Why is the ground here so good for burrowing?
Because it is loose, coarse and, in a great many places, put there by people.
Norway rats are burrowing animals. Given a choice they excavate rather than occupy, and the cost of that excavation is set by the soil. Heavy clay is slow and collapses wet. Compacted glacial till resists. Loose, coarse, free-draining sand is close to ideal: it is quick to dig, it holds a tunnel profile well, it drains so the burrow stays usable in rain, and it is easy to re-excavate after disturbance.
That is exactly what this peninsula is made of. The Harbor Hill Moraine — the terminal moraine of the last glaciation — supplies coarse sandy material as the native ground. On top of that sits a century of human rearrangement. Sand was extracted from the western shore of Hempstead Harbor from 1865 until 1989, on the order of 140 million cubic yards of it, and the excavated ground has since been redeveloped, notably as the Harbor Links golf course opened in 1998. Beyond the mines, building on 270 feet of relief has meant cutting and filling slopes continuously to make level ground.
The practical result is a hamlet where the digging is cheap and the fill is frequently looser than the material it replaced. Burrow systems here get established faster and rebuild faster than they would on tighter ground. It also means the standard advice to “look for burrows against foundations” understates the problem: on this substrate they go into banks, behind retaining walls, under terraces, into the fill beside a driveway cut, and beneath any slab that has a void under one edge.

What does a marina give a rat that a shopping street does not?
Cover that is never disturbed, structure that cannot be sealed, and a food supply with a seasonal rhythm.
Main Street, so named since 1912, runs down to the Town Dock, which opened on Manhasset Bay in 1908. That frontage carries restaurant and marina activity together, sitting on the oldest drainage in the hamlet. A conventional retail block supplies food and some harborage. A working waterfront supplies considerably more.
Bulkheads and riprap. A timber or steel bulkhead has a backfilled face, and the fill behind it is loose by definition. Riprap — the stone armor along a shoreline or a slip — is a permanent void system with stone above it, and it is not going to be excluded, filled or removed. It is the most durable harborage in the hamlet.
Boat cradles, blocking and racks. Stacked timber and steel on hardstanding, with a permanent void under and between everything.
Dock boxes and lockers. Enclosed, sheltered, frequently containing gear and sometimes containing food.
Bait and provisioning. Fish waste at a cleaning station, bait handling, and the ordinary provisioning of boats. This is a genuinely different food stream from restaurant refuse, and it is handled outdoors.
Restaurant frontage with outdoor service. Waterfront dining means outdoor seating decks, which are elevated platforms with a void underneath and food falling into it all summer.
Old drainage. The oldest lines in the hamlet run down to the bay under all of this, and where a lateral has broken or a trap has failed, the interior of a building becomes continuous with the system below it.
That last one is where diagnosis most often goes wrong. A business sees rats, assumes a street problem, places exterior stations, genuinely reduces the outdoor population, and continues to see animals indoors. The finding is beneath the floor. When the answer turns out to be a drainage repair we say so, even though it is a smaller invoice than a service contract. Commercial premises on this frontage run through the commercial program, and food service specifically through restaurant pest control.
What does winter boat storage do between November and April?
It creates several acres of undisturbed harborage at exactly the season when animals are looking for it.
Haul-out on this peninsula concentrates a large number of boats onto hardstanding and into storage buildings for five or six months. Each one sits on a cradle or on blocking, most are covered with shrink wrap or canvas, and many have gear, cushions, lines and stores left aboard.
From an animal’s point of view that is close to perfect. A covered boat is dry, dark, wind-protected and thermally buffered. The cradle beneath it is a void. The blocking is a void. The cover creates an enclosed space with soft material in it. Nothing is opened, moved or inspected between November and April, which is precisely the period when a population would otherwise be under pressure.
The damage is not only harborage. Rodents gnaw, and what they gnaw aboard a stored boat tends to be expensive and safety-relevant: wiring looms, hoses, upholstery, sails and canvas, and insulation. Nesting material gets built into engine spaces. The discovery moment is typically the spring uncovering, by which point it has had a whole winter.
The countermeasures are ordinary and they are mostly about denying the soft parts: everything with food value off the boat before it is covered, cushions and soft goods removed or sealed, lockers left open rather than closed so the space is not dark and enclosed, cover fitted so it does not form a sheltered skirt at deck level, and monitoring around the cradles on a schedule through the winter rather than an inspection in April. Where does a mouse get into a 1950s house on a slope?
At the downhill elevation, where the foundation that is buried at the back is exposed at the front.
The post-war ring here — the census area’s median build year is 1953, with roughly 29 per cent of units from the 1950s and Port Washington North’s Soundview section beginning construction in 1959 — is built on ground that had to be cut and filled to take it. On a hillside lot that produces a specific geometry: the foundation is fully or mostly buried on the uphill side and substantially exposed on the downhill side.
Everything that matters follows from that. The sill line, the utility penetrations, the crawlspace vents and the hose bib that are three feet underground at the back of the house are at knee height at the front. Anyone who walks one elevation of a hillside house and forms a view has seen a fraction of the openings.
The entry list on this construction is repeatable, which is the one convenience it offers:
The sill line at the exposed elevation, particularly where siding has been replaced and the bottom coverage changed.
Sleeved and unsealed utility penetrations. Water, gas, electric, cable, and the annular gap around each. The sleeve was required; sealing it was not.
The attached garage. A door seal that no longer meets the jamb or the slab, a step-down into the house, a sill hidden behind stored goods on three walls, and the utilities gathering there.
Crawlspace vents and access hatches. Screening near salt air corrodes at the cut edges first, and a corroded vent screen is simply an open hole at rodent height.
Dryer and appliance vents with failed or missing dampers.
Where a deck or a terrace meets the wall, and the void beneath it.
The roofline, reached from a limb, a fence, or the higher ground behind the house — which on a hillside lot can put grade close to eaves level at the back.
The house mouse profile covers the animal. The relevant number is a quarter of an inch: that is roughly what a mouse needs, and it is smaller than most of the gaps listed above.
Why does the same block get re-colonised after every excavation?
Because digging out a burrow system relocates it rather than removing it, and on this ground it is rebuilt quickly.
Construction is close to continuous on a peninsula being redeveloped on sloping sites. A rear yard gets cleared. A shed comes out. A retaining wall is rebuilt. A pool goes in. A long-standing planting bed is dug over. Utility work opens the road. Each of those evicts whatever was living in that ground.
The animals do not disperse into the distance. They move to the nearest available shelter, which is typically the building immediately behind the disturbance, or the next bank along. So the sequence a household experiences is: nothing for years, then a fortnight of construction two doors down, then activity in the yard and shortly afterwards in the cellar.
Two practical consequences.
The timing of your own work should follow the excavator, not the sightings. If ground is being opened on the block, the sensible week to have your own penetrations closed is that week.
Re-establishment is fast on loose fill. On tight ground a destroyed burrow system takes a long time to rebuild. Here, the same soil that made the original system cheap makes the replacement cheap. Clearing a burrow system without removing the reasons it was there — the food, the cover, the void — buys weeks rather than seasons.
What does the work look like on the waterfront compared with the hill?
They are two different projects that happen to involve related animals.
On the waterfront it is largely infrastructure and cooperation. Drainage lines checked and repaired. House traps and floor drains confirmed. Refuse handling reorganised so it is not a continuous outdoor food source. Voids under decking and outdoor seating closed or made inspectable. Storage lifted off the ground. Bulkhead and riprap harborage acknowledged as permanent and managed rather than pretended away. And — the part nobody sells — adjacent premises persuaded to act at the same time, because a population supported by an aggregate of several businesses does not respond to one of them working alone.
On the hill it is envelope work on one building, and it genuinely finishes. Survey all four elevations because the exposure changes on each. Reduce the interior population first. Then close: sill line, penetrations, garage, vents, roofline, in materials that cannot be gnawed. Then correct the water and the harborage — firewood off the ground, the void under the deck, the bank behind the retaining wall, the shed with a gap beneath its floor.
The distinction matters commercially because the two get sold to each other constantly. A homeowner on the slope buys a recurring exterior service that should have been a one-off exclusion project. A waterfront business buys an exclusion project when what it needed was a drainage repair and a conversation with the premises next door. What about the apartment buildings and the older village fabric?
They are a real share of this hamlet, and they need a building-level plan rather than a unit-level one.
About 11 per cent of units here sit in buildings of fifty or more, which is a substantial multifamily component for a place that reads as a village. Most of it is not the elevator-and-chase construction of an older suburb — it is post-war garden apartment development and later complexes, much of it low-rise, on slab, with grouped entries, shared laundry, communal refuse handling and grounds maintained under one contract. Manorhaven adds density of a different kind: compact housing on small lots close to the water, with buildings tight to each other and shared or adjacent cellars.
The pathways in that construction are not the ones a high-rise offers, and they are worth naming separately:
Slab edges and expansion joints, where a settled slab has left a void beneath one corner and the void connects to the interior at a penetration.
Grouped service entries. Where supply, waste, gas and cable enter a block together, one poorly finished bank of penetrations serves several units.
Laundry and utility rooms. Warm, damp, continuously occupied by machinery rather than people, with penetrations through walls and floors and lint accumulating as nesting material.
Refuse arrangements. A shared enclosure, a compactor area, or a run of bins on hardstanding, which on this ground has diggable soil at its edges.
Landscaped grounds. Continuous planting beds along building lines, mulch, and low dense cover — burrow habitat with cover, adjacent to a food source, maintained by someone who is not the person receiving the complaints.
The failure pattern is the same one that shows up wherever responsibility is split. Individual units get treated, the complaints stop in those units, and the same building produces new complaints from different addresses a few months later, because nothing about the grounds, the refuse or the penetrations changed. Breaking that means commissioning a survey of the property rather than a response to the complaints, and requiring the report to name locations rather than products. What lives on the roofline here, and is it a rodent job?
Often not, and getting that wrong wastes a season.
The wooded lots at Sands Point, Harbor Acres and the higher ground carry mature canopy against houses, and the hillside geometry adds something unusual: where a house is cut into a bank, the ground behind it can be close to eaves level, so an animal can walk onto a roof rather than climb to it.
Identification is mostly acoustic and it is reliable. Light, fast, intermittent movement after dark inside a wall or above a kitchen ceiling is mice. Heavy, deliberate movement in daylight, concentrated at first light and again in the late afternoon, above a top-floor ceiling — sometimes with the sound of something being rolled — is a gray squirrel. Slow, heavy scrabbling at night in a large void, with vocalisation, is something bigger again.
That distinction changes the job entirely. Attic and soffit work for eastern gray squirrels or raccoons sits under wildlife management, it carries a seasonal constraint — closing an entry in spring or late summer can trap dependent young inside the structure — it puts the removal itself with a licensed wildlife partner rather than with a rodent crew, and it demands roofline repairs that resist a determined animal rather than a small one. Rodent trapping placed in a cellar does nothing about any of it.
The entry list on a roofline here is short and consistent: gable louvers, ridge closure gaps, the junction where a lower roof plane dies into a wall, fascia and drip edge gaps on older cornices, and soffit returns that have softened from a gutter overflowing above them. Cutting back any limb that bears on or overhangs the roof is normally the cheapest single intervention available on the whole property.
What does the evidence look like in sandy ground?
Clearer outdoors than in most markets, and it repays a slow walk.
Burrow entrances. On this soil they are obvious once you are looking: a hole roughly two to three inches across, with a fan of loose spoil pushed out below it, usually at the base of a wall, a bank, a slab edge or dense low cover. An active entrance has a smooth, clean lip, worn by traffic. An abandoned one accumulates litter and cobwebs and its edges soften.
Runs. Rats use the same routes and leave visible paths through grass, ground cover and leaf litter — a beaten line three or four inches wide, often against a wall, a fence or a curb. Following a run in both directions typically finds the burrow at one end and the food at the other.
Spoil color. On placed fill the excavated material is often visibly different from the surface soil around it, which makes fresh digging easy to date.
Rub marks indoors and along hard surfaces, where the oils in the coat leave a dark smear along a route traveled with one flank against a vertical surface. Heavy and glossy means months of traffic; faint means occasional use.
Droppings. Rat droppings are several times longer than a mouse’s and blunt-ended; mouse droppings are small and pointed. Fresh material is dark and slightly yielding, then dulls and hardens, so a mix of ages means the problem is current and a uniformly old scatter suggests it is not.
Gnawing dates itself: fresh work on weathered timber is pale and darkens over weeks.
The test worth knowing for burrows is the loose-blocking check. Push crumpled paper or loose soil into an entrance without compacting it, and look the next day. Reopened means occupied. It costs nothing and it prevents the most common waste of effort in this work, which is treating a burrow system that was abandoned last year.
What ruins all of this is tidying before the survey. A swept cellar and a raked bed have removed the map. Clearing stored goods off the perimeter walls, on the other hand, is genuinely useful and is better done the day before.
What has to happen before anything gets sealed?
Reduction, in the right places, on evidence — and this is the step people want to skip.
Sealing a building with an active population inside does not remove the animals. It removes their route out and concentrates them in the wall voids and under the floors, where anything that dies is difficult to reach and impossible to ignore. So reduction comes first, it is trapping-led in an occupied building, and it is placed where the evidence says the animals already travel.
Cornell’s rodent guidance is worth repeating on this point: rodents, and mice in particular, become accustomed to the objects in their environment and will avoid or ignore devices, and anything placed where they are not already active will not be visited. Placement follows rub marks, droppings and runs. It is not a grid.
After that, the sequence on this peninsula has a specific material clause. Salt air shortens the service life of every closure. Ordinary galvanised cloth corrodes at the cut edges first, plain steel wool rusts and slumps out of the hole, and fasteners back out. Stainless and copper mesh, stainless fasteners, sheet metal, mortar and hydraulic cement are the baseline here rather than an upgrade, and the extra cost is trivial against redoing a perimeter in six years. Cured expanding foam is not a barrier at all — animals chew straight through it, and because it looks like completed work it causes an open route to be recorded as closed.
Then verification, and on a hillside property that means going back after weather: after a heavy rain has shown where water and animals both travel, and after the ground has moved through a freeze-and-thaw cycle.

Common questions
Why are the burrows here so extensive?
Because the digging is easy. The peninsula sits on coarse glacial material and much of the developed ground is placed fill from a century of sand extraction and hillside construction. Loose, well-drained, easily excavated soil lets a burrow system get large quickly and lets it be rebuilt just as quickly after it is disturbed.
What is the difference between an active and an abandoned burrow?
An active entrance is clean and smooth at the lip, with loose spoil fanned outward and often a worn run leading away through vegetation. An abandoned one collects leaf litter and cobwebs and its edges soften. Blocking an entrance loosely and returning the next day settles it — reopened means in use.
We bait the exterior every month and still see rats indoors. Why?
Because exterior work does not reach an interior route. Where a drain line under a cellar floor has cracked, or a house trap has deteriorated or been removed, the inside of the building is connected to the system beneath it and animals arrive from below. That is a plumbing repair, and no amount of exterior service substitutes for it.
Does winter boat storage matter?
It creates a lot of sheltered, undisturbed harborage between haul-out and launch. Boats on cradles under covers, stacked blocking, dock boxes, sail lockers and stored gear all provide cover, and anything left aboard with food value provides the rest. The problem is usually discovered in spring when the covers come off.
Why does a mouse get in at the front of our house but not the back?
Because on a slope the foundation is buried at the uphill side and exposed at the downhill side. The sill line and the utility penetrations that are three feet underground at the back are at knee height at the front. Surveying one elevation of a hillside house misses most of its openings.
They arrived right after the excavation next door. Coincidence?
Almost certainly not. Digging out an established burrow system evicts the animals rather than removing them, and they move to the nearest shelter, which is usually the building behind. The week construction starts on a block is the week to look at your own cellar penetrations, not the week after sightings begin.
Is steel wool a proper closure?
Not near salt air. Ordinary steel wool rusts, loses structure and leaves a stain running down the wall to advertise the failure. Stainless or copper mesh does the same job and survives, and where an opening is structural it wants mortar, hydraulic cement or sheet metal rather than any packing material.
When should the sealing work be booked?
Late summer into early autumn. Mice move toward heated structures as nights cool, so a building closed in September never takes on the winter population. A building closed in January has animals inside it already, which turns one project into two and adds a reduction phase before anything can be shut.
