Ant Control in Commack

Commack's original houses are too young and too dry to interest a carpenter ant. Nearly three-quarters of the hamlet went up in the 1950s and 1960s, so a colony here is usually living in something added since: a deck ledger, a rear extension, a converted garage where somebody opened a 1960s wall and improvised the flashing.

Why does a carpenter ant here live in the newest part of the house?

Because the oldest part of the house is dry, and the newest part is where somebody cut a hole in it.

Take the stock at face value first. Commack holds roughly 11,878 housing units at a median construction year of 1964. About 5,233 of them, 44.1 per cent, date from the 1960s and a further 3,353, 28.2 per cent, from the 1950s. Only 133 units in the entire hamlet were standing before 1940. Detached single-family houses make up 93.3 per cent of it.

Now set that against what the insect actually needs. The Northeastern IPM Center’s account is that carpenter ants favor hollow, decayed timber, since rotted wood takes far less work to cut away and the water still held in it keeps larvae from drying out. Penn State Extension sets a threshold on the same point: sound wood sitting below fifteen per cent moisture content does not get infested. That is a fairly severe entry requirement, and a production-built ranch on fast-draining outwash does not meet it. The original framing on this stock is kiln-dried dimensional lumber, erected quickly, closed in immediately, sitting above a poured foundation on ground that sheds water into the aquifer rather than holding it at the surface. Sixty years on, most of it is still at a moisture content no colony can do anything with.

What has changed since is everything bolted onto it.

A 1964 house in this hamlet has, on average, been altered several times. A dormer went in when the third child arrived. The garage was converted. A deck went on the back in 1981 and was replaced in 2004. A family room was added off the kitchen. The basement was finished. Windows were replaced twice. Each of those events opened a wall or a roof plane that had been closed and weathertight, and each was closed again by a different trade in a different decade, usually without a drawing and frequently without the flashing detail the junction actually needed.

That is where the wet wood in Commack is. Not distributed through the building, but concentrated at a small number of seams, each with a date and a contractor behind it. It makes the ant work here unusually tractable, because the search space is short. It also makes it unusually easy to get wrong, because a technician who treats the perimeter of the original house is walking past the only part of the structure that could support a colony.

For the insect itself — how a colony is organized and what it is doing in there — read the carpenter ant profile, and for the treatment logic, ant control. What follows is what this particular hamlet does to buildings.

What did the planted street trees eventually supply?

Parent colony habitat, about four decades late.

This is worth stating carefully because it inverts what people expect. Carpenter ant colonies are usually split: a parent nest holding the queen and the youngest brood, which needs genuinely wet wood, and satellite nests holding older brood and workers, which tolerate much drier conditions. On the North Shore the parent nest is characteristically outdoors in decaying timber, and there is normally plenty of it.

Commack started with none. The land released to subdivision in the 1950s was flat, open, cultivated farm ground, cleared of the oak and hickory that had covered it. Whatever hedgerow timber survived, the residential streets themselves were laid across fields. Every mature tree standing on a Commack street today was planted, most of them as part of the subdivisions, and for the hamlet’s first forty years those trees were young, sound and useless to an insect that requires decay.

They are not young now. A tree planted in 1962 is past sixty, and past sixty is when a suburban shade tree starts producing the things a colony wants: a dead limb left in the crown after a storm, a wound at a pruning cut that never compartmentalised, a heartwood pocket behind an old cavity, a root plate left in the ground after a removal, a stump that was cut flush instead of ground out. Add the accumulated stock of a settled suburb — landscape timbers, a fence line at grade, split logs stacked against the garage since the last long power cut — and the hamlet now offers what it could not offer in 1975.

The practical consequence is a scope change on a wooded street. Where the frass is in the house but the wet timber is marginal, the useful next move is to walk the lot after dark with a flashlight and read the trail outward rather than inward. Workers travel a long way from a nest — the Northeastern IPM Center puts foraging at as far as three hundred feet — and on a quarter-acre grid that radius reaches the neighbors’ trees on both sides and the street planting in front. It is entirely normal here to find the colony’s center of gravity off the property.

Properties backing onto Hoyt Farm Park Preserve are a category of their own. The preserve carries a hundred and thirty-three acres of dogwood, oak and hickory woodland with a vernal pond in it, which is not planted suburban canopy but genuine forest with a genuine deadwood cycle. A house on that edge is not competing with one neglected stump. It is standing next to a permanent supply.

Which retrofits produce the colonies, and in what order do we find them?

Five, and they run in a fairly reliable sequence from most to least common on this stock.

The deck ledger. A deck was added to a large share of these houses, and on the earlier ones the ledger board was bolted flat against the band joist with no flashing over the top of it. Deck boards shed water into the joint; the joint holds it against two faces of framing that never see sun or air. That produces a long, narrow strip of permanently elevated moisture content along the back of the house, hidden behind a structure nobody can inspect without dismantling it. It is the single most productive carpenter ant site on post-war Long Island housing and this hamlet has thousands of them.

The rear extension. Where a family room or an enlarged kitchen was added, the original exterior wall became an interior wall, and the roof of the addition was tied into the existing wall above it. That tie-in is a flashed junction on a low-pitch roof, and low-pitch roofs against walls are where step flashing gets omitted, painted over or reverse-lapped. Water entering there lands on the top plate of the old wall and on the new band joist, in a cavity that is now buried inside the house.

The converted garage. The floor was raised over the original slab, the overhead door was framed out and filled, and the wall between the new room and whatever remains of the garage or the drive was insulated for the first time. The slab beneath is still at ground temperature and still sitting on grade, the new framing is close to it, and the transition at the old door head is a stack of assemblies that were never designed to meet.

The dormer. A shed or gable dormer punched through a 1960s roof introduces cheeks, a small roof plane, a valley on each side and four new flashing joints at roof level. When the cheek flashing fails, the water goes into the framing at the base of the cheek, which sits directly above a ceiling nobody opens.

The finished basement. Less obvious and more common than people think. A stud wall built tight against a foundation wall, with insulation behind it, creates a cavity that cannot dry inward or outward. Add a basement bathroom, a wet bar or a laundry moved downstairs in 1990, and there is a supply line, a waste line and a vent running through framing in a closed, cool, dark space. Satellite colonies do very well in there and produce almost no visible evidence until somebody opens the wall for an unrelated reason.

None of this makes a house unsound. It is simply where a dry, well-built hamlet keeps its water.

Why is there no weather to blame in Commack?

Because there is no water in the place, so every wet board has a cause with a name on it.

Twelve square miles of Commack are recorded by the census and not one acre of it is water. There is no harbor inside the boundary, no tidal creek, no pond and no shoreline. That removes the humidity load that keeps framing damp in the North Shore harbor communities and leaves rainfall, roof drainage and irrigation as the entire supply. Underneath, precipitation infiltrates through hundreds of feet of sand, gravel and pebbles to the Upper Glacial aquifer, so undisturbed ground here drains fast.

Which means that when we find framing at an elevated moisture content in this hamlet in August, it is not the climate. It is one of a short list of installed faults.

A leader discharging within a foot or two of a corner. The commonest finding on the list, and the cheapest to fix. Note that on outwash the water does not pond and announce itself. It soaks straight in beside the footing and keeps the ground and the base of the wall damp with nothing visible on the surface.

An irrigation head throwing at the building. Set when a bed was smaller, or drifted in its arc, and now watering siding, a window well, a garage door jamb or a deck skirt three or four mornings a week from April to October. This is a genuinely large volume of water applied to building fabric on a schedule, and it is invisible unless somebody stands outside while the zone runs.

A condensate line. The air handler produces water all summer and it has to go somewhere. Where the line was run out through the rim and left to drip, it wets one spot on the sill or the siding for the whole cooling season.

Grade that has come up. Patios, walks, pool decks and raised beds poured or built over the original ground line. On a house where the foundation only stood eight inches proud to begin with, one patio pour can bury the sill line entirely.

A septic or cesspool lateral. Roughly seventy-four per cent of Suffolk County is unsewered, with something like 360,000 on-site systems countywide, so a large share of these properties carries buried structures in the yard. A cracked cover, a settled riser or a lateral that keeps one strip of lawn permanently soft holds any stump, timber or post standing in it at a wet condition indefinitely.

Every one of those has an owner and a fix, which is the good news buried in a hamlet with no natural water. Correct them and the timber dries, and dry timber is not habitat.

What are the small ants along the driveway and the slab edge?

Different insects entirely, doing something that says nothing about your framing.

Pavement ants are the usual answer. Small, dark, and associated with hard surfaces — they nest in the granular bedding beneath slabs and enter through the joints. On a Commack lot they have a driveway, an apron, a garage slab, a front walk, a stoop, a patio and a set of steps to choose from. The signature is a small crater of excavated grit pushed up at a joint line, and where you find those you are within a few feet of the nest. Indoors they turn up where a slab meets the foundation, at an expansion joint, or along the bottom of a garage wall. The pavement ant profile carries the identification.

The useful reading of them is not entomological. A trail crossing from a slab into a house means the joint at that slab is open, and an open joint against a foundation is taking water into the ground beside the wall every time it rains. It is the same finding that matters for exclusion work, which is why it belongs in the same survey. That side of it is structural exclusion in Commack.

Odorous house ants are the other candidate, and they arrive in numbers rather than in a line. Their nest sites are shallow and easily flooded: the underside of a stone, a mulch bed, the edge of a slab, a wall void. When one fills with water the colony moves. On fast-draining ground that happens less often than it does on heavy soil, but it happens reliably after a genuinely heavy storm and after an irrigation controller has been left running through a wet week. Crushed, they smell faintly of something spoiled. The odorous house ant profile has the detail.

The critical operational point with this species is negative: do not spray the trail. A multi-queen colony under chemical pressure buds, splitting into fragments that establish in new places, several of them further inside the building than the original. One trail on a counter becomes three trails in three rooms, and the household reasonably concludes that treatment made it worse. It did.

What should you do with a winged insect on the sill in April?

Keep it, and settle what it is before anybody quotes anything.

Spring produces winged reproductives from both of the wood-associated insects in this region, in the same weeks, at the same windows, in weather that suits both. Cornell IPM puts the eastern subterranean termite’s spring emergence between February and May, and Penn State Extension has carpenter ant reproductives coming out on warm days through spring and into early summer. There is no date in the calendar that separates them.

Three features do. The ant is nipped in hard at the middle, its antennae bend at an elbow, and the wing at the front is the longer of the two pairs. The termite is not nipped in anywhere: it runs one width from head to tail, its antennae come straight out as a row of small beads, and its four wings are all the same length and drop off almost at once. Wings alone will answer it. Four that match each other belong to the termite; an obviously unequal set belongs to the ant. Get it right, because the two answers lead to different firms.

Termite treatment is not work Graduate takes on. How do you find a nest in a house that has been altered four times?

By working out the building’s construction sequence first, then following what the colony discards.

Establish the seams. Before anything else, walk the outside and read the house as a set of dated events. Where does the siding change plane or profile? Where is the roof pitch different? Where does a foundation step? Where is the original front door in relation to the current one? On a stock this uniform, the deviations from the standard plan are the alterations, and the alterations are the search space. If the owner remembers when each one went in, that is genuinely useful information and it is worth asking for.

Then look for spoil. Carpenter ants push excavated material out through a slit and it falls straight down, so a drift of coarse pale shavings — stringy rather than powdery, with insect fragments and bits of insulation through it — is pointing vertically at a gallery above it. On this housing the productive places are the ground beneath a deck, the top of the foundation wall inside an unfinished basement, the garage floor against the shared wall, and the flat top of a beam over a converted opening. Sweep a pile away and mark the date; if it comes back inside a week, the gallery above it is being worked now.

Then sound and touch the framing. Drawn along a ledger, a rim or a beam, a tool handle drops from a solid note to a dull one over hollowed timber, and an awl confirms it. A meter over suspect framing is faster than either, because the whole distribution follows water and painted trim can be immaculate and saturated at once.

Then follow traffic after dark. These insects forage at night, so a flashlight at ten in the evening along the deck framing, the garage door jamb, the utility penetrations on the back wall and the base of every mature tree within fifty feet shows routes that are simply not visible in daylight.

Where the evidence genuinely runs out, the honest position is to say which parts of the structure were actually looked at, which were deduced, and what somebody would have to open up to be sure. On a house with four decades of alterations in it, some of the framing is behind finishes that nobody is going to remove for an insect.

Which town signs off the repair that actually ends the job?

One of two, and the answer depends on the street.

This matters because the durable half of a carpenter ant job on this stock is carpentry and drainage rather than treatment. Removing a rotted ledger and rehanging the deck on properly flashed framing, cutting out and replacing a soft section of band joist, re-flashing the tie-in above a rear addition, correcting a grade line that a patio buried — those are the items that decide whether we are back. Some of them need a permit.

The hamlet is unincorporated and writes no code of its own, and the boundary between the Towns of Huntington and Smithtown runs straight through it, roughly along Townline Road. Two houses a few hundred yards apart can therefore file with two different departments, on two different forms, for two different inspectors. For a treatment visit that is irrelevant. For the structural remedy it is the difference between a scheduled job and a stalled one, and it is a ten-minute question to settle before anything is priced.

Where the corrective work is chiefly about closing and detailing the envelope rather than replacing structure, it is scoped as structural exclusion in Commack — the seams that admit water on this housing are largely the same seams that admit everything else, which is why the two surveys are one walk. Which weeks on this ground are worth waiting for?

Compressed at both ends, because sandy outwash warms early and cools fast.

Late March into May. Activity resumes and the first indoor sightings appear. Ants walking a kitchen floor in March, while nothing at all is moving outside, have to be over-wintering somewhere warm, and the only warm place on offer is your building. It is the most informative sighting of the year. Winged reproductives appear in the same window and get reported as termites.

May into June. The best weeks to look at what the winter did. Before the planting fills in, the ledger, the addition tie-in, the dormer cheek and the grade line are all visible from the lawn.

June into August. Peak foraging, maximum spoil production and the best period to locate a nest. It is also the honest test of a moisture finding: framing that a meter still calls damp halfway through a dry August is being fed from somewhere. Night trail-following is at its most productive now.

September into November. The right window for the repairs. Roofing, flashing, ledger replacement, drainage correction and grade work can all be done while the weather still allows it, and the first hard rain of November tells you whether it worked. Foraging tails off, satellite colonies consolidate, and small ants stop being a complaint.

December into February. Diagnostic rather than dormant. On a cold still morning the air leaking out of a 1960s frame marks the same failed junctions that let water in, and a hand along a converted garage wall or a finished basement rim will find them. This is also when frass quietly accumulating in an unheated part of the house finally gets noticed.

Common questions

Our house was built in 1963. Is it not too new to have carpenter ants?

The house is. The addition is not. Carpenter ants need timber that water has already softened, and on this stock the softened timber is almost never original framing — it is the ledger, the dormer cheek, the extension band joist or the converted garage wall, all built later and all built at a seam.

Where did the parent colony come from if this was farmland?

From trees that were planted with the houses. Commack was open ground in the mid-1950s, so every mature tree on a residential street here was put in deliberately and is only now old enough to carry dead limbs, storm wounds and heartwood decay. That habitat did not exist in this hamlet for its first forty years.

There is no creek or harbor here. So where is the water coming from?

From something somebody installed. With no shoreline in the census area, a wet board in Commack is a leader discharging at a corner, an irrigation head throwing at siding, a condensate line dripping onto a sill, a patio poured above the original grade, or a slow leak behind a finished basement wall.

Small ants keep appearing along the edge of the garage slab. Are those the same insect?

No. Those are almost certainly pavement ants working the joint between a slab and the foundation, and they nest in the sand bedding underneath rather than in wood. They are a nuisance and a signal that the joint is open, not a report on the condition of your framing.

We found a winged insect on the sill in April. How do we know what it is?

By the waist and the wings, and it is worth settling before you call anyone. A winged ant is nipped in sharply at the middle with elbowed antennae and a front wing longer than the back one. A termite swarmer runs in one continuous line with straight beaded antennae and four wings of a single length.

Does Graduate treat termites in Commack?

We had them treated last spring and they are back. What was missed?

Usually the water, and occasionally the parent nest. Treatment removes the colony that was present; it does not dry the ledger or replace the section that has already gone soft. If the site is still wet in August it is still available, and on a wooded street there is generally another colony within foraging range of it.
