Which Huntington is the building in?
That is the first question on every one of these calls, and it is not a formality. The town covers eleven hamlets and roughly three hundred and seventy years of continuous building, and the roofline detail that failed depends almost entirely on which of those eras the house belongs to.
Three broad answers cover most of it.
The post-war ring — Huntington Station, South Huntington, the inland streets above Greenlawn, and the subdivided edges of every other hamlet — is capes, ranches and split-levels raised between about 1950 and 1969, with aluminum soffit and fascia, simple gable ends and attached garages. Roughly a third of the housing in the census area went up in the 1950s alone. The failure here is manufactured components at the end of their service life.
The village core and the old hamlet centers hold the pre-1940 fifth of the stock: frame houses with real cornice work, deep eave returns, multiple disused flues and additions bolted onto additions. The Old Town Green and Old Town Hall districts, both listed on the National Register in 1985, mark the oldest concentration. The failure here is at the seams between construction periods.
The wooded high ground and the harbor edge are the two extremes. West Hills carries the largest lots, the heaviest oak canopy and the outbuildings that go with acreage. Halesite sits about twenty-six feet above the water on Huntington Harbor, where salt air shortens the life of every fixing and every screen on the building.
None of that changes what an animal wants. It changes where it finds it, and it changes what has to be fabricated to close the gap afterwards. A survey that starts by asking what the house is and when it was altered gets to the opening far faster than one that starts by walking the perimeter with a flashlight.
What actually gets into attics here, and how do you tell them apart?
Four animals, and on this stock the diagnostic that separates them is available before anyone climbs a ladder.
Eastern gray squirrels are the overwhelming majority. They are active in daylight, with a pronounced peak shortly after first light and a second one in the afternoon, and the sound is busy and directional — running, rolling, dragging. Their incisors never stop growing, so gnawing is not optional behavior for them and a gap that will not admit them today is simply an early stage of one that will.
Raccoons announce themselves by weight. The movement is slow, heavy and deliberate, it happens after dark, and it often comes with vocalisation that carries through a ceiling. On this town’s housing they favor chimneys, attic hatches at the top of an attached garage, and any soffit-to-fascia junction they can get a paw behind.
Southern flying squirrels are the animal most often misidentified here, and the wooded hamlets have the mature oak and hickory they need. They are nocturnal, they are light, they are colonial in winter, and the noise is a short burst of scrabbling followed by a distinct landing thump as an animal glides in. People report them as mice and are surprised by what comes out of the attic. They also sit in a different legal category from a gray squirrel, which matters below.
Big brown bats are the species that takes up residence in roof assemblies here. They need almost no room and they roost in numbers, and what gives them away is generally not sound at all: a dark greasy stain at the exit gap, with droppings piled on whatever sits below it.
Beyond those, birds in bathroom and dryer terminations turn up regularly, and an opossum under a deck or a bulkhead is a ground-level finding rather than a roofline one. The useful habit is to treat the description a resident gives — the hour, the weight, the direction of travel — as the single most informative piece of evidence on the job, because it is.
Why does the post-war soffit line fail the way it does?
Because the assembly was designed to be light, ventilated and quick to fit, and none of those three properties resists an animal.
Aluminum soffit went onto Huntington’s post-war stock in enormous volume, often as a re-clad over the original wood in the 1970s and 1980s rather than at construction. The panel sits in a J-channel at the wall and clips or nails into a receiver at the fascia. It is not fastened along its length, because it was never meant to be structural. It was meant to keep weather off and let air into the roof.
Sixty years of thermal cycling loosens that arrangement in a predictable order. The corner nearest the gable end moves first, because that is where the panel run terminates and where wind pressure concentrates. The fixings back out a few millimeters. The panel develops a lip. A squirrel gets a claw behind the lip and levers, and it does not need to gnaw anything to get in — which is why so many of these entries show no tooth marks at all and get missed on a survey that is looking for gnawing.
The soffit return compounds it. On a cape or a split-level, the boxed triangle where the sloping roof edge dies into the gable wall is frequently open into the roof space from the day it was framed. Nobody sees it, because it is above eye level and reads as shadow from the driveway. From inside the attic on a bright afternoon it reads as daylight.
The repair that fails is the one that simply re-fastens the panel. Re-fixing an aluminum soffit run to a fascia board that has already been chewed puts a light-gauge component back over a soft substrate. What holds is rigid backing behind the panel at the vulnerable ends, custom-fabricated 26-gauge galvanised sheet metal at the levered edge, sound timber where a rafter tail or fascia has been eaten away, and mechanical fasteners into something that will hold a screw. Where the assembly has to keep ventilating — and most of it does — the correct answer is metal screening set behind the opening rather than a closure across it, because a roof deck that stops breathing is a rot problem on a slower timetable.
What is different about the village core and the pre-1940 houses?
The openings are not components. They are joints, and they were made by hand.
A frame house standing in the village since the nineteenth century has been extended, dormered, re-roofed and re-clad several times. Every one of those events produced a junction where new framing met old, and on a building of that age those junctions were closed with whatever the trade of the day used — a lead flashing turned by hand, a board scribed to a curve, a strip of tin. Ninety or a hundred and forty years later some of them are still perfect and some are open by an inch.
The oldest fabric goes further back than that. Early frame construction in this town is cedar shingle laid over hand-framed timber with no sheathing membrane behind it, and the 1816 Whitman farmhouse in West Hills is the surviving public example of the type. A wall built that way has a generous, continuous cavity behind the shingle course. An animal that gets behind a shingle at a corner board or a broken course is not in a pocket; it is in a shaft.
Then there are the flues. A house built to be heated by fireplaces or by a coal stove has more chimneys than it has working appliances, and the disused ones are open shafts from the roof into the building with a ledge at the bottom. A raccoon will take one deliberately. A squirrel falls into one and cannot climb a smooth liner. Capping a flue is one of the genuinely cheap and permanent wildlife measures available on this stock, with two conditions attached: a flue that still serves an appliance must be capped in a way that keeps serving it, and nothing gets capped while something is inside it.
Closing an opening on a house of this age is fabrication rather than fitting. Nothing comes out of a box in the right shape. Sheet metal is cut and formed to the profile that is actually there, mortar is matched to soft old masonry rather than to a hard modern mix, and mesh is set back inside an opening rather than applied across the face of it so that the repair does not announce itself from Park Avenue. That discipline is the same one described under structural exclusion in Huntington; the difference on a wildlife job is the gauge of everything, because a raccoon applies force a mouse cannot.
What does the harbor edge do to work at roof height?
It shortens the service life of the repair, and at roof height nobody goes back to look.
Halesite and the low streets running down to the Mill Dam sit in salt air. Everyone in this trade knows what that does at grade — vent screening corrodes, plain hardware cloth fails at the cut edges, steel wool rusts out and stains the wall. What gets less attention is that the same chemistry is working forty feet up, on the components that keep animals out of a roof.
The screening behind a gable louvre is the clearest example. A decorative or functional louvre at the peak of a gable is backed with mesh, and on a harbor-facing elevation that mesh is the first thing on the building to go. When it does, the louvre stops being a vent and becomes a doorway with trim around it — and because it is at the peak, it is invisible from the ground, invisible from the attic if the space is boarded, and nobody has any reason to inspect it until something is living behind it.
The fixings matter as much as the mesh. A closure held by plated screws on a weather elevation loosens as the fasteners corrode, and a loose closure at height is a closure that an animal will find within a season or two. On the harbor side the specification is stainless or copper mesh and stainless fasteners as the baseline rather than as an upgrade, because the alternative is not a cheaper repair — it is a second removal in five years with a second animal in it.
There is a wind consequence too. Exposure on a harbor elevation drives rain horizontally into the joint between fascia and soffit, into the top of a corner board and behind a cornice molding. A component wetted from its back face gives no sign on its front for years, which is why the softest timber on a harbor house is often behind paint that still looks perfect from the road.
Why does Suffolk County change the bat conversation?
Because this county is where the species that carries the strictest legal protection is actually concentrated, and because the state writes separate guidance for it here.
Two distinct constraints govern bat work, and conflating them causes most of the confusion.
The first is about buildings and about welfare. The state’s own health department has published the window rather than left it to custom. Its camp guidance directs that no batproofing be carried out “during the period from late May to mid-August, to avoid trapping baby bats inside the building” — a maternity period named in plain words by a public agency. Seal a roost inside it and the adults are shut out while flightless pups are shut in, where they die in the roof assembly — which converts a manageable exclusion into weeks of odor through a ceiling and a secondary insect problem feeding on what is behind it. The same document sets out how small the gaps are: openings larger than half an inch square, and long thin slots larger than a quarter inch by two inches, are worth sealing. That is a roof-plane junction, a ridge end, a gap under a coping — not a hole anyone would notice.
The second constraint is about habitat, and Suffolk is at the center of it. The northern long-eared bat carries federal endangered status, which New York’s own Endangered Species Law brings across, and the state’s environmental agency treats Nassau and Suffolk as a special case with guidance written for the two counties alone. The reason is that this is where the species survived. Milder winters here softened the impact of white-nose syndrome, Suffolk holds what the agency describes as the greatest surviving concentration in the state, and federal work has found the animals denser in suitable habitat on this island than anywhere else in their range. The agency also puts the hibernating period here at December through February, which is later and shorter than the window it recommends upstate, and shapes its tree-clearing advice around it.
Those recommendations are about woodland, not about soffits, and it is worth being precise about that rather than blurring the two. But on the wooded hamlets — West Hills, the acreage above Cold Spring Harbor, the older lots around Dix Hills — tree work and roofline work often arrive on the same property in the same season, and the taking down of a mature limb to remove a squirrel bridge is a different question in this county than it is upstate. The current position gets checked with the agency before a program is drawn up. It is not assumed from memory, and it is not assumed from what was true two seasons ago.
Who does the removal, and who closes the building?
Two firms, because New York separates the two activities in statute and because they are genuinely different trades.
Environmental Conservation Law provides that no person may charge a fee to take, possess, transport or release wildlife that has become a nuisance without a nuisance wildlife control operator license from the state’s environmental agency. That license carries its own examination and it runs on its own annual cycle. Layered above it are narrower authorisations: a further license for anything endangered or threatened, a federal permit for migratory birds which the agency notes falls to the homeowner asking for the removal, and a regional depredation permit covering a long schedule of protected mammals and native reptiles.
So the animal half of the job goes to partner firms who hold that credential and do nothing else. Graduate books that visit, builds the program around its date, and takes over the moment the animal is out.
What follows is the reason to call us. On a Huntington property the closure is rarely a single hole. It is a levered soffit run and the three identical runs either side of it, a corroded louvre screen at the gable peak, an open eave return that has been open since 1958, a fascia board with a rafter tail chewed back to nothing behind it, and a flue that has never had a cap. Doing that properly means 26-gauge galvanised sheet metal, fabricated to the profile, wherever an edge can be got at with teeth or a claw; mortar and cement into masonry; Xcluder fill fabric and sweeps at anything that must still open and shut; copper and stainless mesh and hardware cloth across every opening the roof needs for air; and a mechanical fixing behind all of it.
What it never means is foam. A squirrel removes cured expanding foam in minutes and a raccoon takes it out with one paw, and the reason that matters more than it sounds is what happens next: a foamed opening looks finished, gets photographed as finished, and is recorded as closed on somebody’s paperwork. It is then never looked at again. That is the single most common failure on wildlife jobs in this market, and it is why the same attic on the same street generates another call eighteen months later.
What about the outbuildings on the larger lots?
They are usually where the population lives before it reaches the house, and they are usually left out of the scope.
West Hills, the acreage on the Cold Spring Harbor boundary and the older estate-scale lots around the town carry detached garages, pool houses, garden stores, barns converted to storage and stables that have not held a horse in decades. Those buildings share three properties that make them ideal: nobody goes in them daily, they are rarely heated so nobody notices a draft, and their rooflines were built to a lower standard than the house because they were outbuildings.
The practical consequence is a sequencing point rather than a moral one. If a squirrel population is established in a detached garage sixty feet from the house, closing the house is still correct and still worth doing — it is what keeps them out of the roof over the bedrooms. But the pressure on that closure will be continuous, because the source has not moved. A scope that covers the residence and skips the outbuildings is a scope that will be tested hard, and it will be tested from close range.
Where the buildings are worth doing they are usually easier than the house — simpler roofs, accessible eaves, fewer finishes to protect — and the mistake is treating them as optional because they are not living space. On a wooded lot with mature canopy in every direction, they are the reservoir. The approach routes are the other half of that conversation. A limb resting on a roof is a ramp, and taking it back is often the least expensive thing anybody does to the property all year.
What happens after the animals are out?
Four pieces of work, and the last of them is the one proposals leave out.
Close to a specification, not to a hole. The opening is closed in material the species cannot defeat, and every adjacent detail built the same way is reinforced at the same time. If a squirrel came in at one soffit return, the other returns on that house were framed identically and are equally open. Closing one of six buys a fortnight.
Keep the openings that are supposed to be open, open. Ridge vents, gable louvres, soffit vents and exhaust terminations exist to move air. They get correctly sized metal screening from behind. Shut a vent that is doing a job and the animal is replaced by condensation on the underside of the sheathing — a slower fault, a quieter one, and a far more costly one to put right.
Deal with what was left behind. Compressed and fouled insulation comes out where it is significant, the cavity is cleaned and treated, torn duct and vapor barrier are made good, and chewed wiring is flagged for an electrician — which is not our call to make but very much our job to report. Romex sheathing lying across ceiling joists is a soft, chewable substrate in exactly the place a squirrel runs.
Correct the water that made the opening. A squirrel entry on this stock is almost always at a detail that was already soft, and it was soft because water had been getting into it — an overflowing gutter at a corner, a leader discharging against the wall, a lifted flashing at a roof-to-wall junction over a garage or an addition, a fascia that has been wet behind for a decade. Close the hole and leave the water and the timber behind the new closure keeps rotting until something opens it again. That is the difference between doing this once and doing it twice.
Then verification, which is a booked visit rather than an intention. Animals test a new closure hard and they test it early, so a return check after weather and after the first period of real pressure is part of the work.
How does the year run in this town?
Four windows, and only one of them is about convenience.
Late winter and again in late summer are when gray squirrels have young in this region, which puts two stretches on the calendar when an occupied entry cannot simply be shut. Spring is when raccoons den, and a female with a litter above a ceiling will work extremely hard, and destructively, to get back to it — frequently opening a second and larger hole in the process. Late May to mid-August is the batproofing block described above. Early autumn is the best time to close a building that is currently empty, because the roofline is sealed before the animals looking for winter shelter start testing it.
Winter earns its place for a different reason. A cold, still morning turns a roofline into a diagram of its own leaks, and the leaks and the entries are very largely the same list. It is also when a roof space that has held an occupant advertises itself indoors: cluster flies on sunlit glass point at a void that something has been overwintering in.
Waiting is not idleness. During a constrained window there is real work available — confirming the species and whether young are present, mapping and closing every secondary opening so the entry is reduced to one known location, protecting the interior, and having the repair scope drawn and agreed so that the exclusion goes ahead the day the window opens.
