Why does one hamlet run two entirely different ant jobs?
Because Melville is a corporate corridor and a residential hamlet occupying the same twelve square miles, and the two produce colonies in completely different places.
The corridor is the reason for everything. Office development along NY Route 110 grew through the 1960s, and Leviton, Nikon USA, Henry Schein, MSC Industrial Direct, Chyron, Verint Systems and Canon USA are all headquartered on it now, with Newsday and substantial Estée Lauder operations alongside. Canon’s regional headquarters opened there in 2013 — 668,296 square feet of glass, at a reported half a billion dollars, on what had been a pumpkin farm. Around that sit business parks, warehousing, cafeterias and parking fields measured in acres.
The housing is not what sits next door to that in most towns. Detached single-family houses account for only about 59 per cent of roughly 7,489 units. Attached construction — townhouses and condominiums — takes 1,710 of them, 22.8 per cent, and another 960 sit in buildings of five units or more. The biggest single decade is also the most recent: the 2000s put up about 2,054 units on their own, with 556 more arriving between 2010 and 2019, and behind that sits the original suburb of 1,153 houses raised in the 1950s and another 1,103 in the 1960s.
There is no natural water anywhere in it. The census area runs to 12.11 square miles and the water area recorded across all of it is zero, at roughly 135 feet on the south-facing slope below the high ground that rises to Jayne’s Hill a mile away. What rain falls here sinks, and what does not sink runs south across the outwash plain. So every damp timber a colony is using here was made damp by a building fault or by an irrigation controller.
That gives this hamlet an unusually clean diagnosis. The insect is the same one described in the carpenter ant profile and the method is the one under ant control. What changes is the building, and Melville has three of them: a corridor structure, a townhouse row, and a house. They are taken in that order below, because that is the order of the hamlet’s own weight.
Where does a carpenter ant nest in an office building?
At the roof edge, in the courtyard, and in the fit-out — and none of those is visible from the parking field.
The roof edge. A low-slope membrane roof does not sit on concrete alone. It sits on timber blocking at the perimeter, at every parapet, at every curb around a rooftop unit, at every drain sump and at every expansion joint. That blocking is sandwiched between the membrane above it and the coping or edge metal outside it. When a coping joint opens, an edge flashing lifts, or a membrane termination bar loses its seal, water gets into the blocking and has nowhere to go. It runs along the edge rather than down through a ceiling, so it can be soaking for years with nothing appearing on any floor below.
That is as good a carpenter ant site as this hamlet produces. Continuously damp, structurally continuous around an entire building, dark, and undisturbed. Colonies working it turn up as foragers at the top floor, at a perimeter column, or in the ceiling of a corner office, and everybody looks for a kitchen.
The planted courtyard. Corridor buildings carry landscaped courtyards, raised beds against curtain wall, planters over structure and irrigated berms. Where a bed is retained by timber, or a courtyard has a timber bench, screen, pergola or deck in it, there is wood in permanently watered soil against a building. That is a parent-colony site sitting on an amenity deck.
The fit-out. The frame is not the vulnerable part. The timber blocking, nailers, door bucks, casework and millwork installed inside it are. Once water from a roof edge or a wall junction gets to that timber, what turns up looks like an ordinary domestic finding.
The loading and refuse areas, which are where the trailing species work, and which need a different treatment entirely.
Walking the perimeter planting and calling that an inspection covers the one part of a corridor site least likely to hold anything. The program structure that gets a building like this covered properly is described under commercial pest control.
Why does a building between tenants find out late?
Because there is nobody standing in the space when the ceiling starts to stain, and the corridor has a long history of buildings sitting part-empty.
The departures here are as much part of the corridor’s character as the arrivals. Swissair went in 1995. Since then the corridor has lost Olympus America to Pennsylvania in 2006, Gentiva to Atlanta in 2009, Arrow Electronics two years after that, Hain Celestial to Lake Success in 2012, Adecco and Sbarro in 2014, and First Data by 2017. The pattern is older than any of them: the economy had already slowed by 1971, leaving a good deal of what the 1960s built standing empty.
A part-empty building behaves differently from a full one in ways that matter to this work.
Nobody reports anything. A roof leak in an occupied floor produces a call the same week. The same leak over a vacant floor produces a stain on a ceiling tile nobody sees until the space is being shown.
The building keeps running. Heat, cooling and condensate carry on serving a floor with nobody on it, which means the moisture sources keep operating while the reporting stops.
Maintenance moves to the leasing cycle. Roofs, parapets and flashings on a building between tenants tend to get attention when the space is being re-let rather than when they start admitting water. That is a commercially rational decision and it is also several years of wetting.
The grounds contract continues regardless. Irrigation runs, beds get mulched, and the landscape is maintained to a standard that has nothing to do with whether anyone is inside.
The practical instruction for an owner or a managing agent is short. On a building with vacant floors, the roof edge and the courtyard are the two places to inspect on a schedule rather than on a complaint, because the complaint mechanism is not working. And when a floor is finally taken, the fit-out will cut into whatever the last decade has produced.
What does the Maxess Road overlay do to a colony?
It opens a great many wet buildings at once, and everything living in them has to go somewhere.
The Melville Town Center Overlay District was adopted by the Huntington Town Board on 10 December 2024, on a 3–1 vote. It allows as many as 1,500 multifamily units around Maxess Road, with neighborhood retail and pocket parks alongside them, and its stated purpose is to get obsolete office buildings and empty parking fields redeveloped.
Read that as a pest event rather than a planning one and it says something specific. Obsolete office buildings are, by definition, the buildings whose envelopes have been running longest without renewal. Converting or demolishing one means stripping a roof edge, opening parapets, taking out curtain wall and cutting into perimeter blocking that in some cases has been holding water since the 1990s.
Three consequences follow, and none of them is hypothetical.
Colonies get evicted rather than eliminated. Disturbing a nest does not kill it. Carpenter ants relocate a satellite readily, and a colony pushed out of a demolition site moves to the nearest undisturbed structure with a route into it. During a phased redevelopment that is the occupied building on the next parcel.
The trailing species move faster and further. Odorous house ants respond to disturbance by budding, splitting into multiple queen-bearing fragments. A construction site is a large, sustained disturbance across a lot of ground at once.
And the new residential fabric inherits the ground. Landscaped courtyards, planted podium decks and irrigated common areas are exactly the features discussed above, installed new.
The useful response is not alarm. It is timing: neighboring owners are better off having their roof edges, courtyards and ground-floor perimeters looked at while the work is running rather than the summer after it finishes, and new buildings are better off having the planter and roof-edge details specified properly at the drawing stage. Why does a townhouse row have one gutter and six owners?
Because the roof, the gutter, the soffit and the fascia run continuously across the row, and the water does not stop at a party wall.
This is the most useful single fact about ant work on Melville’s attached housing. A row of townhouses is one building. It has one roof plane, or a small number of them, drained by a long gutter with relatively few outlets, discharging into leaders positioned where the elevation allowed rather than where the water is.
Now block one outlet with a season’s leaf load. The gutter fills, and the overflow does not distribute itself politely across every owner’s frontage. It goes to the low point, which is wherever the run pitches to, and it goes there every time it rains. The fascia, the soffit and the rafter tails at that address take the water. Five years later there is softened timber in a boxed soffit at one end of a row, and a colony in it, and the owner of that unit is the one who calls.
Three things follow.
The complaint address is not the fault address. The blockage may be four dwellings away. Treating the unit that reported, and doing nothing about the gutter run, is buying a season.
The soffit is continuous, so the colony’s routes are too. A satellite in a boxed soffit at the end of a row can send workers along the run and drop them into any dwelling under it. Reports from three units and a nest in one is a normal pattern rather than a coincidence.
And the repair is not the owner’s to make. In most declarations the roof, the gutter, the exterior wall and the ground around the building are common elements. An owner can commission an inspection of their own dwelling. Getting the gutter re-pitched, the outlets cleared and the fascia replaced is a board decision. The same logic covers the managed landscape. Irrigation heads on common ground get knocked out of alignment by mowers and snow, and one misaimed head can water a veneer face several mornings a week for twenty years. Nobody living there set that controller.
What is behind the brick veneer on the 2000s stock?
A drainage cavity that only works if it is clear, and on a great many of these houses it is not.
Roughly 2,054 units here went up across the 2000s — more than any other decade produced — and the owners of those houses reasonably assume the problem on this page belongs to older buildings. It does not, because a colony is reading moisture rather than a build date.
Modern masonry veneer is not a waterproof wall. It is a rain screen: the veneer takes the weather, water gets through it, and the assembly is designed to catch that water on a drainage plane behind the brick, run it down, and let it out through weep holes at the base. The system works well when it is built clean and it fails quietly when it is not.
Mortar droppings. Mortar squeezed out of bed joints falls down the cavity during construction and piles up on wall ties and at the base. Where it bridges the cavity, water crosses to the sheathing instead of running down the drainage plane.
Blocked weeps. A weep course packed with mortar, sealed by a later repointing, or buried by a raised bed does not drain. The cavity then holds water at the bottom of the wall, against the sill plate and the bottom plate.
Flashing terminations. Above openings, at shelf angles and at the base of the wall, the flashing has to be turned up behind the drainage plane and out through the veneer. Where it stops short, the water it collects goes inward.
What that produces is wet sheathing and wet bottom plate inside a wall that cannot dry outward, on a house whose owner has never seen a stain. It is a good satellite site and, at the base of the wall, occasionally a parent one.
The rest of the newer stock contributes its own list: attached garages with a sill at slab level, finished lower levels framed against the foundation before anybody looked at it, decks and pergolas built in the last twenty years, and long soffit runs on the attached rows. None of it is a defect. All of it is where to look.
What about the houses that predate the corridor?
They read the way suburban houses read anywhere, and they are the easiest properties in the hamlet to resolve.
The pre-corridor stock runs to about 1,153 houses from the 1950s, 1,103 from the 1960s, and 279 that were already standing in 1939. You find them on Sweet Hollow, along the Old Country Road frontage, out by Round Swamp Road and on the streets climbing north toward West Hills. This is the older hamlet, and it carries the names: the place has been Sunsquams, then Samuel Ketcham’s Valley, then Sweet Hollow, and the Presbyterian church put up in 1829 where Old Country Road meets Sweet Hollow Road was shifted a mile west in 1977.
Structurally these are ordinary post-war houses with six decades of alteration on them, and the ant findings are correspondingly legible.
Additions arrived one at a time. A rear extension, a deck, a sunroom, a converted garage. Each has its own junction with the original wall, and each junction was flashed by whoever was on site that year.
Some part of the basement is usually still bare. That helps. The sill line, the band joist and the inside face of the foundation can still be read with a flashlight, and that is exactly where a colony working out of a wet rim shows itself.
The canopy is heavy at the north end. Streets running toward West Hills County Park have mature trees over them and a wooded edge behind them, which means outdoor parent colonies in stumps, dead limbs and old timber are genuinely likely and the survey should go and look.
Old timber is still down there. Raised beds and edging installed during the seventies and eighties survive on many of these lots, sometimes only a stride from the wall.
The corrections here are cheap and effective: cut the bed back, extend the leader, lift the old timber out, re-flash the addition junction, take the limb off the roof. On a townhouse from 2004 the same findings sit behind a veneer and under a roof somebody else owns.
Which ant is it, and what if it turns out to be a termite?
Four candidates, and the identification decides which of four unrelated jobs you are buying.
Carpenter ants are the large ones with a spread of sizes within a single colony, mainly nocturnal, and the only one telling you about wet structure. The evidence is the spoil pushed out of a gallery — coarse, fibrous, pale, with insect fragments through it, landing directly below the opening. Where it lands is the address.
Odorous house ants appear in numbers after heavy rain, and a sprayed trail splits the colony into several. See odorous house ant. On managed grounds, where mulch beds and irrigation give them ideal shallow nest sites, they are the most common summer complaint.
Pavement ants work the joints of a slab, a walk or a parking apron and leave small craters of grit. See pavement ant.
Pharaoh ants live permanently indoors in heated buildings and bud aggressively if treated with anything repellent, which makes them the species where the wrong first move is genuinely expensive. On a corridor site with continuous heat and food service, they are a real possibility rather than an exotic one — see pharaoh ant.
Then the spring question. Both insects put out winged reproductives in the same weather, in the same weeks, and both end up at the same glazing — which on a curtain-walled office building means a great deal of glazing. On the ant the waist is nipped in, the antennae bend at an elbow, and the forewings overhang the hind pair. On the termite the body is one unbroken shape, the antennae are straight and beaded, and all four wings match. The galleries settle it too: clean and smooth means ants, soil-packed means the other insect. The comparison is at eastern subterranean termite.
Termite work is not something this firm does. If the specimen turns out to be one, we will tell you that plainly and you will need a different contractor for it.
Who authorises what, and when should the work happen?
Different people in three different buildings, and the sequence is what most often goes wrong.
On a corridor building, responsibility is split five ways — owner, managing agent, facilities contractor, landscape contractor, tenant — and the tenant who reports the ants is holding the smallest piece of it. A written specification that names the roof-edge repair, the courtyard timber, the irrigation adjustment, the fit-out access and the treatment separately, with an owner against each item, is worth more on this corridor than any amount of field time.
On attached housing, the association. Inspection of a dwelling is the owner’s to commission. The gutter run, the fascia, the soffit, the veneer, the beds and the irrigation are not.
On a detached house, one decision-maker, which is why those jobs finish fastest.
The order of work does not change across the three. Identify the species, because two of the four get worse if the wrong thing is applied. Locate the nest using spoil, sound and a flashlight after dark rather than a guess. Treat what the colony carries home, or treat a gallery once it is actually located. Correct the water — the coping joint, the gutter outlet, the weep course, the irrigation head, the addition flashing — because that is the item that decides whether anybody is back. Then check, in the same season and again the following spring.
The calendar is straightforward here. March and April: activity resumes, and anything indoors before there is anything to forage on outdoors means a nest inside the heated envelope. May and June: the winged forms, and the identification question. June through August: peak foraging, maximum spoil, and the best window for locating a colony — also the honest month to test whether a roof edge or a wall is still wet rather than merely stained. September and October: the repairs, because a correction made then is tested by autumn rain instead of discovered in April. November through February: quiet outdoors, and continuous indoors in a heated corridor building, where there is no seasonal lull at all.

Can a modern office building really have carpenter ants?
Yes, and the usual location surprises people. A low-slope membrane roof sits on timber blocking at every parapet, curb and drain, and that blocking is invisible from below and from the parking field. Once a coping joint or a membrane termination fails, the blocking stays wet under the roof and a colony has a long, dark, undisturbed run of softened timber.
Nobody has reported a leak. Why would the roof be wet?
Because a roof edge can be soaking without anything appearing indoors. Water tracked into perimeter blocking is held between the membrane above and the parapet outside it, and it runs along the edge rather than down through a ceiling. In a floor that is between tenants there is also nobody in the space to notice a stain if one does appear.
We are one unit in a townhouse row. Why does the whole row matter?
Because the roof, the gutter and the soffit run continuously across several dwellings. One long gutter with few outlets means a blockage sends the overflow to whichever unit sits at the low point, so the wet fascia and the colony end up at an address that did nothing wrong. The repair belongs to the association rather than to that owner.
Our house was built in 2004. Are we not too new for this?
New construction is not pest-proof construction. Behind a brick or stone veneer there is a drainage cavity that only works if it is clear, and mortar droppings across wall ties or a blocked weep course will hold water against the sheathing. That sheathing cannot dry outward, which is the condition a colony is looking for.
Does the landscaping contract have anything to do with it?
A good deal. Managed grounds are watered by a controller nobody living there has seen, and a head knocked out of alignment throws at a wall several mornings a week for years. Beds get topped up every spring until the mulch line has climbed the siding. Both are corrected with a screwdriver and a rake before anything is applied.
What happens to the pests when an office building is converted to apartments?
They move. Opening a roof edge or a wall that has been quietly wet for a decade disturbs whatever is living in it, and colonies relocate to the nearest undisturbed structure — which during a conversion is the occupied building next door. Neighboring properties are worth surveying while the work is running rather than afterwards.
How do I know it is not termites?
By the insect. A carpenter ant has a sharply pinched waist, elbowed antennae and a longer front wing pair; a termite has no waist, straight beaded antennae and four wings of equal length. Galleries help too — carpenter ant workings are clean and smooth, termite workings carry soil. If it is a termite, Graduate does not treat them and will tell you rather than quote.
