What is different about a place with no water in it?
Everything about the moisture, which means everything about the insects.
Commack covers 12.0 square miles and the census records all of it as land. There is no harbor, no tidal creek, no pond and no shoreline inside the boundary. Compare that with the North Shore villages a few miles up the road, where a seven-foot tide moves saturated air across the shoreline twice a day and buildings never get a proper chance to dry. None of that applies here. A house in Commack gets wet from precipitation, from its own roof drainage, from irrigation and from whatever the grading around it does with runoff — and nothing else.
That sounds like good news and largely it is. It is also why the failures here are so specific. When a building has one moisture source and that source is entirely under human control, a wet wall is not weather. It is a downspout discharging two feet from a corner, an air conditioning condensate line dripping onto a sill, a raised patio that put concrete above the original grade line, or an irrigation head that has been watering the siding four mornings a week for a decade. Every one of those is fixable, and until it is fixed the insect work is temporary.
The ground beneath contributes. Nassau and Suffolk sit on a sole source aquifer system, and precipitation averaging around 44 inches a year infiltrates through hundreds of feet of closely packed sand, gravel and pebbles down to the Upper Glacial aquifer. On undisturbed soil that means water disappears quickly. On sixty-year-old subdivision ground it means something less tidy: driveways, patios, pool decks, extensions and construction fill have interrupted the infiltration path in thousands of small ways, and water that used to soak away now runs somewhere and stops. The place it stops is usually the lowest point of a paved area against a foundation wall.
There is a third element that gets overlooked. Roughly 74 per cent of Suffolk County remains unsewered, with about 360,000 cesspools and septic systems across the county. Where a Commack property has one, the yard holds a set of buried structures — a tank or ring, its risers, its covers, a distribution box, a leaching field — that no sewered village has. They are not inherently a pest problem. They become one when a cover cracks, a riser settles below grade, or a lateral run creates a permanently damp strip of lawn that ants and termites read as an invitation.
Why does a hamlet built in twelve years fail the same way street after street?
Because it genuinely was built in twelve years, by the same people, to the same details.
The dates are worth setting out because they explain the buildings. Commack was farmland: about thirty farms, from forty or fifty acres up to over two thousand, growing cabbage, potatoes, corn, broccoli and cucumbers. Pickles were a major crop in the 1920s. Then USDA agricultural agents found the golden nematode in the potato fields in the early 1950s and put the growers out of the potato business. Flat, open, well-drained farmland came onto the market in large blocks at exactly the moment post-war housing demand was at its peak.
What followed is one of the sharpest transitions on Long Island. In 1954 Commack had one school, 256 pupils and a total population of under 800. By 1966 it had 17 schools, 11,368 pupils and 38,000 residents. A hamlet of thirty-six thousand people was assembled inside a single decade and a bit.
The housing data records the same event from the other side. Of roughly 11,878 units, about 5,233 — 44.1 per cent — were built between 1960 and 1969, and a further 3,353 — 28.2 per cent — in the 1950s. That is 72.3 per cent of the entire hamlet in two decades, with a median construction year of 1964. Only 133 units, 1.1 per cent, predate 1940. Some 93.3 per cent are detached single-family houses and 93.7 per cent of occupied units are owner-occupied, leaving about 733 rental units in the whole place.
Read that as a building surveyor and it says something useful: the failure modes are shared. When capes, ranches and split-levels go up in the same seasons using the same framing details, the same soffit profile, the same foundation height and the same approach to running services through a wall, they do not develop individual quirks. They develop the same four or five weaknesses, and they develop them at roughly the same age.
Those weaknesses are consistent enough to list.
The band joist. On a 1960s poured foundation the timber floor structure bears on top of the wall, and the joint between the two was almost never sealed. It is a continuous horizontal line running the full perimeter of the house, usually hidden behind siding and above a planting bed. It is the first thing to check for mice and the first thing to check for cold air, because they are the same gap.
The garage junction. An attached garage meets the house at a wall that was framed as an exterior wall and then covered by a structure with a different floor level, a different foundation depth and often a different slab. The junction is a reliable route from an unheated space with an overhead door into the conditioned building.
Field-cut penetrations. Every pipe, cable, dryer vent, hose bib, gas line and later-added air conditioning lineset was cut through the wall on site by whoever was installing it, and packed with whatever came to hand. Sixty years later most of that packing is gone.
Shallow soffits and continuous eaves. The post-war eave detail gives very little depth and relies on a thin soffit board or, later, aluminum panel. Fixings loosen, panels bow at the corners, and a gap opens where the soffit meets the fascia.
Everything added since. Dormers, rear extensions, finished basements, converted garages, replacement windows, added insulation, upgraded services. Each of those meets the original 1960s frame at a seam, and the seam is where work is needed.
Does it matter that Commack sits in two towns?
It matters more than most residents expect, and it is worth settling before any permitted work starts.
Commack is an unincorporated hamlet and census-designated place. It is not a village and it is not a city. It has no mayor, no board of trustees and no architectural review board of its own — and unlike the incorporated villages elsewhere on the North Shore, it does not write its own building code. What makes it unusual is that it is split between the Town of Huntington and the Town of Smithtown, roughly along Townline Road.
For pest work that mostly does not signify, because sealing a band joist or treating a perimeter is not a permitted activity. It starts to signify the moment remediation crosses into construction: replacing rotten sill framing, rebuilding a porch, altering grade with a retaining wall, cutting new vents into a crawlspace, or opening and reclosing a roof to correct a wildlife entry. Two houses on the same street can answer to two different building departments with different submission requirements and different inspectors.
It also shapes the commercial picture. Food premises, shopping centers and service yards along Jericho Turnpike, Commack Road and Veterans Highway are permitted and inspected through whichever town they sit in, which is why an operator with two sites in the hamlet sometimes finds the paperwork is not interchangeable. Anyone specifying work for a business should read choosing a pest control contractor before comparing proposals, and should know what New York’s neighbor notification law requires of a commercial application.
Which pests set the Commack calendar, and when?
The year runs insects in spring and summer, rodents and wildlife from autumn, with a diagnostic window in the cold.
March to June — termite swarms. Eastern subterranean termites swarm from March through June, and Cornell Cooperative Extension’s guidance maps closely onto this stock. Any wood close to or in contact with soil is susceptible; there should be a minimum of three inches of clearance between wood siding or baseboard and soil, and eight inches of clean concrete between baseboard and soil. Sixty years of landscaping has quietly eaten that clearance on a large share of Commack houses — mulch beds raised year after year, borders built up with timber edging, decks whose posts run straight into the ground, and paving laid over the original grade line. Cornell also notes termites favor heat from furnaces, chimneys and hot water pipes, especially in winter, which on a house of this era points straight at the utility corner of the basement. The signs are mud tubes varying in diameter from the size of a wheat straw to wider than a thumb, and discarded wings about a quarter of an inch long at windows.
April to September — carpenter ants. Less dominant here than in the pre-war harbor stock, but very much present on the additions. The Northeastern IPM Center notes carpenter ants prefer hollow, decaying wood because it is easier to excavate and the moisture helps larvae survive, that a popular nest site is an entryway through a damp wooden window or door sill, and that they forage as far as 300 feet from the nest. On a Commack lot the productive places are the deck ledger, the rear extension where an original exterior wall was opened, the converted garage, and any window whose sill has been taking roof runoff since a gutter section failed.
Late May to September — mosquitoes. With no marsh in the hamlet the sources are almost entirely artificial. Suffolk County evaluated catch basins and documented them as problem mosquito breeding sites, with its long-term plan calling for enhanced catch basin larviciding and extensive source reduction to cut upland breeding of amplification and bridge vectors. The county has recorded four deaths and 25 severe neurological illnesses attributable to West Nile virus between 1999 and 2006. Neither the street basin nor the county program is a homeowner’s to manage. The gutter, the pool cover, the tarpaulin over the boat and the saucer under the planter are.
August to November — wasps, then rodents. Wasp and hornet colonies reach peak size in late summer, and on this stock they are in soffit returns, shutter backs, porch ceilings and the void behind a bowed aluminum fascia. Then the temperature drops and mice move indoors. Cornell records that mice produce between 50 and 60 droppings a day and leave sebum marks — an oily brown residue — on pathways they use frequently, which is why an established autumn population is legible within a couple of weeks if you know where to look.
December to February — the best survey conditions of the year. On a cold, still morning the air leaks and the pest entries on a post-war house are the same holes, and you can find a surprising number of them with the back of your hand.
What work does the Commack stock actually need?
In the order this housing generates it, which is not the order a marketing list would put it in.
Structural exclusion is the foundation of everything here, because the defining feature of the stock is repeatability. Once you know where a 1962 ranch leaks, you know where eleven thousand of them leak. The work means closing the band joist line, sealing field-cut service penetrations with materials that will outlast the occupant, fitting rigid closures at soffit and fascia corners, correcting the garage-to-house junction, screening rather than blocking crawlspace and gable vents, and detailing the seams where later additions meet the original frame.
Rodent control follows directly from that. On the residential grid this is house mouse work, seasonal and predictable. Behind the commercial strips it becomes Norway rat work, which is a different problem with a different solution set — refuse handling, drainage and below-grade routes rather than perimeter treatment.
Termite treatment is not a service this firm offers. That is a straight no rather than a hand-off, and it needs saying on a page that has just spent three paragraphs on wood-to-soil clearance. The clearance problem is real across eleven thousand near-identical post-war houses and it is worth correcting on its own terms — but the insect Graduate can do something about in that band joist is the carpenter ant, which turns up on rear additions, deck ledgers and converted garages where an original wall was opened and the flashing improvised. Those runs are ant control work, and the band joist line itself is closed under structural exclusion. Anyone trying to tell a swarmer from a winged ant will get further with the eastern subterranean termite profile than with a product label.
Ant control here splits two ways. Carpenter ants are a moisture signal and get treated as a building fault. Pavement ants and odorous house ants are a different matter entirely — nuisance foragers exploiting slab edges, patio joints and expansion gaps, common on exactly this kind of construction.
Wildlife management matters more than the age of the housing suggests, for reasons covered below. Most of it is gray squirrel work at the roof edge.
Mosquito management is a source-reduction exercise on the property first, and only afterwards a question of material. In a hamlet with no natural water, everything producing is something somebody put there, so the removing is the work. What goes on afterwards, if anything does, is a 25(b) minimum-risk exempt product under category 8, short-lived enough that it could not stand in for the removing even if we wanted it to.
Businesses along the turnpikes run through the commercial program, with food premises specifically covered by restaurant pest control and managed residential buildings by property management pest control.
Why is wildlife a growing problem on sixty-year-old houses?
Because the trees have finally caught up with the buildings.
In 1955 this was open farmland with hedgerows. Every street tree in Commack was planted deliberately, most of them as part of the subdivisions themselves, and a maple or oak planted in 1962 is now sixty-plus years old and considerably taller than the ranch it stands beside. Cornell’s wildlife guidance notes that many pests gain access to roofs via natural bridges — branches touching the building. For the first four decades of this hamlet’s life that bridge did not exist. It exists now, on a large proportion of the lots, and it arrived faster than most owners noticed.
Meanwhile the receiving edge got weaker. Original aluminum soffit and fascia is at or beyond its service life; fixings have backed out, panels have bowed, and the corner where a soffit run meets a gable end is frequently open by half an inch or more. Squirrels do not need to gnaw an opening when one has been provided.
Hoyt Farm Park Preserve adds a genuine habitat block inside the hamlet — 133 acres carrying dogwood, oak and hickory woodland, a restoration apple orchard, open fields and a vernal pond. Properties backing onto that kind of ground, or onto the parkway corridors that cut across Commack, carry noticeably higher wildlife pressure than the interior of a subdivision does. Cornell notes that some species enter buildings at the upper part of the structure while others come in around the foundation, which is why a wildlife survey has to work both ends and not just the one where the noise is.
The correct response is closure, not removal alone. An animal taken out of an attic with the entry left open is a vacancy notice. That is also why the job here splits in two: the removal is licensed nuisance wildlife control, coordinated with partner firms that hold the state credential, and the closure is ours. On sixty-year-old aluminum soffit and fascia the closure is the whole of the difficulty — the roof edge, the vent line and the soffit return properly closed in material that will still be there in fifteen years.
Which parts of Commack do we work in?
All of it, though the profiles are not identical across a hamlet this large.
Commack Corners, around the crossing of Jericho Turnpike and Commack Road, is the original settlement — the little hollow in the gently rolling hills where the hamlet actually began. It holds the surviving pre-subdivision fabric, including the Commack Methodist Church and Cemetery of 1789, described as the oldest Methodist church building in New York State.
The Huntington-side streets, west of Townline Road, and the Smithtown-side streets to the east. Structurally similar, administratively distinct, and worth identifying before any permitted work.
Harned Road and the former Motor Parkway alignment. The historic Long Island Motor Parkway ran through here and its spur to NY 25 became Harned Road. Old road alignments tend to carry old drainage assumptions with them.
The Jericho Turnpike and Veterans Highway corridors. Linear commercial rather than a clustered downtown, which spreads the rodent baseline along the strips instead of concentrating it in one district. A house whose rear boundary meets a shopping center service yard inherits that yard’s baseline, not the hamlet average.
Hoyt Farm and the surrounding subdivisions, where the preserve edge raises the wildlife load.
Vanderbilt Parkway and the southern subdivisions, generally later in the build-out and closer to the expressway corridor.

What does a survey on a post-war house look at first?
Four things, and the pest is not one of them.
The line where the foundation stops and the timber starts. On this stock that line is a band joist above a poured wall, usually behind a hedge, usually below the level anyone looks. Getting a hand on it means moving mulch, and moving mulch is frequently the most productive ten minutes of an inspection. It answers the mouse question and the termite question simultaneously.
Where the roof water actually goes. Not where the gutters are, where the water goes. Follow each downspout to its termination and see whether it discharges into a leader line, onto a splash block, onto a paved surface that slopes back toward the house, or straight onto the border. Then look at the corner nearest each termination for staining, soft trim and ant activity.
Every junction between old work and new. Extensions, dormers, converted garages, finished basements, replacement windows. On a house that has been modified four times over sixty years, the modifications are where the openings are, and they are almost never on the original drawings — which in this hamlet frequently no longer exist anyway.

Reading a building this way takes longer than walking the perimeter with a sprayer, and it produces a different job. It is also why we do not quote exclusion work from a photograph.
