that gets larger every week. In a crawlspace, torn vapor barrier, disturbed batt insulation falling out of the joist bays, and damaged ductwork.
Mechanical systems. Flexible duct is torn open and used as a route and a nest. A separated duct in an attic pours conditioned air into the roof cavity, which shows up as an upstairs comfort complaint months before anyone links it to the animal. Wiring is chewed less compulsively than by a squirrel but is still damaged, and damaged wiring in a roof cavity is a fire consideration and an electrician’s call.
Moisture consequences. Torn air sealing and vapor control let humid interior air into a cold roof cavity, where it condenses on the sheathing. On a damp North Shore property with a marginal roof assembly to begin with, that is a decay mechanism that continues long after the animal has gone.
The chimney. Nesting material packed into a flue blocks it. A blocked flue with a working appliance beneath it is a combustion-products hazard, which is why an animal in a chimney is treated with more urgency than an animal in an attic.
Scent and the vacancy problem. A den cavity carries scent that reads as suitable shelter to the next raccoon that passes, and raccoons pass frequently in the suburbs and in city rear yards. Removing an animal without dealing with the scented material and the opening leaves the site advertised.
What are the health considerations, and who should you actually ask?
They are real, they are the reason the cleanup is done with protective equipment, and they are not our department to advise on.
Raccoons are associated with public-health considerations that agencies take seriously, including raccoon roundworm and rabies. We are not going to put numbers, prevalence figures or medical guidance on a web page, because that is not information a pest control company should be manufacturing. What we can tell you is how it changes the work.
Latrine material is never dry-swept, brushed or casually vacuumed. It is handled with appropriate protective equipment, wetted rather than disturbed dry, contained, and removed. This is a substantial part of why raccoon cleanup is a specified scope of work rather than an afterthought, and why we do not recommend a homeowner tackle an attic latrine themselves on a Saturday.
Contaminated material comes out rather than getting cleaned in place. Saturated insulation is removed. The affected cavity is cleaned and treated. Surfaces beneath are addressed.
Contact is the trigger for a different conversation entirely. Any bite, scratch or direct contact between a person or a pet and a raccoon — and any raccoon behaving strangely, particularly one that is active in broad daylight and unafraid — is a matter for your physician, your veterinarian or your local health department. Call them, not us. That is not evasion; it is the correct routing, and the people on the other end of those lines are the ones with the authority and the information to act.
Keep pets away from a den site, a latrine and any animal you can see. Most of the incidents that occur in a residential setting involve a dog that went and investigated.
What evidence should you look for?
A raccoon leaves more, and larger, evidence than anything else you are likely to find on a roof.
Prints. The most conclusive single finding. Long-fingered, hand-like tracks in mud at a downspout, in dust on a flat roof or a bulkhead landing, in a crawlspace, on a deck rail or in silt at an areaway drain.
The entry. Not a neat gnawed circle but a torn, levered or pulled opening — a soffit panel out of its channel, a louver hanging, a lifted shingle course with the decking pushed up, a bent flashing edge. Look for a dark greasy rub around the margin where a heavy animal passes repeatedly, and for hair caught on a sharp edge.
The latrine. A concentrated accumulation in one place rather than a scatter, in an attic, on a flat roof, at the base of a tree, on a woodpile, on a deck, or at the top of a retaining wall. Droppings are large, blunt-ended and often contain visible fruit seeds or insect fragments.
Damage patterns in the yard. Turf rolled back in patches where an animal has been working the ground for grubs, bins tipped and opened, a lid worked off, fruit stripped from a low tree, a fishpond disturbed, pet food gone.
In the attic. Flattened areas rather than tunnelled runs, displaced batts, torn duct and vapor barrier, staining at the entry, and daylight — which remains the single most useful indicator in any dark roof cavity, because a gap that admits light admits an animal.
Sound. Heavy nocturnal footfalls, movement at dusk and before dawn, kit vocalisations in spring and early summer, and scrabbling confined to the bottom of a flue, which usually means a trapped animal rather than a resident one.
How is a raccoon removed and excluded?
In the same order as any wildlife job, with a much heavier specification, one extra question at the front of it, and two firms rather than one.
The division is worth naming before the sequence, because raccoons are where it matters most. Getting the animal out is licensed work — New York requires a nuisance wildlife control operator credential of anyone charging to take a nuisance animal, and a raccoon is a rabies vector species that no homeowner and no ordinary pest technician should be handling. Establish what is there. Species, number, whether a female is denning, whether there is a litter, and where the animal is actually living within the structure. Sound, prints, the condition of the entry and the distribution of the latrine all contribute.
Answer the timing question. Governed by current state wildlife guidance, checked before scheduling rather than recalled from memory. Where dependent young are present, exclusion waits and the interim work described above proceeds instead.
Seal every secondary opening before anything else. This is what makes the removal work. A structure with several ways in and a device on one of them has achieved nothing.
The partner fits a device sized and built for the animal. A raccoon one-way door is a heavier, larger and much more strongly fastened version of the squirrel equivalent, mounted so it cannot be levered, gripped or turned. Raccoons leave a den to feed nightly, so the device works with the animal’s own routine.
Or the partner takes it by hand where that is the correct tool. An animal inside living space, one in a flue, or a case where the geometry of the entry makes a device unworkable — these are handled directly, by the licensed operator. Relocation is not a routine practice: it is regulated, frequently poor for the animal, and resolves nothing that sealing resolves better, because a vacated territory is simply taken by the next raccoon on the block.
Confirm the structure is empty before closing. Fresh prints, fresh damage at the device, sound, new latrine material — any of those and it is still occupied, and nothing gets fastened over an opening on an assumption.
Then repair to a raccoon specification. Heavy-gauge galvanised hardware cloth, sheet metal at levered edges, sound structural lumber where a member has been destroyed, purpose-made vent and louver guards, a fastened chimney cap, and mechanical fasteners throughout. Adhesive and caulk are finishing materials rather than barriers, and foam is not on our list at all, since a raccoon removes it with one paw and leaves an open hole that everybody’s paperwork now records as shut. Then reinforce the identical details elsewhere on the same building, because a soffit run that came out at one corner will come out at the next.
Screen what must keep breathing. Ridge vents, gable louvers, soffit vents, crawlspace vents and exhaust terminations get correct metal screening fitted from behind rather than being blocked. Sealing a working vent to keep an animal out trades a wildlife problem for a slower moisture problem in the assembly.
Then the cleanup and the verification. Remove fouled insulation, deal with the latrine properly, clean and treat the cavity, repair duct and vapor barrier, flag damaged wiring, and return after weather to check the seal. Why is a raccoon in a chimney its own problem?
Because a flue is simultaneously an attractive den, a potential trap and a working part of a heating system.
A masonry flue or a metal liner is a smooth vertical shaft. A female may deliberately choose the smoke shelf as a natal den, in which case there are very likely kits on it and the timing question governs everything. Alternatively an animal may have fallen in and be unable to climb out, in which case the scrabbling is confined to the very bottom, above the damper, and the situation is urgent rather than seasonal.
Three things follow. First, do not light a fire. It does not evict anything reliably, and it is not something we are willing to describe as an option. Second, do not open the damper to look, because a damper is the only thing between a raccoon and the room. Third, an animal or a nest in a flue that serves a working appliance is a blocked-flue problem as much as a wildlife problem, and that is a reason to treat it quickly.
The permanent fix is a properly fitted, properly fastened cap that sheds rain, allows the flue to draw and excludes animals — not one that sits on friction, because a raccoon takes those off. On frame chimneys the chase needs its own attention: a sound top pan and closed corners, because a rusted-through pan turns the chase into an open shaft that connects to the roof structure.
What keeps raccoons off a property?
Removing the food, closing the ground-level access, and making the roof a poor prospect.
Refuse is the single biggest lever. Containers with lids that actually latch, kept in a shed, a garage or a secured enclosure rather than loose in a rear yard. Bags never left out overnight in an areaway. In the city, a rear yard with an open refuse area is a nightly food source and it is the reason a raccoon is on your roof at all.
Remove the incidental food. Pet food and water bowls brought in at night. Fallen fruit picked up. Bird feeders reconsidered, because spilled seed feeds far more than birds. Open compost bins closed or replaced with an enclosed tumbler. Fishponds netted. Barbecue grease trays cleaned.
Close the ground floor. Deck and porch baseboard installed properly, with a buried hardware-cloth apron turned outward at the base so an animal cannot simply dig under it. Crawlspace hatches that latch. Bulkhead doors that seat. Areaway and cellar doors that meet their frames, with sound hardware. Foundation vents with sound frames and metal screening. Shed bases closed.
Make the roof less available. Cut limbs back from the roof. Remove ivy and heavy vines from walls. Interrupt fence lines that run into the building. Fit and fasten chimney caps. Check the soffit assembly for panels that can be gripped at a leading edge, and secure them.
Keep the building sound. Almost every raccoon entry starts at something that was already deteriorating — a rotted fascia, a soft decking edge, a failed flashing detail, a rusted louver frame. Fixing those before an animal finds them is cheaper than fixing them afterwards, and it is ordinary maintenance rather than pest work. If a roofer needs to go first, we will say so plainly rather than fastening exclusion material to something that is already failing.

How do I know the animal above my ceiling is a raccoon?

Will bright lights or a radio in the attic drive it out?
Sometimes it moves an animal within the cavity and occasionally it moves one out. It does not close the opening, it does nothing about young that cannot leave, and a female with a litter will generally tolerate a great deal of disturbance rather than abandon it. Treat it as a stopgap, not a method.
Who actually gets the raccoon out?
