Why is an ant problem here a plumbing question before it is a landscaping one?
Because in this hamlet most of the wet wood is inside the building rather than against it.
Start with the ground. The census area sits at about 217 feet with no harbor, no tidal creek and no shoreline inside it, so none of the airborne damp that governs the town’s northern hamlets applies. Summer air here is ordinary summer air. A crawlspace that vents to it is not being humidified by a harbor, and framing on an exposed elevation dries between rains.
Which removes one explanation and leaves the interesting one. Carpenter ants nest in wood that has already been softened, and the Northeastern IPM Center is direct about why: damp, decaying timber is easier to excavate and the moisture keeps the brood alive. So when we find a colony on these streets, something has delivered water to a specific member and kept it there. In a place with no natural water to blame, that delivery is nearly always mechanical.
The list is short and it has an owner every time.
A retrofitted bathroom or kitchen. More on this below, because it is the signature fault of a hamlet where a thousand-odd units sit in converted houses.
A condensate line. Central air arrived here as an aftermarket item on stock built without it, and the drain was routed where it was convenient — through a rim joist, along a joist bay, into a wall.
AN apartment or low-slope addition roof. Rear extensions, enclosed porches and shed-roofed family rooms are everywhere on the post-war belt, and their junction with the original wall is where water gets behind cladding and stays.
A leader that has never been extended. Discharging at the same corner for sixty years, keeping one band joist at an elevated moisture content permanently.
A shower pan or a supply line inside a party wall. In an attached or semi-detached house, the leak is often on the other side of a wall you do not control.
That reordering matters commercially as well as technically. On a property here, the survey time goes into service runs, roof junctions and the alteration history of the building, and comparatively little of it goes into the yard. What does a two-to-four-unit conversion do for a carpenter ant colony?
It installs a permanent damp zone in the middle of a finished wall and gives it to nobody.
About 1,031 units in Huntington Station sit in buildings of two to four units, and most of those buildings were not built that way. They are houses — pre-war and early post-war — that were divided at some point in the last seventy years. Dividing a house is not primarily a partition exercise. It is a plumbing exercise, and the plumbing is where this problem starts.
Think about what has to happen. A second kitchen goes onto a floor that was never plumbed for one, so a supply run and a waste line have to be brought up through a structure with no chase for them. A second bathroom is stacked over a bedroom, or over a kitchen, because that is where the stack could be reached. Drainage is improvised through joists that were notched, bored or sistered by whoever was on site. A washer is put on an upper floor with a pan under it and a drain that terminates optimistically.
Every one of those is a candidate for the slow, small, undramatic leak that never floods anything. A compression fitting weeping into a joist bay. A shower pan that has failed at one corner. A waste line joint that drips only when the tub upstairs drains. None produces a ceiling stain fast enough to be acted on. All of them hold a small area of framing at a moisture content that decay fungi can work with, year after year, inside a closed cavity behind finished surfaces.
That is precisely what a satellite nest requires. Satellites hold workers and older brood rather than eggs, and they will take a warm, dark, undisturbed void with softened timber in it and no traffic through it.
The ownership problem compounds the physics. In a converted house the leak is frequently in the wall between two tenancies, or in a service run serving one unit and passing through another. The occupant who hears water is not the occupant with a hatch. Neither of them holds the deed. Reports go to a managing agent in fragments, and the fault runs on. When we finally open a wall in one of these buildings, the decay is usually a decade old and the ants have been there for several seasons of it.
Why does the person who sees the ants rarely own the water?
Because roughly 2,394 units in the hamlet are rented — 22.1 per cent of the stock, two and a half times the rate of the harbor hamlets — and a tenant cannot fix a building.
This is not a complaint about tenants. It is a scoping fact, and ignoring it is why so much ant work on these streets gets repeated. The person who calls has seen a trail across a bathroom floor. They cannot extend a leader, re-flash a roof-to-wall junction, replace a length of band joist or open a ceiling. What they can do is treat the trail with something from a hardware shop, which removes the workers on the trail and, if the species turns out to be one that buds, distributes the colony further into the building.
So the useful first act is documentation rather than intervention, and it should be specific.
Photograph where the trail leaves the room, not the ants on the floor. The gap behind a baseboard, the seam at a pipe escutcheon, the joint at a window casing. That is the only detail that tells anyone where to look.
Leave any pile of shavings where it lies and photograph it in place. Sweeping it up removes the single best locator available, and it takes weeks to rebuild.
Note the time of day and whether it followed rain or a wet week. Carpenter ants forage mainly at night; a trail that appears after storms points at a different explanation than one that runs every evening in dry weather.
Then report in writing. Say only that there are ants and somebody will be sent to look at ants. Say that large black ants come out of the gap under the sink escutcheon every night, with shavings on the cabinet floor beneath it, and somebody will open the wall behind the sink.

Where does a colony sit in the hamlet’s pre-1940 houses?
In the alterations, more often than in the original fabric.
Around 1,318 units here predate 1940 — 11.6 per cent of about 11,414. That is a genuine layer of nineteenth and early twentieth century frame construction, and the type specimen stands at the Route 110 end of the hamlet: the Walt Whitman Birthplace of 1816, a two-story cedar-shingled farmhouse put up by hand by Walter Whitman Sr, a Quaker carpenter, and a New York State Historic Site since 1957.
Buildings of that construction have hand-cut sills bearing on masonry with nothing between the two, joist ends pocketed into stone, and stud bays that can run without interruption from the sill to the roof. All of that matters. But on this hamlet’s older houses it is rarely the original work that produces the colony, because the original work has had a century to prove itself and has mostly dried and stabilised.
What produces the colony is what was done to the building afterwards.
The re-clad wall. Aluminum or vinyl laid over the original shingle course, terminated at the top and around openings without a way for water to leave. Behind it sits a cavity that admits wind-driven rain at the head and ventilates nowhere.
The enclosed porch. An open porch given walls and a roof, where framing that was designed to get wet and dry now gets wet and cannot.
The dormer punched through a roof plane to make an upstairs bedroom, meeting older rafters at a junction where nothing quite lines up and where a void survives, because closing it would have meant taking more of the roof apart.
The rear extension on its own footing, with a seam against the original wall and a step in the floor structure.
Each of those junctions is a place where two construction eras meet and the flashing was worked out on site. Reading one of these houses means reading its build sequence — what came first, what was added, and where the added work had to improvise. On this stock the nest is at the improvisation almost every time.
There is a preservation dimension too. Cutting into original plaster, or taking off a run of old shingle to get at a gallery, is the owner’s call, made with the evidence in front of them, and not something to be decided on site because a hole happened to be convenient.
What do the post-war streets contribute?
Three specific alterations, repeated across thousands of houses because the houses were the same to start with.
The bulk of the stock is post-war: some 3,039 units raised during the 1950s, a further 2,365 through the 1960s, and 1,173 already up in the 1940s. Capes, ranches and splits on poured foundations, built quickly and modestly, then improved continuously for six decades. The improvements are the problem.
The converted garage. This is the signature finding on the belt south and west of the station. An attached garage becomes a bedroom, an office or a rental unit. The slab sits a step below the house floor and has no vapor break under it. A wall that spent twenty years as an exterior wall is now an interior one, still clad on its far side, with insulation stuffed into a cavity that was never designed to be closed. The header over the old garage door opening is carrying a wall that used to be open, and the framing dropped in below it to fill the opening is field-cut and rarely flashed. Ants find it, and they find it low, which is why the trail so often appears at a baseboard rather than at a ceiling.
The rear addition with a low-slope roof. A family room, a den, a sunroom. The roof runs at a shallow pitch back to the original wall and dies into it. Where that junction was step-flashed and counter-flashed properly it is fine for fifty years. Where it was caulked, it has been failing since the second winter, and the framing that gets wet is the top plate of the original exterior wall, now buried inside the building.
The finished basement. Studwork and board against the foundation, put up in the seventies or eighties over framing nobody inspected first. It covers the band joist, the top of the foundation and the sill — the surfaces where a colony working out of a wet rim would otherwise be visible. On a house with a finished lower level the survey has to work harder outside, and the honest report says which parts of the building were never looked at rather than implying all of it was.
None of these makes a house unsound. They explain why one street can produce a run of near-identical jobs.
Can carpenter ants get into the new buildings around the station?
Yes, and the route is not the one people expect.
There is now a real quantity of new fabric in the middle of an old hamlet. Avalon Bay finished 303 rental apartments in 2013. Gateway Plaza put 66 units over 16,000 square feet of commercial space, Northridge 16 apartments over 6,500 square feet of retail, Country Pointe 76 townhomes and Columbia Terrace 14 condominiums for military veterans. Podium construction, concrete and steel, tight envelopes, recent detailing.
Concrete is not habitat. What is habitat is everything installed against it.
The roof edge. The membrane itself is not the issue. What it is fastened down to at its edges is timber — blocking behind the parapet, nailers under the coping, framing around every curb and drain sump. When a coping joint opens or a termination bar lifts, water gets into that timber and stays, because there is a roof over it and a parapet outside it. It is the single most reliable concealed wet-timber location on a modern apartment-roofed building, and it puts a colony directly above the top-floor apartments.
The planted terrace. A landscaped terrace over structure holds real soil against the building, watered on a schedule, and it is usually retained, decked or benched in timber. That is one of very few places in modern construction where wood and permanently damp soil are put together deliberately.
The fit-out. Door bucks, blocking, nailers, cabinetry and trim are timber inside a non-combustible frame. Once water from either of the above reaches that timber, what you find reads no differently from what you would find in a house.
The trailing species, separately. Small ants in a new building are usually running a service penetration rather than nesting in timber, and the colony is in the chase rather than in anyone’s apartment. Treating the unit that complained reduces what is in it and leaves the source in shared space. That is a building decision, and it sits inside the model described at property management pest control.
The people who need this are the managing agents, because the inspection has to include the roof, the terrace planters, the ground-floor tenancies and the risers — none of which a resident can reach.
Is it a carpenter ant, another ant, or a termite?
Four answers, and they lead to four different pieces of work, one of which we do not do.
Carpenter ants. Large, dark, variable in size within one colony, most active after dark, and the only one of these that is telling you something about wet structure. The evidence is the spoil: coarse pale shavings with insect fragments through them, falling straight down from a slot the colony keeps open. Where you find that, look directly above it.
Pavement ants. The commonest non-carpenter complaint on this street grid, because there is so much hard surface — half a century of commuter parking, aprons, walks and stoops. They nest in the bedding under slabs and leave small craters of grit at joints. The pavement ant profile carries the identification. Indoors they are a nuisance rather than a structural finding.
Odorous house ants, which arrive in numbers after heavy rain when their shallow nests flood, and which respond to a sprayed trail by budding into several separate colonies. See odorous house ant. In a converted house or a mixed-use building, splitting one colony into four is a considerably worse outcome than the original complaint.
Pharaoh ants, which never go outdoors here at all because they cannot survive a winter, and which therefore live permanently in heated multi-unit buildings. The pharaoh ant profile explains why a repellent product is the wrong first move on them.
Then the termite question, which in a hamlet with this much older frame construction comes up every April. Both insects produce winged reproductives in the same weeks and both congregate at the same windows, so a scatter of wings on a sill starts a lot of phone calls. The check takes seconds with a specimen. The ant is nipped in at the waist so sharply that it reads as two objects joined by a thread, its antennae bend at an elbow, and its forewings are the longer pair. The termite has none of that: one continuous outline from head to tail, beaded antennae with no bend in them, and four wings of a single size. If the answer is termite, we will tell you plainly and you will need a different contractor, because termite treatment is not work this firm takes. If it is a carpenter ant, the rest of this page applies.
What does the work actually involve on a mixed-stock property?
Establish the building, locate the nest, treat what gets carried home, then correct the water — and say who owns each item.
Establish the building. Era, alteration history, tenure, and who can authorise what. On a detached owner-occupied cape this takes five minutes. On a converted two-family with a ground-floor tenancy it decides the whole shape of the job, and getting it wrong produces a proposal nobody has the standing to accept.
Locate. Spoil first, because it points upward at a gallery. Then sounding, because a hollowed member changes note under a tool handle. Then trail-following after dark with a flashlight, along baseboards, service runs, the sill line and any limb resting on the building. Then moisture readings on whatever the first three narrowed it to.
Treat what gets carried back. Bait placed on established routes and refreshed as the colony’s preference shifts, or direct treatment into a gallery once it is located. Not a band of residual around a building whose colony is living in a wall two floors up. Where the species is one that buds, nothing repellent goes near the trail.
Correct the water. The retrofitted waste line, the condensate route, the addition roof junction, the leader, the failed shower pan. These are plumbing, roofing and carpentry items, and our proposals here routinely carry them alongside the treatment because without them the site stays as attractive as it was.
Name the owner of each item. On a rented or converted property this is the part that decides whether anything gets done. A written scope that says which items belong to the owner, which to the managing agent and which to a tenancy is a document somebody can act on.

What can you check before anyone arrives, and when does the year turn?
Four checks, and a calendar that runs slightly ahead of the harbor hamlets because there is no cold water beside it.
Run the taps and listen to the walls. In a converted or altered house, ask someone to run the upstairs shower and the washer while you stand in the room below with a flashlight. You are looking for a drip, a stain, a soft spot in a ceiling, or a damp line at a baseboard. That five-minute test finds more of what causes ants here than an hour in the yard.
Look under every horizontal surface at the ground floor. Cellar steps under a beam, the cabinet floor under a sink, the garage where the wall meets the slab, the interior sill of a basement window. Coarse pale shavings are what you want to find and photograph in place.
Walk the outside and watch the roof junctions. Where an addition roof meets the original wall, where a porch roof dies into a wall, where a leader terminates. On this stock those three account for most of the exterior water faults.
Check the party wall if you have one. About 1,316 units in the hamlet are attached. A neighbor’s leak is your framing.
As for the year: activity resumes in late March as buildings warm, and indoor sightings ahead of anything moving outdoors are diagnostic — a colony walking a heated hallway in March is living inside the envelope, not visiting from the yard. April and May put winged reproductives at windows, and with them the question of which insect they are. High summer, June to August, is peak foraging and peak spoil production, which makes high summer the best window for locating a nest even though it is a poor one for reading a building’s water. September and October are the right weeks for the roofing, flashing and plumbing repairs, because a correction made then gets tested by the autumn rain rather than discovered the following spring. From November the colony is quiet indoors, and any ant seen in a heated building in January is telling you exactly where it lives.

Nothing here is near the water. So why would framing be wet?
Because in this hamlet the water usually comes out of a pipe or a roof rather than out of the air. The ground stands at about 217 feet with no harbor or tidal creek in the census area, so the damp framing we find is fed by a retrofitted bathroom, a condensate line, a flat-roofed addition or a leader that has been discharging at the same corner since the house was built.
We rent the top floor of a two-family. Who fixes this?
The owner, because every durable part of the repair is structural. A tenant cannot open a wall, re-flash a roof junction or move a waste line. What a tenant can do is worth a great deal: record the date, the room, the wall the trail comes out of, and any pile of shavings, then put it to the owner or the managing agent in writing rather than by phone.
Why would ants be in a house that was converted to two apartments?
Because the conversion put plumbing where the building never had any. A kitchen added on a floor that was never plumbed, a bathroom stacked over a bedroom, and a waste line cut through a floor structure improvised around it all create small permanent damp zones inside finished walls. Those are close to ideal satellite nest sites and nobody can see them.
There is sawdust on the sill of a new apartment. Is that possible in a new building?
Yes. Concrete and steel are not the vulnerable part; the timber blocking, door bucks, roof-edge nailers and joinery installed inside the frame are. Add a planted terrace holding irrigated soil over structure, often with timber edging in it, and a modern building has the two things a colony needs at the top and at the ground.
We see them along the counter in the evening only. What does that tell you?
That they are foraging, which carpenter ants do mainly after dark, and that the counter is a destination rather than an address. Watch one worker rather than thirty and note where it leaves the room. That exit point, and any coarse shavings beneath it, narrows the search far faster than treating the surface it was walking on.
Could these be termites instead?
They could, and spring is when the two get confused, because both produce winged forms in the same weeks and both end up at the same window. A pinched waist, elbowed antennae and one wing pair longer than the other means a carpenter ant. If the specimen turns out to be a termite, Graduate is not the firm for that work and will say so.
The downtown blocks are not sewered. Does that matter for ants?
Less than it does for rodents, and not nothing. A failing lateral or a saturated leaching area keeps one strip of ground soft through August, which supports outdoor colonies within foraging distance and keeps the base of a wall damp. It is a drainage repair, and it belongs to whoever owns the system rather than to a pest contractor.
Is there a reason so many buildings here have long-standing water faults?
Partly history. The Town's own downtown application describes over fifty years of disinvestment around the station, and fabric that went decades with little spent on it carries roof, flashing and drainage faults that have been running quietly for a long time. Long-running faults produce the deeply decayed timber colonies prefer.
