What does the oldest housing stock on this shore produce?
Roof edges that were detailed by hand, and a great many of them.
Manhasset’s median construction year is 1942 and roughly forty-seven per cent of its housing units were standing before 1940. That is the oldest profile of the North Shore markets in this set, and for wildlife work it means something quite specific. It is not that old houses are weaker. It is that the components an animal exploits on a modern roof — a manufactured soffit panel, a ridge vent with a factory closure strip, a molded gable vent — barely exist here. What exists instead is carpentry: boxed eaves, applied trim, returns, cornices, rake boards and fascia runs that were cut and fitted by somebody on site, eighty or a hundred years ago, and adjusted every time the house was re-roofed since.
Hand-made junctions have two properties that matter. They are individually unpredictable, so a survey cannot work from a catalog of known failures. And they are locally repeated, because the carpenter who built one gable on a house built the other three the same way in the same week.
That second property is the useful one, and Manhasset offers an unusually pure version of it. When a neighborhood is built to a single standard inside a few years, the failure list is not just short — it is the same list on the house next door. Surveying gets faster. Scoping gets more accurate. And the pattern of calls that arrives from one street in one autumn stops looking like coincidence.
The other structural fact worth stating early is the ground. The hamlet sits on the Harbor Hill Moraine at about ninety-five feet, on the major drainage divide in the county, so water here moves rather than stands. That is generally good for a building. It becomes a wildlife issue in one specific way, which the section on water below sets out.
What did the 1927 planting plan grow into?
A continuous elevated corridor, arriving at the roofline of houses that were young when it was planted.
Munsey Park was redrawn by the Olmsted Brothers in 1927, with Edward Clark Whiting as the partner in charge: interior streets planted and bent to the contours instead of driven across them, lots of deliberately mixed size, and through traffic designed out. A hundred and sixty-two houses were finished by 1930, and the interior streets carry the names of American artists. The surrounding villages were laid out on comparable principles at comparable dates.
Whoever drew that plan was thinking about how a street would look in fifty years. It looks superb. It also means the specimen trees standing beside these houses are now approaching a century old, and a tree that was a sapling at the shoulder of a two-story house in 1928 is now well above its ridge.
For a gray squirrel that is not a challenge; it is a route. The animal is not making a spectacular leap from a distant trunk. It is walking a limb that already extends over a roof plane, or crossing a short gap onto a gutter, or using the same branch every day at the same hour. Cutting that route back is genuinely the cheapest single intervention available on most of these properties, and it is also the one an owner most often cannot make alone — on a planned street with village trees and covenanted planting, the limb may not be theirs.
Which is why the closure is the half that can always be controlled. Trees can be discussed. Openings can be shut. And the closure works regardless of how the animal arrived, which is not true in reverse.
There is a related consequence people notice without connecting it. A mature canopy directly over a house loads the gutters every autumn, keeps north roof planes shaded and slow to dry, and drops debris into valleys. That combination is what softens the timber the squirrel then opens — so the trees deliver the animal and, indirectly, prepare the entry.
Why is the eave return the defining opening here?
Because on Colonial Revival stock it appears at four corners of every house and it is a box that was closed from the outside.
The detail is the small boxed triangle where the horizontal eave dies into the sloping rake of a gable end. It exists to make the roof edge look finished. It is built by carrying the soffit and fascia round the corner and stopping them, then closing the resulting void with a piece of board or a formed metal cap. It is above eye level, it faces sideways, and from the driveway it reads as shadow.
Three things follow.
It is a doorway into a cavity, not into a pocket. On a boxed eave, the return opens into the soffit box, and the soffit box runs the length of the elevation. Where the roof structure was never blocked at the wall plate — and on plenty of houses of this age it was not — that box is continuous with the roof space itself. So an animal that opens a return at a corner is not in the corner. It is in the attic.
It is soft before it is open. The return is a horizontal top surface set below a roof edge, which means it catches everything the roof sheds when a gutter overflows. Water sits at the joint between the return cap and the rake board. Ten or twenty seasons of that produces timber a squirrel can work with its incisors rather than having to fight.
It repeats. Four corners on a simple gabled house, more where there are dormers, a garage wing or an ell. They were all built the same way. Closing the one an animal used and leaving the other five is a repair with a fortnight’s life.
The correct closure reaches the framing rather than the skin. Where a rafter tail or the end of a fascia has been eaten away, that timber is replaced before anything is fastened to it, because a closure screwed to soft wood is decoration. Then a custom-fabricated 26-gauge galvanised sheet metal component formed to the profile that is actually there, mechanically fastened, with mesh set behind wherever the assembly has to keep passing air. The closing discipline in general is at structural exclusion in Manhasset; on a wildlife job the gauge goes up because the animal testing it is stronger.
What do the stucco and tile houses offer instead?
A different set of gaps, smaller ones, and a covering that punishes improvisation.
Plandome Heights, built on the former Duke estate, retains a group of Spanish-style houses — white stucco walls under red tile roofs — and comparable assemblies turn up elsewhere among the older stock. They behave nothing like clapboard and boxed eaves.
On a tiled roof the vulnerable points are the ends and the edges. The open end of a tile course at a verge or a hip, where the mortar bedding has weathered out. The junction where a barrel course meets a wall, a chimney or a valley. The gap under a ridge where the bedding has cracked. None of those is a hole anybody would notice, and none needs to be large. The dimensions the state health department treats as worth closing are small enough to make the point: half an inch square, or a slot a quarter inch by two. A mortar bed that has weathered out of a tile end is comfortably past that.
Stucco adds its own problem. Stucco over frame absorbs water and cannot dry outward quickly, so when it cracks at a change of plane, a window head or a parapet, the sheathing behind stays damp while the wall looks perfect from the street. Damp sheathing is soft sheathing, and a soft substrate at a roof edge is where a closure fails and where an animal starts.
The method changes accordingly. A tiled roof will not take casual foot traffic, a drill or a through-fixing without paying for it, so the repair is either a re-bedded course in cement and mortar matched to the original, or a metal component formed to the profile and set in beneath units that are lifted and put back. The improvised versions this market produces constantly — mesh stapled over a course end, sealant run into a bed, expanding foam pushed into the gap — all fail, and foam fails worst. It reads as completed work from the ground, it obstructs the airflow the roof depends on, and a squirrel has it out by the following afternoon. It has no place in this specification anywhere.
Where does the water put the opening?
At whichever corner the original grading and drainage stopped working, which on this ground is rarely the corner anyone expects.
The moraine gives Manhasset fall. Water runs north towards the bay rather than sitting where it lands, and the Olmsted plan for Munsey Park worked with that, curving streets to the contours and shaping lots so the ground shed water sensibly. Ninety years later, a fair proportion of those lots have a terrace, a pool surround, a retaining wall, a raised bed or simply four decades of accumulated planting that has reversed the fall at one point. The house is unchanged. The water now goes somewhere else.
That is a well-understood insect story. Its wildlife version is less often told and it is the same mechanism one stage further on.
Water that ends up concentrated at a corner does not only saturate the ground. It arrives there from above first — an overflowing gutter at an inside corner, a leader that has separated at its shoe, a valley that fills with leaf litter each October and then backs water under the shingle course. The overflow runs over the fascia, into the eave return, and down the rake. It wets the top surfaces of exactly the components discussed above. So the softest timber on the house is directly beneath the drainage fault, and the entry a squirrel eventually makes appears there rather than at random.
The practical consequence is a survey habit. When an entry is found, the question is not only how to close it but what wetted it, and the answer is almost always visible within a few feet — a gutter joint, a mitre that has opened, a leader, a valley, a lifted flashing where a garage roof or an ell meets the main wall. Closing the hole and leaving the water means the timber behind the new closure keeps rotting until something opens it again, which is the difference between doing this once and doing it twice.
Which animal is it, and what is it doing?
Three account for nearly all of it here, and each leaves a different signature.
Eastern gray squirrels are the majority by a wide margin on this stock, for the canopy reasons above. They are active in daylight with a clear peak after first light and another in the afternoon, the movement is busy and directional, and there is often the sound of something being rolled or dragged. Because they gnaw as a matter of physiology rather than intent, an opening too small for them today is simply one they have not finished yet, and they will test a new closure repeatedly and at speed.
Raccoons are less frequent and far more consequential. The sound is heavy, slow and after dark, sometimes with vocalisation carrying through a ceiling. They are strong and dexterous enough to lever a soffit panel, pull back a section of roof edge, open a poorly secured attic hatch above a garage or take a chimney flue as a den site. The damage is proportionate — displaced insulation over broad areas, torn duct, latrine sites that eventually stain through a ceiling.
Big brown bats roost communally in very small high-level gaps, and the first evidence is usually not noise. It is a dark stain at an exit point, an accumulation of droppings on whatever sits directly below it, or a small number of animals emerging at dusk from a consistent spot. Where the evidence points to a roost, the correct next move is to establish the current legal position before touching anything.
Birds in dryer and bathroom terminations turn up regularly and are a small job with a disproportionate fire risk attached, because a nest packed into a duct blocks it completely.
What all of them share is that they are exploiting the same building faults. A roof edge open to a squirrel is open to a house mouse at a fraction of the effort, and mice will follow the same route into the same soffit cavity — which is why the wildlife scope and the rodent control scope on an older house here overlap almost entirely.
Who does the removal, and how do you check the credential?
A licensed nuisance wildlife control operator does the animal, and the license is checkable in about two minutes.
The credential is required wherever money changes hands for handling a nuisance animal, and the statute reaches taking, possessing, transporting and releasing alike. It is examined, and it is renewed annually rather than granted for good. Sitting above it are further authorisations — one for endangered and threatened species, a federal one for migratory birds, and one issued by the regional office covering a schedule of protected mammals and native reptiles. The state maintains a published list of license holders, which means a claim on a leaflet can be verified against the register rather than taken on trust. Almost nobody does it.
There is a second thing worth knowing before anyone buys a trap. There is a published list of animals an owner may deal with directly where property is being damaged, and it is shorter than people assume — chipmunks, mice, moles, voles, woodchucks and the smaller squirrels sit on it. The gray squirrel and the raccoon do not; both need a permit before anyone touches them. Carrying a captured animal off the property is a separate offense again.
Graduate’s half begins where the licensed visit ends. On a Manhasset house it is carpentry first — sound timber where framing has been eaten — then custom-fabricated 26-gauge galvanised sheet metal at the returns, fascia ends and rake junctions, cement and mortar at masonry, ridge and hip bedding, copper and stainless mesh and hardware cloth wherever the assembly must keep breathing, Xcluder fill fabric and door sweeps at openings that have to stay serviceable, and mechanical fasteners throughout.
That is the half most of this market leaves out, and leaving it out is why the same house appears again. A one-way device and an invoice ends this year’s occupancy. It does not change anything about the building, and the surrounding acre is full of squirrels.
Why does the calendar govern the schedule?
Because an exclusion only works if every animal inside can physically leave, and for a substantial part of the year some of them cannot.
Two litters a year is the pattern for gray squirrels here, one at the tail of winter and one as summer ends. Raccoon dens belong to spring. Bats hold a period in which the young are present and cannot fly, and on that the state has written its position down: guidance issued by the Department of Health for children’s camps directs that buildings are not batproofed “during the period from late May to mid-August, to avoid trapping baby bats inside the building”. Federal endangered status for the northern long-eared bat carries into New York law and adds a second layer to it.
Seal an occupied void inside one of those windows and the outcome is not a scheduling embarrassment. It is dependent young dying inside a wall or a boxed eave above an occupied room, with weeks of odor, a secondary insect problem feeding on what is behind the plaster, and — with a raccoon — an adult that will open a second and larger hole trying to get back in. On an older house the void may sit behind applied trim or above a plaster-on-lath ceiling, so reaching it means opening finished fabric.
So the question is asked before anything is booked, and it is asked seriously. Where the answer is that the work waits, that is said plainly along with what the interim looks like: confirming the species and whether young are present, closing every secondary opening so that the entry is reduced to one known location, protecting the interior, and getting the repair scope drawn so the exclusion runs the day the window opens.
Autumn, where the calendar allows it, is the best time to close a building that is currently empty. Seal a roof edge before the nights turn and the building simply never acquires the tenant it would have kept until March.
What has to happen after the animal is out, and who signs it off?
Three pieces of work, and one administrative question that catches people out.
The closure. To specification, at the entry and at every identical detail beside it, in material the species cannot defeat, fastened into sound timber or sound masonry.
Keeping the ventilation. Ridge and hip lines, gable louvres, eave vents and exhaust terminations are all there to move air, and they get metal screening sized and set behind them rather than a closure over the front. Stop one of them doing its job and the animal has been traded for decay in the roof deck.
The clear-out. Insulation that has been compressed or fouled comes away where the extent justifies it, the void is cleaned down and treated, damaged duct and vapor barrier are put back, and any chewed cable is written up for an electrician. Scent-marked material matters as much as the debris does, because a cavity that still smells occupied is an advertisement.
The administrative question is which desk approves any exterior work that goes with it. The hamlet proper has no village government of its own; it answers to the Town of North Hempstead, incorporation having been attempted in the 1940s and again in 2016 without success. Ringed around it, Munsey Park, the three Plandomes, Flower Hill and North Hills each run their own building department. A postal address that says Manhasset does not tell you which applies. Like-for-like repair of an existing roof edge is generally straightforward wherever you are; establishing whose desk it is remains the first step, and it is worth doing before a schedule is promised to anybody.
Then verification, booked rather than intended, after weather and after the first period of real pressure. A new closure gets tested early and hard.

Why do squirrels get into Munsey Park houses so consistently?
Because the houses were built to one standard within a few years of each other and the same detail repeats on all of them. A Colonial Revival gable has boxed eave returns at its corners, and on this stock those returns open into the eave cavity. One weak detail multiplied across a whole neighborhood produces a very predictable pattern of calls.
The tree is the village's, not ours. Does that matter?
It matters to what you can do unilaterally, not to what works. Cutting a limb back from a roof removes the route rather than the animal and is usually the cheapest single measure available, but on a street planted under a 1927 plan the tree may not be yours to cut. Closing the openings works regardless of how the animal arrives.
Does Graduate remove the animal itself?
No. New York requires a nuisance wildlife control operator license of anyone charging a fee to take, possess, transport or release nuisance wildlife, so that visit goes to a partner firm holding it. How do we check that a wildlife firm is actually licensed?
Ask for the license and check it against the state's own published list of holders. The credential runs on an annual cycle rather than being issued once, so a license that was valid when somebody printed a leaflet is not proof of anything today. It is a two-minute check and almost nobody makes it.
Is the noise in our wall a mouse or something bigger?
Weight and hour are the test. Light, fast and intermittent after dark, inside a wall, is usually a mouse. Busy movement above a ceiling in daylight, concentrated around first light and mid-afternoon, is a gray squirrel. Slow, heavy movement at night in a large void is something larger and should not be sealed up on a guess.
Why can't the hole simply be closed when it is found?
Because closing an occupied entry at the wrong point in the year shuts dependent young inside the structure, where they die in a wall or a ceiling that somebody lives under. The state health department blocks batproofing from late May to mid-August for that reason, and squirrels and raccoons carry their own periods.
Do we need permission from the village to repair a roof edge?
It depends on the address rather than on the postal town. Manhasset itself is unincorporated and administered by the Town of North Hempstead, while Munsey Park, the Plandomes, Flower Hill and North Hills are separate incorporated villages with their own building departments. Like- for-like repair is usually straightforward; establishing which desk applies is the first step.
