What does a working harbor do to the buildings around it?
It keeps them wetter for longer than an inland house of the same age and construction, and it does so twice a day.
Northport Bay covers roughly 2,370 acres between Eaton’s Neck and the village, with water depths running from six to thirty feet and a tidal range of about seven feet. That range matters more to a building than the depth does. A seven-foot exchange twice daily moves an enormous volume of saturated air across the shoreline, and the village fabric sits directly in it. Timber does not care whether moisture arrives as rain or as humidity; it responds to the moisture content it reaches and holds.
Layered on top of that is the ground. Northport occupies what the record calls the low, steep hills of the Harbor Hill Moraine, and the practical consequence is that lots fall hard. A parcel running from a street on a ridge down to the water can drop twenty feet across its own length. Water on that kind of slope does not distribute itself politely around a foundation. It arrives at one face, usually the downhill one, with momentum and volume, and it keeps arriving there for as long as the grading stays as it is. This is why so many surveys here produce a lopsided answer: three elevations reading normal, one elevation reading wet, and every piece of insect evidence on the wet one.
The third factor is the village’s own history. Northport was renamed from Great Cow Harbor in 1837 and incorporated in 1894, the first village in the Town of Huntington to do so. By 1874 it carried three ship yards, five sets of marine railways, two hotels and at least six general stores. Buildings from that period were framed by shipwrights and boatbuilders using the materials and joints they knew, and they were built to be worked in rather than lived in comfortably. The joinery is generous, the cavities are large, and the concept of a continuous air barrier did not exist. Trolley rails from the line that ran between 1902 and 1924 are still set into the Main Street surface, which tells you something about how much of the original street construction is still down there governing where water goes.
Why does Northport’s housing profile need two separate approaches?
Because there are effectively two housing markets inside one village, and they fail differently.
The census figures record a median construction year of 1957 across about 3,230 units — a number that sounds like a post-war suburb and describes nothing. The distribution behind it is what matters. Roughly 920 units, 28.5 per cent, were built in 1939 or earlier. A further 285 went up in the 1940s and 584 in the 1950s. The Skidmore House of 1761 still stands. So a median of 1957 is the arithmetic midpoint between a large body of genuinely old frame construction and a large body of post-war construction, with relatively little in between.
The pre-1940 group. These are the buildings that give the village its character and most of its structural pest work. They sit on rubble, fieldstone or early block. The mortar in a stone wall was never a continuous seal and eight or nine decades of freeze-thaw cycling has opened a good proportion of the joints. Above the foundation, the sill plate meets the frame at a junction that settlement has widened. Inside the walls, there is no sheathing membrane in the modern sense and frequently no insulation, so a stud bay runs uninterrupted from the sill to the top plate — a vertical shaft for anything that gets in at grade.
The post-war group. Capes, ranches and split-levels on poured foundations, with shallow soffits and continuous eaves. These do not have the open masonry problem. What they have is a band joist that was never sealed, service penetrations cut in the field and packed with nothing, and sixty years of retrofit sitting on top of an assembly that was not designed to receive it. Added insulation, replacement windows, a finished basement, a rear extension: every one of those meets the original structure at a seam.
About 80.6 per cent of the stock is detached single-family housing and 85.9 per cent is owner-occupied, leaving roughly 433 renter-occupied units concentrated near the village center. That rental share is small but it is not nothing, and it changes who can authorise the work — a point that decides more outcomes than technique does.
What does the architectural review scheme mean in practice?
It shapes what the buildings look like, which in turn shapes where they leak.
Northport runs its own Board of Architectural and Historic Review, and applications for construction, reconstruction, alteration or demolition go through it. The criteria are specific: red common brick, clapboard, shingles and stone are the preferred materials, along with modern equivalents approved by the State Historic Preservation Office. The traditional roofline is described as varied — pitched and shingled, with dormers and gables — in slate, asphalt or wood shingles. Colors run to natural muted tones and white.
Read that as a builder rather than a planner and it is a list of pest pathways.
Varied rooflines mean valleys and intersections. Every dormer cheek meeting a main roof plane makes a valley that concentrates water and debris, and a soffit return at the base of that dormer that is frequently a void with a thin board across it. Gray squirrels find those returns before anyone else does.
Gables mean gable vents, and gable vents on older houses are louvred openings with corroded or absent screening behind them.
Wood and slate shingle roofs move. They expand, they cup, they lose fixings, and the flashing at their intersections was often improvised. Water behind a shingle field goes into sheathing, and sheathing at elevated moisture content is what carpenter ants are looking for.
The review scheme also matters for a reason that sounds like a technicality and is not: it explicitly exempts painting and door and window replacement. That means the openings on a historic Northport house may have been swapped two or three times over the decades with no record of it. Every replacement leaves the old rough opening, the new frame inside it, and a gap between the two packed with whatever the installer had. That gap is the single most productive thing to look at on an old village house, and it is also, conveniently, the thing you are least likely to need a permit to correct.
Which pests set the Northport calendar, and when?
The year has a clear shape here, driven by insects in spring and summer and by rodents and wildlife in autumn.
March to June — the termite window. Eastern subterranean termites swarm from March through June, and Cornell Cooperative Extension’s account of the conditions is directly applicable to this stock: wood close to or in contact with soil is susceptible, a minimum of three inches of clearance between wood siding or baseboard and soil is required, and leaking pipes and dripping faucets sustain the soil moisture the colony depends on. On a shoreline village where grade has built up against old foundations for a century, that three-inch clearance is frequently gone. The evidence to look for is mud tubes, which Cornell describes as varying in diameter from the size of a wheat straw to wider than a person’s thumb, and discarded wings about a quarter of an inch long at windows.
April to September — carpenter ants. The Northeastern IPM Center is clear about why they are here: they prefer to live inside hollow, decaying wood because it is easier to excavate and the moisture helps larvae survive, they favor an entryway through a damp wooden window or door sill, and they will forage as far as three hundred feet from the nest. Three hundred feet is the number that changes how a Northport survey is conducted. On a village lot with mature trees, a stump, a woodpile and a neighboring garden all inside that radius, the parent colony can be entirely off the building while satellite nests sit in the damp sill of a bay window.
May to September — mosquitoes. Northport Bay retains only a few areas of undeveloped salt marsh inside moderate to dense residential development, and Suffolk County’s program treats roughly 4,000 acres of grid-ditched salt marsh across the county while working toward open marsh water management. The county has also identified catch basins as problem breeding sites requiring enhanced larviciding. For a homeowner the relevant point is that neither the marsh nor the basin is yours to fix, but the gutter, the tarpaulin, the boat cover and the planter saucer are.
August to November — wasps and rodents. Wasp and hornet colonies reach their peak size in late summer, in soffit returns and porch ceilings. Then the temperature drops and the mice move. Cornell’s rodent guidance notes that a mouse produces fifty to sixty droppings a day and that rodents leave sebum marks — an oily brown residue — along the pathways they use frequently, which is why an autumn population announces itself within a fortnight.
December to February — the diagnostic season. A cold morning is the best survey condition of the year on a village house. Air leaks and pest entries are the same holes, and on a still, cold day you can find them with your hand.
What work do Northport buildings actually need?
In the order the stock generates it, and with the harbor and the moraine deciding the sequence.
Structural exclusion comes first here rather than second, because a village of old frame houses on falling ground has more openings per building than almost anything else on the North Shore. The work means repointing open masonry joints, closing the sill line, packing and sealing service penetrations, fitting rigid closures to soffit returns, screening gable and roof vents rather than blocking them, and correcting the rough openings around replaced windows and doors.
Ant control is second, and here it is largely carpenter ant work. On this stock the treatment is the smaller half of the job. Correcting the gutter that has been discharging against a corner for a decade is the larger half, and the one that decides whether the ants return the following spring.
Termites are not a service here. A century of grade built up against old foundations has taken away the three inches of clearance Cornell names as the minimum on a large share of the village, and the mud tubes described above are a real thing to find on a Northport cellar wall — but finding them is where Graduate’s involvement stops. The work this stock actually generates is the carpenter ant work already ranked second on this list: nearly a third of the housing predates 1940, the maritime microclimate and a seven-foot tidal range keep hollow decaying wood damp, and foragers will cross three hundred feet of falling ground to reach it. Rodent control is fourth, dominated by house mice in autumn on the residential stock and by Norway rats on and behind the two commercial districts.
Wildlife management matters more here than the housing count suggests, because the roofline the village encourages is the roofline gray squirrels exploit. Getting the squirrel out is a licensed wildlife partner’s visit. The fix is what comes after it — closure at the soffit and vent line, done with material that lasts.
Mosquito management is a source-reduction exercise on the property before it is anything else.
Businesses along Main Street and Fort Salonga Road run through the commercial program, and food premises specifically through restaurant pest control.
Which parts of Northport do we cover?

What does a harbor survey look at that an inland survey does not?
Four things, and none of them are the pest.
The waterline of the moisture, not the location of the insect. On a sloping shoreline lot the useful question is where the building is wet, because that is where the activity will be, whether or not you can see it yet. That means checking the downhill elevation first, checking the corner where the gutter discharges, and checking the point where a patio, terrace or retaining wall has interrupted the original grade. A house that drains properly is a house with a short problem list regardless of its age.
The junction between masonry and timber, at grade. On a nineteenth-century village house this is usually behind a planting bed and below the level anyone looks. It is where rodents enter from grade and where water enters the end grain of the framing above. Getting a hand on it means moving soil, and moving soil is frequently the most useful ten minutes of an inspection.
Outbuildings before the house. Garages, garden stores, boathouses and workshops in a village of this age are where a rodent population lives before it moves indoors. A survey that covers the residence and skips the detached structures is a survey that gets repeated in February.

Reading a building this way is slower than walking the perimeter with a sprayer, and it produces a materially different job. It is also why we will not quote exclusion work on an old village house from a photograph or a phone description.
How does the commercial fabric affect houses behind it?
It sets a floor, and the floor is different depending on which district you sit behind.
A concentrated food-handling strip produces daily waste, refuse storage, loading movements and grease handling, all sitting on drainage that was laid down long before anyone anticipated the current volume. Norway rats frequently enter buildings from below rather than from the street — through deteriorated house traps and broken or disconnected drain lines — and that interior route is invisible from outside and untouched by exterior baiting.
The consequence for a resident two streets from Main Street is that sealing your own building is still the right move, because it is what keeps animals out of your cellar, but expecting sightings in the yard to stop entirely is expecting something no residential contractor can deliver. Population control at that level is a commercial-premises and municipal-drainage question.
Anyone specifying this work for a business should read choosing a pest control contractor before comparing proposals; the documentation standard is where most contracts diverge. What about the apartments above the shops?
They are the least-surveyed buildings in the village and among the most instructive.
A nineteenth-century Main Street building was built with trade at street level and living space above, and it still works that way. The connection between the two is a stair, a chimney chase and — after a century of upgrades — a plumbing riser and a bundle of cables, all passing through floor structures that were never fire-stopped and were certainly never pest-stopped. That is a vertical corridor from a food-handling ground floor to a residential first and second floor, and it does not appear on any floor plan.
The pattern this produces is predictable and it is routinely misread. A tenant upstairs reports German cockroaches or mice and the apartment is treated. The population inside that flat drops, the survivors move along the chase, and the complaint reappears next door or on the floor above within weeks. Nobody has done anything wrong; the treatment simply addressed a compartment rather than a building.
Resolving it means working at the building scale: sealing chase penetrations at every floor level, fitting proper escutcheon plates where supply pipes pass through finishes, closing joist pockets where a floor structure enters a party wall, and correcting refuse handling at the point where the commercial ground floor meets the shared service area. That is an owner or managing agent decision rather than an occupier one, which is why the first useful conversation is usually with whoever holds the freehold rather than with whoever is being bitten.
The same logic applies to the 433-odd renter-occupied units in the village. A tenant can keep a flat clean and still have no access to the cellar, the roof void, the risers or the yard where the actual problem sits. Where the building envelope is the issue, the tenant is not the person who can fix it, and treating as though they are wastes a season.
