What makes Centerport’s ground different from the hamlets around it?
It is a slope, and the census numbers say so before anyone walks it.
Centerport measures 3.64 square miles, of which 2.21 is land and 1.43 is water. Thirty-nine per cent of the hamlet, as the census draws it, is not ground at all. The recorded elevation is 49 feet, the 2020 population was 5,822, and the density works out at 2,632.4 people per square mile. Put those figures together and you are not describing a settlement on a plain with a beach at one end. You are describing a small amount of land wrapped tightly around a large amount of water, at height.
The US Geological Survey explains how that shape came about. Long Island’s northern ridge is the Harbor Hill moraine — poorly sorted glacial till of boulders, gravel, sand, silt and clay, reaching roughly 400 feet at the crest. North-flowing meltwater streams cut wide, deep harbors into it, and wave action left steep bluffs of about 100 feet along the exposed faces. Centerport sits inside one of those cut valleys, with the ground falling from the moraine to a tidal harbor over a short horizontal distance.
For a building that has three consequences, and they are the three that decide most of the work here.
Water crosses lots rather than sitting on them. On a valley wall rain moves and concentrates, arriving at the uphill elevation as sheet flow rather than as rainfall and at the downhill elevation as whatever the uphill side failed to divert.
Grade is not where the builder left it. Every terrace, retaining wall, patio and levelled garden on a hillside changes that path, so the water route around a 1950s house today has little to do with the one it had when the foundation was poured.
One elevation is always wetter than the other three. The slope makes that pronounced, which means a survey walking all four sides equally is wasting most of its time.
The hamlet was Little Cow Harbor around 1700 and became Centerport in 1836, named for its position midway along the Town of Huntington. The gristmill on that harbor ground grain carted down from the plains of Oldfields, the farm hamlet now called Greenlawn — which is why the two places have shared institutions for well over a century.
Why does a third of an inch of rain matter to a house here?
Because the town and the state have already measured how fast this ground sheds water, and published the number.
On 15 December 2017 the Town of Huntington and the New York State Department of Environmental Conservation opened a conditional shellfishing program in a previously uncertified section of Centerport Harbor, running through to 20 April. The certified area extends from the Huntington Beach Community Association on the west to the Centerport Beach windsurfing center on the east, with a southern line drawn from near 1 Harding Court across to a lighthouse-like structure at 16 Keith Court. The waters are open only while daily rainfall stays below 0.3 inches for seven consecutive days, and only while the two sewage pump stations near the Mill Pond operate without a malfunction that could release inadequately treated sewage.
A third of an inch is not a storm. It is an ordinary wet afternoon. That the certification lapses at that threshold is a public statement that runoff from the surrounding slopes reaches the harbor quickly and arrives carrying enough to matter. Nobody wrote that rule with buildings in mind, but it is the best available description of what happens to water on this hillside — and that water crosses the lots it drains from on the way down.
The town’s response has been structural, and Centerport is named in it. Catch basins, leaching basins and StormCeptor units have gone into the Centerport sub-watersheds at Adams Street, Beach Place and Keith Court, with related work at Fleets Cove Road, for a stated purpose of reducing bacteriological loading in the waters of Centerport Harbor. At Centerport Beach, a rain-garden bioswale finished in January 2017 turned 6,900 square feet of parking lot into 75 trees, eight native plant types, permeable pavers and layered sand, gravel and rock filtration, designed to take 80 per cent of the runoff crossing it.
Read all of that as a building surveyor rather than as an environmental officer and the message is simple. The municipality has concluded that the existing drainage does not manage the volume this slope delivers, and has begun retrofitting capacity into the public network. Private lots sit upstream of every one of those installations.
The Mill Pond has had its own scrutiny. In early 2019, after complaints about runoff from the Water’s Edge construction site on Route 25A — the former Thatched Cottage — Suffolk County’s Department of Health Services sampled the pond on 1 February for pesticides, metals including lead, fecal coliform bacteria, nitrogen and phosphorus, the DEC inspected the site on 5 February, and on 13 February the town laid a 300-foot oil-absorbent soft boom across it.
There is a second freshwater body most people forget. Twin Ponds, in the Betty Allen Nature Preserve off Route 25A west of Stony Hollow Road, covers five acres at 10 feet of elevation with a maximum depth of four to five feet, 0.19 miles of shoreline and a dam at its northern end. Two permanent standing-water bodies inside 2.21 square miles of land is a great deal of standing water for a hamlet this size, and it shapes the mosquito year regardless of what the tide is doing.
What are we actually working on in Centerport?
Old shore housing and post-war housing, both of them built into a hillside.
Centerport’s 2,327 housing units carry a median construction year of 1957, and what matters is how they sit either side of that median. Some 509 of them — 21.9 per cent — went up in 1939 or before, a high pre-war share by the standards of this town. The 1950s contributed 687 units, 29.5 per cent, with 358 in the 1960s, 243 in the 1970s and 151 from the 1940s. After that the numbers fall away: 131 in the 1980s, 63 in the 1990s, 139 in the 2000s, 26 between 2010 and 2019 and 20 since 2020. Detached houses make up 2,211 units, 95 per cent; the remainder is 82 attached units, 9 in two-unit buildings, 6 in three- and four-unit buildings, and 19 in one building of twenty to forty-nine. Owner-occupancy runs at 2,174 units, 96.2 per cent, against 86 rented, with vacancy at 2.9 per cent.
The pre-1940 fifth. Hand-framed shore and farm buildings on rubble, fieldstone or early block. The Suydam Homestead is the extreme version and a useful reference point: raised about 1730 as a single room, given a lean-to kitchen around 1760, extended eastward around 1790 with a central chimney venting three fireplaces, and oak-framed throughout. It was listed on the National Register in 1989 after nearly 150 years in one family, and its later history is the instructive part — a 1950s sale, a serious fire, inadequate repairs, restoration in the 1990s that included foundation work, and a present closure for maintenance that covers mold remediation. Old timber holds water, and a building of that age beside a pond will eventually say so.
The post-war half. Capes, ranches and split-levels on poured foundations, and on this terrain a good number of them are stepped into the hill. That is the detail that separates Centerport’s 1950s stock from the same houses on flat inland ground. A stepped foundation has a downhill elevation where several courses of masonry are exposed and an uphill elevation where grade sits close under the siding. The sill line is at a different height on each face, and the wood-to-soil clearance a survey is looking for exists on one side and has been lost on the other.
Both eras have then been altered. Enclosed porches, rear extensions, dormers, replacement windows, finished basements, decks cantilevered out over falling ground, upgraded services. Each of those lands on framing that was already working against the grade, and the meeting point is what opens.
Which pests set the year on a harbor slope?
Insects follow the wet elevation, wildlife comes off the wooded parcels, and rodents work the difference in grade.
Carpenter ants, April through September. The Northeastern IPM Center is precise about the mechanism: carpenter ants do not eat wood, they excavate it, they prefer hollow decaying wood such as that under wood piles, in tree stumps or in wooden framed buildings, they select moist wood because it is easier to work and the moisture helps larvae survive, a damp wooden window or door sill is a popular nest entryway, and they will forage as far as 300 feet from the nest. On a valley wall where runoff concentrates against one face, the damp timber tends to be on that face — and the parent colony is often in a stump or a woodpile uphill of it.
Late winter and late summer denning: raccoons, gray squirrels and big brown bats. Cornell splits the entry pattern by species — bats and flying squirrels take the upper portion of a structure, others arrive at the foundation — and adds that a one-way door frequently ends with the animal gnawing a fresh opening somewhere else on the same building. On a sloping lot the upper portion of the building is frequently reachable from ground on the uphill side, which shortens the climb considerably.
House mice, October into December. Cornell records 50 to 60 droppings a day from one mouse and describes the oily brown sebum marks that accumulate along routes in regular use. A stepped foundation gives a mouse a choice of heights to work at, and the garage or lower level cut into the hill is usually where it starts.
Eastern subterranean termites, swarming March through June. Cornell Cooperative Extension sets the numbers at three inches of air below wood siding or baseboard, eight inches of clean concrete above soil at the baseboard, and an inch of clear space at the sides and end of any wood girder — none of which survives a terrace being raised twice in seventy years. It adds that timber left lying in a yard keeps a colony fed until it is numerous enough to move on the structure itself. Terraced hillside gardens accumulate landscape timbers, old sleepers and fence sections, and they raise grade against the uphill wall while they are at it.
Mosquitoes, late May through September. Suffolk County larvicides roughly 4,000 acres of tidal wetland by air and calls for enhanced catch basin larviciding, but its plan is explicit that household water management belongs to the resident. In a hamlet with a mill pond, a five-acre pond system and a great deal of stored boat cover, the containers on private ground are the part anyone can act on.
Wasps and hornets, July through October. Deep porch ceilings on old shore houses and outbuildings on wooded lots, with colonies at maximum size late in the season.
Cluster flies, December into March. They collect on the sunniest glass in the house, which here is usually harbor-facing, and what they report is an overwintering void above the ceiling or inside a wall.
Why does the wooded acreage matter more than the yard?
Because in a hamlet with 2.21 square miles of land, a surprising amount of it will never be built on.
Eagle’s Nest, the William K. Vanderbilt II estate now run as the Suffolk County Vanderbilt Museum, occupies 43 acres overlooking Northport Bay. It went on the National Register on 26 September 1985, was built in three phases between 1910 and 1936 to designs by Warren and Wetmore — the firm that produced Grand Central Terminal — and carries a mansion, a marine museum, a planetarium, a seaplane hangar, a boathouse and a curator’s cottage. Camp Alvernia holds wooded harbor frontage at 105 Prospect Road; Brother Isidore Garvey and his students bought that land in 1886 with collected Kirkman’s soap coupons, and camp operations began in 1888 under the Franciscan Brothers. Add the Betty Allen Nature Preserve, Grist Mill Park and Heron Park, and a real fraction of the hamlet is permanently wooded and permanently undeveloped.
That is pleasant to live beside and it is the entire explanation for the wildlife work here. Raccoons, squirrels and bats do not originate in a quarter-acre garden. They originate in continuous mature canopy with cover, water and no disturbance, and they then commute into the nearest structure with a soffit return open on it. Houses backing onto any of those parcels are not dealing with an occasional visitor; they are on the edge of a permanent population.
The practical consequence is that eviction alone is a treadmill on these streets. Close the building and the population outside stays exactly as it was, which is the correct outcome; fail to close it and every one-way door fitted just shifts the entry a few feet along the fascia.
Northport Bay, which Centerport Harbor opens into, is assessed by the New York Department of State at approximately 2,370 acres, with depths of 6 to 30 feet below mean low water and a tidal range of about seven feet, its shore described as moderate to dense residential development with extensive boating facilities. Seven feet of tide twice a day immediately below a hamlet on a slope is a great deal of moving air over moving water, and it is the air a low foundation vent draws in all summer.
What work does the hamlet actually generate?
Envelope work first, because the openings are the part that can be permanently changed.
Structural exclusion leads. On the fifth of the stock that predates 1940 that means repointing joints opened by eighty winters, closing the sill line, and making good the rough openings left by windows and doors swapped at dates nobody recorded. On the stepped post-war foundations it means sealing the band joist along both the buried and the exposed elevation, packing and closing penetrations drilled on site, fitting rigid closures at soffit returns, screening gable and roof vents instead of stopping them up, and squaring off the triangle at the garage door jamb. On an exposed slope the specification carries more weight than usual: custom-fabricated 26-gauge galvanised sheet metal cut to each opening, cement and mortar at masonry, Xcluder door sweeps, fill fabric and below-grade barrier, plus copper and stainless mesh, hardware cloth and mechanical fasteners. If what you want first is a written scope for a hillside property, drawn up before anybody prices it, that is exclusion consulting.
Expanding foam is worth naming here because it is the most common thing we find already in the openings on a hillside house, usually at a stepped foundation where the substrate was awkward. Rodents chew through cured foam without difficulty. It reads as finished work on a survey sheet and functions as an open route, and we do not use it in any part of an assembly.
Wildlife management does more work here than 2,327 houses would suggest, for the parkland reasons above. Almost all of it happens above the gutter: soffits, ridge and gable vents, chimney tops. Whether a void holds dependent young decides when it happens, not the diary. Clearing the void is a licensed wildlife partner’s visit; closing it above the gutter is ours.
Ant control here is carpenter ant work, and on a slope the cause usually sits uphill of the damage. A leader emptying onto a terrace above the house for a decade is the fault; the ants are the notification.
Rodent control starts below the house rather than in it — lower levels cut into the hill, garages under living space, and the void behind a retaining wall. Suspected burrowing behind a retaining wall, under a cantilevered deck or beneath a levelled parking apron is what canine rodent detection is for, because on this terrain lifting the wrong slab is an expensive way to guess. Norway rats work the harbor-side service areas rather than the residential streets.
We do not do termite work, and on a terraced hillside that is worth saying early. The conditions an owner worries about are certainly here — seventy years of retaining walls, sleepers and raised beds have carried the grade up against the uphill wall of a great many Centerport houses — but the response Graduate can offer is not a termite program. It is the ant half of the same moisture story. A leader emptying onto a terrace above the house is what softens timber, and softened timber is what a carpenter ant excavates, so ant control and the drainage correction behind it are the useful call. Where the question is simply which insect has been found, the eastern subterranean termite profile answers it.
Wasp and hornet removal peaks in late summer, with bald-faced hornets in the tree line and eastern yellowjackets in wall voids, while carpenter bees find every unpainted rail on a hamlet with this many view decks.
Mosquito management means locating and removing the containers on the property and correcting where water is allowed to stand. We take no ornamental or turf work.
Route 25A’s food premises, the marina trade on the harbor and the hamlet’s single twenty-to-forty-nine-unit building sit inside the commercial program, whose managed-residential arms are co-op and condo pest control and property management pest control. Two proposals for the same hillside will differ mostly in what they leave out, which is the subject of choosing a pest control contractor. Which parts of Centerport do we cover?
All of it, though the conditions change noticeably with height.
The Mill Pond and the Route 25A corridor. Mill Dam Bridge, Centershore Road, Grist Mill Park and Heron Park, the last of which carries a twenty-two-foot great blue heron sculpture by Roberto Bessin, with improvements funded through the town’s EOSPA program, the Centerport Harbor Civic Association and The Laurel Group. This is the lowest ground in the hamlet, the point where everything above it discharges, and where the hamlet’s commercial frontage and food premises sit.
Little Neck and the harbor’s western shore. Full exposure to the bay, salt working at every fixing, and parcels where the fall from road to water is severe.
Prospect Road and the Camp Alvernia frontage. Wooded harbor edge against residential streets, with a seasonal institutional use behind the tree line.
The Vanderbilt slopes above Northport Bay. The steepest residential ground in the hamlet and the longest continuous wooded boundary. Roofline work dominates here.
Centerport Beach, Beach Place and Keith Court. The retrofitted stormwater catchment, the bioswale and the eastern end of the certified shellfish area. Lots at this end have the shortest distance from a cellar floor down to the water.
Adams Street and the eastern sub-watershed. Another of the town’s named drainage retrofits, and the transition toward the Northport boundary.
Stony Hollow Road and the Twin Ponds valley. A freshwater pond system at 10 feet of elevation with a dam at its north end, inside a nature preserve, with houses on the valley sides above it.
Little Neck Road and the high ground toward Greenlawn. Where the slope flattens out, the housing becomes more uniformly post-war and the failure list shifts from foundation to roofline.

Where does a survey start on a lot that falls toward the harbor?
The wet elevation, then the grade line, then the roof, then the parcel behind.
The downhill face before anything else. On a valley wall, one elevation takes the water that the other three shed. Moisture content on that face runs higher than on the other three, and raised moisture content is where a carpenter ant colony settles long before anything shows on the surface. Starting there rather than at the front door saves the second visit.
Where terracing has interrupted the original path. A retaining wall, a patio or a levelled parking apron changes where water goes and how deep it stands behind whatever is holding it. Voids behind retaining walls are a recurring finding here, and they are rodent harborage as often as they are a drainage fault.
The wood-to-soil measurement on both sides. On a stepped foundation these are two different numbers. The uphill side is the one that has usually lost its clearance, and it is usually behind a planting bed. Ten minutes with a trowel at the uphill planting bed answers more than an hour spent anywhere else on the property.
The roofline read from the ground with binoculars. Valley junctions, the cheeks of dormers, soffit returns, gable louvres and the flashing around the chimney. On a hillside, one gable is often approachable from raised ground, which changes which openings actually matter.
Fixings and mesh, everywhere, for corrosion. Salt air shortens the life of light material dramatically. A screen that has corroded away behind a fascia board still shows on the job sheet as closed while functioning as an open door, and nobody goes back to a detail they believe is finished.
The boundary with any wooded parcel. A branch resting on a roof plane is a bridge with no toll on it. Stacked firewood against a wall does two jobs at once, housing a carpenter ant colony and feeding a termite one. An unlifted stump on a wooded boundary is precisely the yard timber Cornell describes as a reservoir.
We will not price exclusion work on a hillside property from a photograph or a phone description, because on this terrain the fault is regularly on a different elevation from the evidence. What carries a fee is the written proposal and plan, because on a property like this the document is the thing being bought, and that fee is credited against the project if it goes ahead.

The company dates from 1983 and has worked Nassau and Suffolk for the whole of that time. Arnold Katz, who founded it, took a B.S. in Entomology at the University of Georgia; he never left the work and is still listed as senior technician and staff entomologist. The firm is now led by his son, Ryan Katz, the second generation. Ryan puts it as a position rather than a tagline: a pest problem is a building problem, and the remedy has to be structural if it is going to hold. Centerport rewards that framing because the causal chain is short and unusually visible. The town has retrofitted drainage into named streets here; the state has attached a rainfall trigger to the harbor; the moraine put the houses on a slope. Water goes where it was never meant to go, timber holds onto it, something locates the soft wood or the failed screen, and the animal is only the last link in a chain that began at a leader, a terrace or a raised bed.

Does Centerport have its own village trustees?
No. The hamlet is unincorporated, which means the Town of Huntington alone holds permitting, property standards and code enforcement, and there is no separate design committee reviewing what goes on the outside of a house. On a job that involves masonry, a below-grade barrier and vent replacement together, that is one process instead of two.
Is there a right point in the year to close a house on this slope?
August and September, before the first cold nights move mice off the wooded parcels and into the nearest structure. Seal in that window and the building simply never recruits a winter population. Roofline work is different: it waits on whether raccoons or bats have dependent young in the void, which is established before a date is offered.
